THINGS TO KNOW
🔧 HOT TUB & OTHER AMENITIES: We take great care to maintain the home and its amenities, but availability may occasionally be interrupted by maintenance, equipment issues, weather, or safety concerns. As part of our hot tub maintenance routine, a member of our team may need to stop by during your stay to check the water chemistry; we'll always ask you first.
🚗 ROAD ACCESS: The final half mile and driveway are gravel. Please drive at 10 mph or less on these neighborhood roads and watch for children playing or walking to school. Four-wheel drive is advised in winter.
📶 CELL SERVICE: Service can be spotty on nearby roads; free high-speed Wi-Fi is available at the house.
STAIRS: Nine stairs lead from the driveway to the front porch. Once inside, the main living areas, three bedrooms, and two full bathrooms are located on the first floor. The game loft and an additional three bedrooms and full bath are on the second floor.
🦌 WILDLIFE: Deer and foxes have been spotted on the property. Mosquitoes may be present in warmer months, especially around dawn and dusk, and ticks are possible throughout the region. We treat the property to help reduce mosquitoes and ticks.
🌱 LAWN: We're re-establishing backyard grass after a septic system upgrade. Some areas may be thin or patchy, and sprinklers may run on a schedule.

RESPECT FOR OUR NEIGHBORS
The home sits on a private two-acre lot in a peaceful residential area. Neighbors are nearby, and sound carries easily. We warmly welcome families, friends, and hiking groups enjoying Acadia, and expect guests to respect the home and neighbors without disruptive noise or nuisance behavior.
NOISE & NUISANCE BEHAVIOR
These expectations apply at all hours, with stricter limits during quiet hours. Guests may not engage in conduct that disturbs or is reasonably likely to disturb neighbors.
Normal conversation, laughter, children playing, and ordinary residential use are welcome during non-quiet hours. Keep overall volume at a reasonable residential level and avoid sustained or frequent loud noise.
Party-volume music, large speakers, PA systems, subwoofers, and similar sound equipment are never permitted anywhere on the property.
Outdoors, sustained or recurring loud activity is prohibited, including shouting, yelling, screaming, chanting, whooping, loud singing, calling loudly across the yard, loud music, and loud equipment.
Low-volume outdoor background music is permitted before 10pm only if guests can converse without raising their voices and it is not audible beyond the immediate gathering area.
Reckless or fast driving on neighborhood roads, disruptive intoxication, public urination, fighting, slurs, abusive or degrading language, and other nuisance behavior are prohibited.
QUIET HOURS: 10pm–8am
Outdoor use must be limited to quiet conversation and low-key activity. Move normal or lively socializing indoors after 10pm. Indoor music must not create outdoor noise; keep windows and doors closed if it is lively inside.
NO PARTIES OR PARTY-FOCUSED TRIPS
Parties are prohibited. This prohibition extends to any party-focused gathering, such as a bachelor or bachelorette trip, that may involve heavy drinking, loud music, loud outdoor socializing, or disruptive conduct. This kind of stay is not allowed.
REGISTERED GUESTS ONLY
Only guests included in the reservation may be on the property without prior written host authorization. Unapproved guests and gatherings with additional visitors are not permitted. The booking guest must be an overnight guest.
NO EVENTS OR ORGANIZED/COMMERCIAL ACTIVITIES
Events are not permitted. The property may not be used for organized retreats, workshops, classes, seminars, photo shoots, weddings, receptions, or similar activities, paid or unpaid. These uses may create safety, legal, compliance, or insurance requirements the property is not set up to accommodate.
Prior written host authorization is required before bringing any service provider onto the property, including a private chef, photographer, or yoga instructor. Approval of a service provider does not authorize a prohibited activity or event.
IF A PROBLEM ARISES
These rules are important conditions of your stay and are strictly enforced. This property has exterior video/audio security cameras at the front and basement entrances and privacy-safe noise monitoring devices. Noise monitors measure sound levels only and do not record conversations.
Guests will generally have an opportunity to promptly correct noise or conduct issues when appropriate. Serious violations, or those continuing after a warning, may result in Vrbo being contacted and termination of the stay. Local authorities may be contacted when appropriate.
Normal family and respectful group use of the property is warmly welcomed and should never be an issue. These rules are intended to prevent conduct that disrupts our neighbors, damages the property, or uses the home for purposes it was not intended to accommodate.
DAMAGE & SAFETY
Guests are responsible for damage they cause and for repair, excessive cleaning, or other costs resulting from misuse of the home or amenities.
Guests are responsible for safe use of the property and amenities and for supervising children and others in their party, including around the hot tub, fire pit, grill, deck, and yard. Follow all posted safety instructions.
