This is a great location for access to Wolf Creek Ski Basin - it was only a 20 min drive. Great location right on the San Juan river - it was a beautiful location and a great space, plenty of room.
Loved the neighborhood location and the place had a lot of positives. Was missing some basic stuff like body soap and shampoo but cleaning crew resolved within a day. Enjoyed the hot tub and being on the river. We didn't find the grilling tools but were still able to cook out. Kids enjoyed the foosball table in the garage.
The property was great. We stayed over thanksgiving and had a great time skiing. The hot tub at night was perfect after a long day on the slopes. House was comfortable and clean.
We were very pleased with the property. The guys stepped out the back door to go fishing. Located close enough to town for visiting. Remote enough to be quiet.
We really enjoyed our stay at Little Beaver on the river. The location was perfect for what we wanted, in between Pagosa and Wolf Creek. The river and the house were a great.
Me and my family really enjoyed this home. It was very comfy and the hot tub was awesome. The location was great too. Felt like a little hideaway, but conveniently located near shopping and restaurants. This place had everything we needed to make our stay comfortable and we cannot wait to stay again.

My husband and I took our 3 daughters for a few nights away. The home was comfortable and right on a beautiful river. The area doesn't have cell reception, but a house phone and wifi were both provided so we didn't feel like we were disconnected. The property is very close to Pagosa Springs and made for a quick trip into town if we needed it. It's mentioned in the listing, but make sure you have 4WD if traveling in the winter. We had to help push a neighbor out of the drive in their 2WD minivan!
We very much enjoyed our stay at this location. Being on the river was perfect for us as we loved to sit outside on the deck and have the view and sound of the river in the back ground. Hot tub being out on the deck was great as well. I will tell you that the pics do not do this property justice. The house is nicely set up and decorated, the deck and amenities are what you should expect in a place like this. And we were impressed. The second floor living space worked out great as well as we had teenagers with us. Would definitely rent this property again and come back with a bigger crew. Maybe this winter....

Pros:
Location! This cabin was in the exact location that we wanted, our primary reason for booking, a 10 minute drive to DT PS. Itâs right on the river and our kids loved it. We come to PS every year for the 4th of July with friends and our group has grown so we booked our own cabin this year in the neighborhood. The master bed/bath look to have been renovated in the last few years and have nice fixtures/finishes.
Cons:
While itâs clean, it does not feel maintained. There were many small repairs needed. The faucet on the downstairs bathtub is loose, the bathroom window upstairs does not stay open and there is no vent, the door to one upstairs bedroom does not stay closed and the door to the other has a broken handle and gets stuck. We have a small child so it was an issue for us trying to go in and out of the room quietly without waking her. There is no AC. It was not advertised as having AC so that is fine, but with the window not staying open in one room and screens being broken in others, it made it difficult to get cool. The kitchen is pretty small which made cooking difficult. It is stocked but the pots and pans were old, rusted and the nonstick completely gone. Dishes and supplies seemed like maybe they were salvaged, very old. The entrance area smelled like smoke, the rest of the place did not but it was a turn off.
I would stay here again, but not for the price. Needs updating to be competitive.
My family of 5 stayed in Little Beaver after Christmas (27th) through the New Year, and absolutely LOVED this house! The location was so quiet and seriously like a Hallmark card. The entrance to the subdivision is easy to miss, but the drive is full of individual houses that are bustling with their own story. The house itself was laid out well. The fire place does a fantastic job of keeping the house warm in cold weather. ** note to potential renters....do NOT put ski boots on the ledge in front of the fireplace. It gets HOT! ** We had to buy 2 pair of boots due to the tongues melting after only 1-2 hours. The hot tub was a FABULOUS way to recover after a long day(s) worth of skiing!! The stars are to die for, so brush up on your constellations before you come! The house is well equipped with spices, pans, new oven, and new refrigerator. The only challenge was fitting big dishes into a small dishwasher, but you figure it out. Afterall, a dishwasher is MUCH better than NO dishwasher. :-) Rachel is a FANTASTIC owner, who quickly responds to any questions you might have, and Tessie (the person who cleans the house) is fantastic too-SO friendly! I would DEFINITELY recommend this house to anyone looking for a great way to take in the scenery, yet come back to enjoy the memories as a family. A definite MUST DO!! Thanks Rachel! The location was excellent. Home was very clean and size was as described. It was a nice home, but for the price and size of home, I would have expected the home to be a little more on the perfect side. Nothing that we couldn't live with and enjoy our stay, but wish the price was more aligned with the overall condition. There were a few issues. The entry door would not latch easily and based on door condition you could see it had been an issue before. The downstairs toilet was not not fully filling with water until I fixed it. One of the upstairs rooms doors did not close or open correctly. The living room ceiling fan and lite remote was not working until I figured out the issue and fixed it. The downstairs bedroom heater stopped working. There was bugs in the house, one particular type of bug that we kept finding all over the house. One of the stove knobs would fall off. The pots and pans options could have been better. Furniture was a little date as was the AV system. All those things were nuisance, but nothing major.
So the reason for only 3 stars is that I feel that the price/rate would deserve a place without so many little issues. Overall, it was a comfortable and nice stay.
Beautiful house, amazing views and great location!
We had such a wonderful stay at this house. There was plenty of room for our family of four and then some. The views were of the San Juan River while hanging out in the hot tub were fabulous. The house is very cozy in a nice quiet neighborhood off of the main highway - so no noise. Beds were comfortable. Kitchen well stocked. My only issue, which wasn't a big one, was that the doors to the master bath are barn doors that don't lock but that wasn't big at all. Loved loved this place and would definitely stay there again.
This home was wonderful, plenty of space for our group of 5. Lovely deck to enjoy morning coffee and meals outside. The Village area was nice for walks and kids enjoyed the river. We were visited by some deer in the evenings.
Good location close to Pagosa and plenty of things to see. We would select this location again, just not during a heatwave.
We had a great stay at this property. It was just as it was advertised. Soaking in the hot tub at night with the sound of the river in the background was amazing! We would definitely stay here again!

This home is located only 12 miles from Wolf Creek! Ski and return back to Little Beaver to soak in the brand new hot tub. Also, this is one of the only homes located directly on the San Juan River! The sound of the river will welcome you in the morning and relax you as the sun goes down.
