RULES:
**For cancellations, please note that we do charge a payment processing fee on top of our cancellation policy.

We offer free hot tub heating year-round, except when temperatures drop below 40°F.

A minimum fee of $150 will be charged for unapproved late checkouts.

Smoking is strictly prohibited indoors; however, guests may smoke outside as long as smoke does not enter the home and cigarette butts are properly disposed of. Any violation of our non-smoking policy will result in a minimum fine of $500.

The primary renter must be at least 25 years old, and ID verification is required.

Pets are welcome with prior approval (maximum of two dogs, no cats) and a non-refundable pet fee of $225, which covers the additional cleaning and care required to maintain the property.

Events, parties, or additional guests beyond the number listed on your reservation are not permitted without approval, and an additional event fee will apply if granted. Outdoor spaces may be enjoyed after 10:00 p.m.; however, we kindly ask that there be no amplified music, shouting, or loud partying. Failure to respect quiet hours will result in a no-noise policy for the remainder of your stay, and if the police are called for a noise complaint, a $500 fine will be charged.

Finally, all trash must be securely tied in bags and placed inside the dumpster with the lid fully closed. Overflowing or improperly disposed trash will result in a $200 fee.
