A custom architectural home by David Hertz, FAIA, one of Venice`s most recognized architects and founder of the Studio of Environmental Architecture. Built to draw in natural light, with three bedrooms, two and a half baths, and a natural flow from living area to backyard to a dedicated theater room. Full chef`s kitchen, an outdoor living space with firepit, lawn, and charcoal smoker, and parking on site. A short walk from Abbot Kinney.
A single-story architectural home in Venice, designed to bring in light from multiple directions on a tight lot. The result is a home that feels open and considered rather than dense, with distinct spaces that give everyone room to settle in.
The main living area flows into a well-equipped kitchen with a gas range, built-in Miele coffee system, a Nespresso, and full appliances. A two-seat bar and a separate dining table for four give options for meals depending on the mood.
The primary king bedroom has its own patio doors to the backyard and a private full bathroom. The queen bedroom includes an ensuite with shower and tub combo, and connects to a third flex room with a pullout sofa, closet, and its own access to the backyard. This configuration works well for a group that wants some separation, or for a couple who wants a dedicated guest space.
The theater room is a genuine feature: projector screen, Apple TV, and a deep sofa set up for watching. It sits at the back of the home adjacent to its own full bathroom, distinct from the bedroom wing.
The backyard is a real outdoor living area with a sofa seating arrangement, dining table with umbrella, firepit, and lawn. A ceramic komodo-style charcoal grill and smoker is set up on the side of the home. Three sets of patio doors connect the backyard to different parts of the interior. String lights run the perimeter.
Heating and cooling operate through a Nest thermostat in the main section, with dedicated mini-split HVAC in the primary bedroom and theater room. In-unit washer and dryer, fast WiFi, and a 65-inch smart TV in the queen bedroom round out the practical details.
Guests will have access to the entire home and all outdoor areas. There will be no one else on the property, other than the weekly gardener who comes Thursday afternoons, unless otherwise discussed with you in advance. Trash bins are located just outside the front gate; guests are asked to bring them to the street Sunday evenings and return them after Monday morning pickup.

This home sits on a quiet residential block in Venice, roughly a mile from Abbot Kinney Boulevard. The area has the character of older Venice: unhurried, walkable, with a neighborhood feel that the more commercial corridors have traded away. Abbot Kinney`s restaurants, coffee shops, and boutiques are easily reachable on foot or by bike. The beach is about a mile away, and Main Street in Santa Monica is roughly 1.5 miles north. The neighborhood rewards cycling and walking, though most guests keep a car for broader LA access.
Most people choose to have a car when visiting Southern California. There are an abundant amount of unique and significant attractions within two hours of this home. If you are an explorer, we recommend a car.
That said, this part of Venice is one of the more walkable and bikeable areas in Los Angeles. Abbot Kinney, the beach, and daily essentials are all within easy reach on foot. Uber and Lyft are readily available as well.

There is a 10-day grace period to return any items taken from the home at check-out (keys, garage remotes, etc). Replacement costs will be charged to guests if items are not received within 10 days of check-out.
Please note that this is a non-smoking property. Any violation of the no-smoking policy will result in a minimum $250 fine.
Utility Usage: Utilities are included up to the property`s recent average usage. Any excessive use above that amount may result in additional charges. If applicable, payment for utility overages is due within 14 days of check-out.

- Damages and/or failure to pick up after your pet may result in additional charges at check-out. Pets and animals are not permitted at the property at any time whatsoever unless otherwise agreed upon in writing prior to booking. Failure to comply with this will result in an additional charge of up to $1000 and/or eviction without limiting any other legal or equitable remedies available to Owner and/or Company.
- For any items left behind after check-out, guests will be charged the shipping costs and an additional service fee of $25.
- A minimum of $25 will be charged per lost or unreturned keys, fobs, or access cards. Please ensure they are returned before check-out.
- All 30+ day stays require mid-stay cleanings by our professional housekeeping team. Payment will be requested after booking confirmation.

- Quiet hours are from 10 PM to 8 AM. Please be mindful of the noise level during these hours to respect neighbors and others in the area.

- Please dispose of all trash in the designated bins provided. If the trash bins are full, please notify the host for further instructions.
- Any unregistered guests are not allowed to stay overnight without prior written approval from the host. Additional guests may result in an additional charge.
