Condo is within walking distance (10-15 mins) from the Hyannis marina where you have a few restaurants and the ferry. That is super convenient - the beach the condo is on is really like a marina and not terribly swimmable. We didn't stay at the private beach at all rather we drove to a different beach each day. Wish it were closer to walk to more things but we pretty much drove everywhere. Unit has tons of stairs with a different room on each level. If you have mobility issues, this is not the condo for you.Now for the sticky part - unit owner never told us their air conditioning wasn't working. Apparently they told the renters from the two previous weeks it was broken and found them other arrangements. We didn't receive that courtesy call. When we pulled up on Sat at 4 to check in, there was an a/c guy in the unit (with the property manager) who then left without fixing it. Thankfully the evenings were somewhat cool and the manager brought us some fans. The a/c did work in a few rooms just not in the kitchen or master bedroom. It was never fixed/resolved during the time we were there but LOTS of back and forth to have someone come in to install a window unit in the master (was very nice of them to do this). Not exactly how I wanted to spend my summer trip but it turned out ok and the owner/manager were very accommodating.
We were fortunate to find and stay at Mary and William's home in 2017. We finally made it back this year! The home is very clean and tastefully decorated. Communication with Mary and William is always prompt!
We really enjoyed our stay. I took my 2 teen daughters (16 & 17). We appreciated that we each got a floor to ourselves. While we love hanging out, we need our own space, too, and this was perfect. The bathrooms were nicely appointed. They had lots of beach stuff available. An easy mile long walk to the downtown area. A quick walk to the beach. Quiet location in gated community. Pretty well stocked (could use some more tupperware containers) but otherwise we found everything we needed. 2 decks- one with a view of the water. Lots of stairs, which was fine for us but something to consider if there are mobility issues.I'd definitely stay there again! The managers are VERY easy to get ahold of and accommodating. 5 stars, for sure!!
The property was very clean and had all the necessities, communication with Mary was excellent and the homemade brownies were delicious! The central location is great for visiting different parts of the cape and so close to the beach for quick walks in the morning or evening. Lots of room for families! Definitely recommend.
First time at Cape Cod. This place turned out to be a perfect place to work out of. Easy to get to other destinations. 5 minute bike ride to ferries to Marthaâs Vineyard and Nantucket. Owner is easy to work with and very responsive. Thanks Mary!!
My family really enjoyed our stay. Property was as described and well stocked. Homemade brownies waiting for us was a plus! Mary was extremely pleasant to work with and she made sure we were well informed about what was going on in the complex. We loved the private beach area and the third floor deck
The place was spacious, clean, and comfortable. There were ample supplies for the kitchen and bathrooms and we had most everything we needed! Communication before and during the stay was great. Mary notified us that 2 of the air conditioners needed repair and she had a repairman come as soon as possible, which was appreciated! The place was closer to the street side, but we still had a great water view and less than a 3 minute walk to the private beach. Mary also made us a tray of brownies which was a very nice touch! We would definitely stay here again!
The condo was perfectly located, right on the beach, and walkable to Town. It was clean, comfortable and charmingly decorated. The owner was friendly and responsive. She even left freshly baked brownies on the counter for our arrival! Would definitely rent again.
Property is in a great location and was very clean. Owner was very responsive to text communications. Also had a tray of brownies waiting for us when we arrived which was a nice touch. Only complaint is property was listed as having pool and hot tub access. The pool is only available on the weekends in June which is really non-usable when you arrive late Saturday and leave early Saturday the following week. Also the heater was broken so water was freezing. Also property was described as having hot tub access which does not exist. Otherwise we had a great stay with no other real issues. Ocean was warm so kids just enjoyed the beach.

Condo had multiple floors with lots of steps, a small but lovely rooftop with views of water, very well kept and clean with amenities provided.
Owner was in contact throughout stay and pleasant to work with. Perfect little place for my family of five with teens.
Great property in a quiet location with an easy walk to beaches and Hyannis. The hosts were very responsive to a couple of questions we had. It was a shame we werenât staying longer.
Place was just as advertised. Stayed at other units within the same property before, only to end up disappointed in the cleanliness - but not in this case! Pleasant experience from the beginning to end.
Given the size of our family, we needed two units to accommodate everyone. This 3-bedroom unit was great! Its spacious, updated and perfect for our 4 adults and 3 children. The only drawback for young children, under 4, is the stairs but we used gates to keep everyone safe. Mary is great to work with; she couldn't be more accommodating! The brownies are a great touch and thoroughly enjoyed by the family!
Location of the property was fantastic! Centrally located to everything we did during our stay in Massachusetts. Quick and easy walk to quiet, clean, calm, private beach and then an easy quick walk from there to the larger public beach, also clean and not crowded. Mary was very responsive and communicated quickly and clearly before and during stay. Two adults and 3 kids (14, 11, and 4) for the week, plenty of beds, spaces, bedrooms, bathrooms for all to have their space.

Stayed with my family (2 young children) and we had an absolutely wonderful time. Mary was very responsive and helpful - a wonderful host! A quick walk to the beach, which was perfect for the little ones. The pool was amazing and the lifeguards were a bonus! Walkable to the ferries and a quick drive to Main Street.
Wonderful townhouse! Close to restaurants, shops and the ferry. Mary is so helpful and responds quickly to any questions. We had a wonderful time!! Highly recommend this home.
My family is now into it's 6th generation (I've got a feeling the 7th isn't too far off) in New England. We were all raised, educated and bred to the culture in the area. For the last 20 years I've lived in Denver, CO., but I couldn't rid myself of the roots I established in Massachusetts so I decided to buy my unit at The Yachtsman back in 2008. My immediate family still surrounds the area. My brother and niece live about a mile away. My nephew is in college at BU in Boston, my mother and stepfather live just outside of Providence on the Mass side. I will always have a leg planted in New England but I pride myself in living in two of the most beautiful places in this great country.
Hyannis makes traveling the Cape easy. Whether heading out to P-town or into Boston you are centrally located. When my family and I travel to our escape in Hyannis we really appreciate the fact that we can walk to just about anything we want to do. We've got great beaches, restaurants, the ferry, and Main Street in Hyannis. All can be reached by the soles of our feet (literally, no better way to do it than barefoot).
Water, water and more water. My unit at the Yachtsman is surrounded by water on three sides. If that is not enough then join us at the pool which is private to anyone staying at the resort. Upgrades are plentiful and maintenance is impeccable at The Yachtsman. The local fauna/flora is beautifully kept and there is a bird conservation area right out behind the patio off the dining room.
