POLICIES: The Lessee hereby agrees to and will abide by the following; a) the premises is a non-smoking home only, b) No pets are allowed without the written permission of Lessor, c) a maximum of twelve (12) persons, regardless of age, may occupy the premises at any one time, d) check in time is after 3:00 pm on the day of arrival, e) check out time is before 10:00 am on the day of departure, f) upon arrival, Lessee will conduct a full inspection of the house and notify Lessor immediately of any damages or losses noted at that time, failure to do so will result in Lessee being charged for any damage or loss noted by the cleaning staff upon Lesseeâs departure, g) any damages or loss to the house or its contents as a result of Lesseeâs negligence or carelessness will be deducted from the damages deposit, h) a minimum of one adult above the age of thirty (30) must be one of the occupants of the premises , i) The Lessee must be the person over age thirty (30) and must reside at the premises for the entire duration of the term of this rental agreement, j) Subleasing the premises is not permitted, k) Adult supervision must be present on the premises for anyone under the age of eighteen (18), l) No parking at any time on the neighbors side of the shared driveway.
Should the Lessor become aware of any violation of the above policies by the Lessor, the Lessor will have the right to immediate eviction of the Lessee and all persons on the property. Any remaining nights stay will not be refunded and the full deposit will be forfeited to Lessor.
The Lessor hereby agrees that the damages deposit will be refunded within 15 days after the Lesseeâs date of departure, pending any deductions for damages or losses. If damages or losses are noted, the Lessor will contact the Lessee by email or written notice, prior to deducting the amount from the damages deposit to discuss the matter with the Lessee. The damages deposit will be refunded in the form of a check only.
In the event of cancellation, if cancellation is made a minimum of fourteen days (14) days prior to rental date, the deposit will be fully refunded. If cancellation is made a minimum of seven days (7) days prior to rental date, 50% of the deposit will be refunded. In the event of cancellation made within seven (7) days of the rental date, only the $250.00 âdamages depositâ will be refunded. All refunds will be made by company check only.
QUIET HOURS: Lessee and all guests will observe the quiet hours between 11:00 pm and 8:00 am, and keep daytime noise levels to a minimum in respect of the neighboring homes.
INDEMNIFICATIONS: Lessor shall not be liable for any personal or property damage by Lessee from negligent or willful actions or admissions of Lessee, Lesseeâs guests or invitees. Lessee will bring to Lessorâs attention immediately unsafe conditions that they may encounter so that Lessor may correct them immediately. Lessee, in signing this Rental Agreement, assumes all responsibility for personal liability while renting the premises. Lessee is aware that there is no lifeguard on duty for use of the adjacent dock and lake. Use of either is done at Lesseeâs discretion and sole responsibility.
Excellent stay in a wonderful venue. Jon, the host was the best and I would fully recommend this site for anyone looking for a relaxing stay with a beautiful view of Lake Cumberland.
We had a wonderful time. House was everything the host said. The house has everything you need for an easy enjoyable stay. Would definitely stay there again!
The place look old and no one has been renting it before , not very well maintained .
Not very pleasant, no A/C . The balcony was not clean, the furniture needs to be clean and or replaced, had birds droppings, the floor needs to repair .Inside the house it was ok, but no tip sheets on the beds, no kitchen towels to dry dishes.I will not recommend to any other friend .
Great house and fully stocked with anything you need. Jon, was quick to answer and great communicator!! We only spent two days there but no question would enjoy a week at this place. Marina access close and many places to eat.
Had the opportunity to take my 90 year-old grandmother on a trip as she has become quite frail. This house was perfect for us because she was born and raised just down the road in science Hill Kentucky and we got to go see things that were familiar to her. The house was extremely safe and gave her ample things to do, including sitting on the back deck sitting on the front porch or walking up to the road, and looking at the cows across the street in the field. The house was extremely clean, well lit and very safe. There were lots of extra things at the house that we couldâve used, but we didnât including Ralphs water supplies, and all kinds of games and toys for families who may be staying there. This is one of the best equipped And most clean places I have ever stayed at and I traveled the world. Such a blessing to have this time and I really appreciate Jon and his family going out of their way to make sure the property was ready for us. We hope to come back again sometime in the future.5 star!!!
Location was great, we enjoyed our stay! The views from the deck, especially the sunsets were wonderful! The kitchen and bathrooms were loaded with all that we needed, which was a nice surprise! Jon was easy to get a hold of, and responsive to our needs. Thanks!
The property was great. Clean and well maintained. The Jon was awesome. Wonderful communication. This place made our stay at Lake Cumberland worry free.
The home was clean and fully stocked as always and the kitchen is wonderful to make those family meals when you're not going out. The view gets better each year as they clear out more! So sad to leave â€
We enjoyed our time on the lake during the day and appreciated the close access to Burnside marina. We spent every night visiting on the deck and enjoying the view. The home was supplied with many extras and it made packing easy. The owner was very responsive.
