Best place in Newport

The house is on the 2nd and 3rd floors. Each room has an ac unit. The bedding was soft and pillows are down. The kitchen has almost everything you need. She even provided a cooler we were able to use sailing this week. The location is central to everything and is pedestrian friendly. The decor is stunning. It’s very coastal and tasteful. I hesitate to rant and rave on this property for fear it becomes too popular. We loved it.

Owner is not honest

We arrived to find the kitchen covered in ants and ant bait stations everywhere. We had our 2 year old service dog with us and owner kept our deposit saying the dog damaged the home. She has not responded to 5 of my emails when I asked for documentation of the so called damages. I have filed a complaint with VRBO but have not heard back yet. We have rented several times on VRBO and have recieved 4 and 5 star ratings from owners. This will probably be the last time if I don't receive my deposit back in full.

I am disappointed that Desmond felt this way. Newport can get ants in the summer due to dry ground and we had 2 ant traps in the kitchen and a professional service who took action. Any damage is always documented and I dont personally hold onto the deposit, VRBO does. Any complaints are handled through VRBO giving both sides a chance to document and have a say. I have had 2 issues in 20 years which says something about my guests and about the house that we run.

Many Issues

We reserved this rental for our family of 7 adults and two children. We chose this rental because of the owner’s description and past renter reviews. Unfortunately, our stay was laden with troubles. - No arrival instructions were provided. The owner was aware that an automated email had not been going out this year but did not make any attempt to provide these via email, text, or phone. - The couches and throw pillows had stains and clearly had not been cleaned in some time. I wouldn’t let my children touch any of them. - The kitchen tiles were unattached from the floor. - Despite three conversations with the owner arranging sheets and towels prior to our arrival, no sheets or towels were provided. When towels were provided, they didn't provide enough for the confirmed number of guests. - During our visit we had the following issues: the toilet would not flush (her husband came to fix it), the fridge leaked creating a puddle of water in the kitchen, the TV had no remote (the husband went out and bought one) and the tv had no stand so it was leaning up against the wall (a hazard), the drawers of the tv cabinet were falling down (the husband noted how terrible it was). - Most notably, there was rain during our stay so the ceiling in the hallway began to collapse leaving water and plaster down the stairs and throughout the hallway. We cleaned this up ourselves… All of these issues were reported to the owner and sadly she shared these were things she was aware of before our stay. Although, her description of the house was that it was “quality”, the house was very poorly maintained. When we complained on the last day about our stay, she did not acknowledge how poor our experience was at first, but instead sent photos of a comp that what we could have rented for the same price. That was the icing on the cake. Another rental at a similar price her previous tenant thought was in bad shape doesn’t make her rental in poor shape acceptable. The only positive I can share with future renters is that the owner was responsive to texts and ultimately refunded our cleaning fee.

Thank you for your feedback. All our decorative pillows are inspected after each tenant and taken away if there are any marks. We did have an unexpected leak that as you can see, we quickly had taken care of and I was apologetic even leaving a bottle of wine for the inconvenience. The TV was hung on the wall and was not a hazard to anyone, a style she did not appreciate. We did try and make her happy, a very interesting task, and I offered any cleaning fees back due to her having to pick up after the leak before the 15 minutes it took me to get there. We try our best and yes, there was an unexpected leak as happens in a property that was built in 1896. We apologized and compensated her and at the time she kept saying it was alright. As you can see by her explanation, we are there then things are not satisfactory as our goal is to have all guests happy.

Amazing property and property manager!!

We were in Newport with a group of 10 friends for Labor day weekend and this was the prefect house for us! Everything was clean and accommodating for our larger group. In addition, when we checked out, Sondra helped us store our luggage for half the day while we waited for our train. We will definitely be coming back next year!

This was such a cute quaint place right in the middle of Newport. It was perfect for what we needed.

Sondra was so great. Very responsive and so pleasant. She answered any question we had. I went on a trip with my sister, her family and my best friend w her family for my 40th birthday. It was perfect!!

Enjoyable vacation in Newport!

The location was excellent with easy access to everything we wanted to see. Accomodations were good except for the stairs which were a problem for a couple of us. 3 bedrooms on the second floor were fine but the other 2 on the third floor with a narrow, steep staircase were a problem. Thoroughly enjoyed our stay however and would recommend for others!

Charming place in the heart of Newport

We were a group of 10 staying in the upper part of the building with 5 bedrooms. Location was fantastic with only a short walk to downtown and a quick ride/walk to 1st beach. Sondra was a very responsive host with some great suggestions for the time of year. We had a great time and would definitely go back.

Charming and great location

This house is located in a beautiful neighborhood walking distance to the center and shopping areas of Newport. As you drive in you can see a charming house with well kept landscaping. The house is divided in upstairs and downstairs. We rented the upstairs with 5 bedrooms. The furniture is beautiful and the beds are very comfortable. Sondra was only a phone call away and helped us with all our needs.

