NO PETS
This is a strictly pet-free property maintained as a low-allergen environment. No pets, emotional support animals, or animals of any kind are permitted except trained service animals protected by law. Unauthorized animals may result in a $50 per pet, per night fee, a minimum $250 restoration cleaning fee, and possible cancellation without refund.
SERVICE ANIMALS
We comply with ADA and Texas law regarding trained service animals. Service animals must remain under the handler's control, may not be left unattended, and guests are responsible for any damage, excessive cleaning, or remediation costs.
NO SMOKING OR DRUGS
Smoking, vaping, marijuana, illegal drugs, candles, incense, sage, and open flames are prohibited indoors. Violations may result in a minimum $500 air remediation fee, additional cleaning charges, and cancellation without refund.
NO PARTIES OR EVENTS
Parties, events, commercial gatherings, excessive visitors, loud music, DJs, and amplified outdoor sound are prohibited. Only registered guests may stay overnight unless approved in writing. Violations may result in immediate cancellation, removal, and responsibility for any HOA or city fines.
QUIET HOURS
Quiet hours are from 10:00 PM to 7:00 AM. Please respect neighbors and avoid excessive noise, especially outdoors.
SECURITY CAMERAS
Exterior security cameras monitor entry points, the driveway, and exterior areas. There are no interior cameras. Tampering with security devices is prohibited and may result in cancellation without refund.
GUEST VERIFICATION
For fraud prevention and property protection, guests may be required to complete identity verification through our third-party verification provider, Truvi. Failure to complete required verification may result in cancellation.
OCCUPANCY & PARKING
Maximum occupancy limits must be observed at all times. Unregistered overnight guests are prohibited. Parking is limited to standard passenger vehicles in approved areas. RVs, trailers, boats, and commercial vehicles are not permitted without approval.
PROPERTY CARE
Please treat the home with care. Do not rearrange furniture, remove décor, or misuse appliances, cookware, linens, towels, or furnishings. Guests are responsible for repair or replacement costs resulting from damage, stains, misuse, or negligence.
GRILL USE
Guests may use the outdoor grill responsibly. Clean excess food residue after use, do not leave the grill unattended, and ensure it is fully turned off. Excessive cleaning, damage, grease buildup, missing utensils, or misuse may result in additional charges.
BIOHAZARDS & EXCESSIVE CLEANING
Standard cleaning covers normal use only. Excessive messes, bodily fluids, biohazards, drug-related contamination, or conditions requiring specialized cleaning may result in a minimum $500 remediation fee plus actual restoration costs.
RESTRICTED AREAS
Locked closets, owner storage areas, utility spaces, housekeeping supplies, and other restricted areas are not part of the rental and may not be accessed. Unauthorized access may result in additional charges or cancellation.
MAINTENANCE ISSUES
Please report any maintenance, cleanliness, appliance, internet, plumbing, HVAC, or property concerns as soon as possible so we have an opportunity to resolve them during your stay. Issues reported only after checkout may not qualify for compensation.
CHECKOUT
Before departure, please lock doors and windows, turn off lights and small appliances, place used towels in bathrooms, start the dishwasher if heavily used, and dispose of excess trash properly. If your stay includes Monday trash pickup, please place bins at the curb Sunday evening.
ILLEGAL ACTIVITY
Illegal activity of any kind is strictly prohibited and may result in immediate removal, cancellation without refund, and notification of law enforcement.
