We’ve designed these guidelines to be clear and simple so you can enjoy a safe and stress-free stay.

1. Booking Requirements
Primary renter must be 25 years or older
Booking guest is responsible for all members of their group
Third-party bookings are not permitted
Booking guest must be present at check-in and during the stay
Identity verification may be required through the booking platform if requested.

2. Occupancy & Local Compliance
Maximum occupancy: 10 guests (strictly enforced per fire code, including children and infants)
3. Check-In / Check-Out
Check-in: 4:00 PM or later
Check-out: 10:00 AM sharp
Early check-in and late check-out may be available upon request and must be approved in advance.

4. No Parties or Events
Parties, events, or unauthorized gatherings are not permitted.
Only registered guests may stay overnight.

5. Quiet Hours
Quiet hours: 10:00 PM – 8:00 AM
Please be respectful of neighbors and surrounding properties.
6. Parking & Road Safety
Maximum 2 vehicles
Park only in designated areas
No street parking
Mountain roads may be steep and narrow—please use caution and appropriate vehicles.
7. Wildlife Safety 🐻
The Smoky Mountains are home to wildlife, including black bears:

Do not leave food, trash, or coolers outside
Keep vehicle doors locked
Do not approach or feed wildlife
8. Trash Disposal
Please use designated containers for all trash disposal.

9. Fire Safety & Burn Restrictions
Fires allowed only in designated areas
Never leave fires unattended
Follow all local burn bans if active
10. Pool & Hot Tub Safety
Use of the pool and hot tub is optional and at your own risk.

Safety Guidelines:
No lifeguard on duty
Children must be actively supervised at all times by adults, ensuring rule compliance and child safety.
No diving, running, pushing, jumping from furniture or structures, or rough play
No glass in pool/hot tub areas
Use caution with alcohol or impairment
No adjusting equipment or chemicals
Do not use during storms or unsafe weather
Consider showering before entering and do not use if sick, with open wounds, or if conditions may be affected by heat or water.
Guests acknowledge all water amenities involve inherent risk and are responsible for their group’s safety while using them.

11. Cleanliness & Care
Remove personal belongings at checkout
Use provided towels when applicable
Leave the space in reasonably clean condition
Excessive mess may result in additional cleaning fees.

12. Damages
Guests are responsible for damage caused during their stay, including misuse of amenities or property features.

13. Emergency Situations
In case of emergency, call 911 immediately and notify us afterward if possible.

14. Smoking Policy
No smoking or vaping indoors.
Evidence of indoor smoking may result in additional cleaning fees.

15. Service Animals/ Pets
Only service animals are permitted.

16. Mountain Property Considerations
Weather-related outages (power, internet, etc.) may occur
Roads may require AWD/4WD in winter conditions
Weather-related issues follow platform policies
17. Security & Safety
Exterior security cameras may be in place (no interior cameras)
Maintenance or service access may occur during stays with reasonable notice unless urgent
18. Compliance with Local Laws & Property Use
Guests agree to follow all local, state, and federal laws.

Additional property guidelines:

No USPS mail delivery to property
Short-term rental only (no residency rights)
No alterations to property or grounds
Stays over 28 nights require prior written approval
This property is not intended for tenancy or permanent residence
19. Enforcement & Compliance
To keep everything clear and consistent, all enforcement-related matters are handled here:

Violations of house rules may result in additional cleaning fees, damage charges, or restriction of amenities to be handled through the booking platform.
Severe or repeated violations may require involvement of the booking platform or local authorities
Unauthorized parties or occupancy violations may result in immediate intervention per platform policies
HOA or association enforcement actions are binding and may affect the reservation
Guests are responsible for any costs resulting from rule violations, damages, or non-compliance
All enforcement actions will follow booking platform procedures and applicable policies.