Everything was as listed. The view from the deck is amazing. Beds were comfortable and the kitchen well stocked. The dining room table now seats 6. Driveway is steep but being able to use the garage was priceless. Out of the way enough to give you peace and quiet but close enough to everything if you need something quick. We had our boat with us and parking at the top of the hill worked. The ramp launch ramp at the end of the street was very steep. We used burnside State Park, great launch ramp only 5 minutes away.
All the couches went to the floor when we sat down. Old people can not get up from a couch that was worn out 10 years ago so we all had to sit on kitchen chairs.
The commode in the basement was made for a midget. Could not use it!
Will not stay there again.
We had an amazing stay! We were there for a family reunion & this home was in a perfect location to all our cousins! We even hosted the gang on our last night there! The view was amazing! The home is well stocked with plenty of space for everyone. The deck, for me, was the best feature! Great place to drink coffee in the morning & watch the sunset at night! Would definitely recommend the Hoytâs home! They were very responsive to any & all questions!
Our second year here, great clean house just as shown in the pictures! Plenty of room, and everything you need for a fun stay is here. Jon is great with responding and helped us when we left an expensive item there.

We were looking for a new experience to celebrate Fathers Day and weâre pleasantly surprised with the property. The view was perfect with amazing sunsets from the deck. The home was fully stocked with items which was different from all the other rentals we have utilized making it much nicer to not have to pack towels and linen. Jon was a great host when we had some confusion with the initial entry and responded immediately to our questions. I would definitely recommend to others and stay here again myself.
WHEN WE ARRIVED MY WIFE AND I WERE VERY DISSAPPOINTED AND MY WIFE WANTED TO CHECK INTO A HOTEL. UPON ENTRY OF THE HOME IT HAD A SMELLY ODOR, THE WALLS WERE ALL SCUFFED UP WITH BLACK MARKS IN THE KITCHEN, BATHROOM AND BASEMENT, THE WHITE TRIM AND DOORS WERE DIRTY WITH DUST AND IN NEED OF PAINT. THE FRONT DOOR HINGES HAD COBWEBS ON THEM. THE DISH WASHER HAD DISHES IN IT AND CHUNKS OF FOOD ON THE BOTTTOM AND SMELLED TERRIBLE. I CLEANED OUT THE FILTER IN THE BOTTOM OF THE DISHWASHER. THE BATHROOM HAD DIRT AND HAIR ON THE FLOOR AND ON THE BASE TRIM. THE BASEMENT BATHROOM HAD BLACK MOLD IN THE BASE OF SHOWER. WE FOUND A DEAD COACHROACH, AND VARIOUS OF BUGS IN THE BASEMENT. THE POOL TABLE HAD DUCK TAPE IN ALL THE POCKETS AND THE BASEMENT CEILING TILE WAS STAINED AND DIRTY. THE DRYER HAD A LOAD OF TOWELS IN IT. THE BASEMENT FURNITURE WAS DIRTY AND ALL THE DECOR WAS SO DATED. WE WERE EMBARRASSED TO HAVE OUR FAMILY STAY BUT THOUGHT WE WOULD MAKE THE BEST OF IT. SO MY WIFE GOT BUSY CLEANING THE WALLS, SWEEPING THE FLOORS, VACUUMING THE CARPETS, WASHING ALL THE TOWELS AND LINEN... ON SUNDAY MORNING, WE WERE ABLE TO SIT OUT ON THE DECK AND DRINK A CUP OF COFFEE BUT COME MONDAY MORNING IT WAS A DIFFERENT STORY. TWO DOORS DOWN THEY WERE BUILDING A NEW HOME AND FOR THE NEXT 5 DAYS WE HEARD THE SOUNDS OF THE CONSTUCTION. THE OWNERS NEVER GAVE US A HEADS UP. ON FRIDAY, THE NEIGHBORS NEXT DOOR NEIGHBOR WERE ALSO USING LARGE EQUIPMENT TO DO SOME EXCUVADING. NOT OUR IDEA OF A RELAXING VACATION. OVERALL THE OWNERS NEED TO HIRE A RELIABLE CLEANING SERVICE, UPDATE THE FURNITURE DECOR AND THE HAND BOOK. I FEEL LIKE WE SHOULD BE COMPENSATED FOR ALL THE CLEANING WE DID AND ALL THE NOISE WE HAD TO PUT UP WITH. WE HAVE PHOTOS TO SUPPORT OUT COMPLAINTS.
I grew up in Kentucky before moving out of state. My family boated on Lake Cumberland almost every weekend during the summers when I was young. I, my sister and my brother purchased this home together in August of 2015 because of the fond memories we all had growing up on the lake.
I had watched this property for over a year wanting to rent it. It was never available when I had a time that I could get away. i was shocked when I saw the property pop up on Zillow and I recognized it immediately. We own other vacation properties but have always wanted something on Lake Cumberland that we could rent out and also enjoy ourselves. We have made a number of improvements since we purchased the property and since we plan to visit it ourselves, I'm sure more improvements are in the offing.
This home has, without a doubt, one of the best views that I have seen looking at many different properties on Lake Cumberland. The home also has a warm comfortable feel to it. Eventually, once the brush has been clear out and steps added, you will be able to walk down to one of the very few (rocky) beaches on Lake Cumberland.