Great Location in the heart of Newport

We had never been to Newport and we loved the location. You can walk to the waterfront or to the center of town (Bellevue/ Mansion Row/ Cliff walk). We were in town for a Regatta at Sail Newport and Fort Adams/ Sail Newport is a short 10 minute drive. We rented the 2nd/3rd floor with 5 bedrooms of the Home. This Unit consists of the second floor which has 3 bedrooms and there are 2 bedrooms on the 3rd floor. There is AC and it is combination of central and wall units. The Unit is very homey as it feels like a house and there was plenty of space for everyone. Our Family consisted 2 Parents and 3 kids and the kids all had there own rooms. The bedrooms all have queen beds. The AC was satisfactory and the week we were there it was in the 90's. We did not use the second bedroom on the 3rd floor but question if would be hot as there is no central ac up there and there is only ac in the other bedroom (A fan in the second bedroom might be helpful). Also the stairs to the 3rd floor are very steep and I would not recommend for any elderly persons. The House is a duplex and there was another family staying in the 3 bedroom unit on the first floor. There is an outdoor eating area and a charcoal grill. The Basement had a washer and dryer which is shared by the 2 units. We enjoyed our stay and this house checked most of the boxes we were looking for. We would recommend it.

charming property and perfect location!!!

The house is perfect location and walking distance to anything you would want to do. There was every kitchen appliance you needed to cook if you wanted. Sondra was always available if we had a question about something. We would give her a call or shoot her a text and she would respond right away. Definately will be staying at this house again!!!

Lovely and Convenient to all

{NOTE: we visited in August 2016 ...was unable to put the right date in} Sondra's place - on the ground floor of a two-story house - was perfect for my family's visit to Newport. We were 6 adults and one child. The house is indeed charming, with three lovely rooms, including a huge master with a gorgeous canopy bed. There were three much-needed bathrooms, though we all fought to use the one in the outside space where there was also laundry facilities (it is big and secluded for a peaceful shower). everything was clean and cheery, and Sondra herself was such a pleasure ....she even helped me out when my car stalled. She went above and beyond to make sure our stay was great - when we mentioned that the one room without AC was a bit warm she said she would get a portable AC unit in that room this summer (all other rooms have them already). Plus, the place is a short drive from the beach and restaurants, as well as the Cliff Walk (if you're active, you might even walk it) We will be returning this year and can't wait!

Quality and Location is Spot On!

We chose this home for its location and were pleased to find the quality matched the convenient location. The first impression of the house is charming from the granite driveway to the adorable front porch. Each room was decorated like an Inn with thought down to the smallest details. The open floor plan in the living room/dining room allowed us to host wine and cheese happy hour while we were getting ready. Town was a quick walk, the shops were down the street and the beaches were minutes away. The house was fully equipped with everything we needed and the owner made us feel special as she addressed our questions and helped us make the most of our stay. I highly recommend this home!

Beautiful home, Owner was great to work with

I came here for a wedding with a group of 10 (we're all in our mid 20s) and the house was perfect! Yes, you need to bring your own bed sheets and towels but Sondra told us that in advance so there were no issues there. House is spacious and was very clean upon arrival. It's walking distance to downtown and the beach and the key pad access (vs. actual keys) made coming and going in a big group super easy. Sondra was available when we needed her (there was a late night call when we first arrived since we couldn't figure out the Wifi and she answered and helped) but also gave us our space. Everything leading up to our stay was smooth and all the details she gave us about the house were accurate. I would definitely stay here again and highly recommend it for groups.

Unreliable, disorganized owner - avoid at all cost

My family and I were incredibly disappointed with our stay here, and we did not receive the experience that we were promised by the owner. We originally booked this house so that we could attend my significant other's Navy Officer graduation in Newport, and the experience of staying here left a black eye on our memories and our trip. I booked weeks in advanced and spoke several times to Sondra, the owner, confirming our reservation. Initially on the phone, she was friendly and seemingly helpful. Unfortunately, her reliability and helpfulness went down the drain the moment we stepped foot into the house. While we were attending one of the graduation events, others were given access to the house. Sondra called my father and left him a rude message letting him know that he was in the wrong house (due to her overbooking and lack of organization) and she was going to remove his things. On the way home, Sondra called me and asked me to relocate my party (which had traveled from California, Alaska, Hawaii and Florida) to accommodate the other party which she double-booked for our same house. When we returned, there were beer bottles and dishes left throughout the kitchen. The house is older, and not very clean. The kitchen constantly had ants and the air conditioners were leaky. What was even more frustrating is that Sondra was supposed to provide linens, and she didn't provide any linens or towels. I had to go to the store to purchase towels for my guests, only to realize that same night that she also did not provide bedding sheets. I reached out to her to let her know how disappointed I was and she said that she would refund us for the towels that we had to purchase. It has been several weeks, and I have not received any apology, or check reimbursing us for our inconvenience and the towels we had to purchase. To add insult to injury, Sondra was upset that we had taken the towels (that WE PAID FOR) home with us. Apparently, she expected us to purchase towels for her home and leave them, conveniently, for her. Do yourself a favor. Do NOT stay here. You will not get what you pay for, and you'll only be left with an unreliable owner who will take advantage of you.
