Our home is not perfect, we do our best to provide a wonderful 5 star experience. On occasion the unit does not meet the expectations of a guest or something goes wrong, in those cases we’ll do our best to make it right.

Our home isn’t perfect, but we truly strive to provide every guest with a comfortable, five-star experience. On occasion, something unexpected may happen or a guest’s expectations may differ. In those cases, we do our best to address the issue promptly and courteously.

***Check-In Information***
-The unit number and address will be included in your booking instructions the day prior to checkin. You’re welcome to request it after booking.
-check-in is contactless via keypad.
-Resort fees are already included in your reservation price.
You will not be asked to pay any additional fees.

***Housekeeping***
The cleaning fee covers departure cleaning only. Daily maid service is not included.

***Limited Starter Supply***
A limited starter supply of basic toiletries and household items is provided, we provide soap bar qty 1 hotel size, in each bathroom, shampoo quantity of 1 hotel size in each bathroom, toilet paper 1 roll in each bathroom, please note that nothing else is provided. This is enough for 1 or 2 days. Guests typically need to purchase additional items for longer stays.

***Noise Disclosure***
This condo is located on the first floor of a three story building. Because it’s a multi-unit structure with concrete floors and wood framing above, you will hear household sounds from neighboring guests, such as footsteps, voices, furniture movement, or music.

Additionally, as part of resort operations, you may hear exterior maintenance activitie noises such as landscaping, lawn mowing, leaf blowing, or pressure washing of the buildings, sidewalks, or patios. These services are performed by the association to maintain the property’s appearance and safety.

These sounds are a normal part of resort living and not considered maintenance or cleanliness issues. Quiet hours are requested by the HOA, and we ask all guests to be considerate of neighbors.

***Pest Disclosure***
The association provides regular, professional pest control service for all units, including ours. However, because of Florida’s warm and humid environment, it is possible to encounter insects such as palmetto bugs (large outdoor water bugs that look like cockroaches), small ants, spiders, beatles, or flying insects that enter when doors or windows are open. These occasional sightings are common throughout Florida and not an indicator of poor cleanliness. We take pest control seriously and immediately report any unusual or recurring issues to management and the HOA’s contracted pest-control provider.

***Other Property Details***
• Front door Ring video doorbell camera monitors the front entryway.
• Bella Piazza units are individually owned; solicitations are not permitted.
• No parties or events are allowed.
• Two vehicles may be registered per rental; additional vehicles are welcome at no extra cost (please notify us in advance).
• The home includes occupancy and temperature sensors used only to operate smart home features such as the thermostat.

***Cleaning & Sanitizing***
Our home is cleaned according to professional standards.
All linens and towels are replaced between guests and provided by a commercial laundry company, so you can be confident that every stay begins with freshly laundered bedding.

***Late Checkout Not Available ***
Check out is at 10am. Late checkout is not possible because cleaners arrive at 10am. There is likely a guest arriving at 4pm on the date of your checkout and it takes approximately 6 hours to clean the condo. That said, after you exit the condo, by 10am, guests can continue to use all the amenities in the resort, the pools, hot tubs, splash pad, walk to the Tradewinds pool and swim.

***Self Catering***
This property is self-catering. A small starter kit is provided for your arrival, including 1 dishwasher tablet, 1 trash bag, 1 new kitchen rag, 1 starter soap per bathroom, and 1 roll of toilet paper per bathroom. Guests are responsible for purchasing additional supplies as needed during their stay. After starter items are used, guests are responsible to purchase more.
