Living Room: Bright and open family-friendly space with cozy seating and a 60” TV with Roku connectivity for streaming after a beach day or poolside relaxation.

Kitchen: Fully equipped kitchen with modern stainless steel appliances, cookware, utensils, and coffee makers—perfect for family meals and extended stays.

Master Bedroom: King bed, walk-in closet, private ensuite bathroom with double sinks, walk-in shower, and 52” Roku TV. Sliding doors provide direct access to the screened pool and hot tub for an early morning swim or relaxing evening soak.

Second Bedroom: Queen bed with a comfortable modern design and 52” Roku television.

Third Bedroom: Queen bed with unique coastal-inspired design and 52” Roku television.

Bathrooms: One private master bathroom and one shared bathroom, both stocked with fresh towels and essentials including shampoo and conditioner.

Starter Welcome Packet Supplies

To help you settle in, we provide the following complimentary starter supplies:

2 rolls of toilet paper per bathroom
2 hotel-size round bars of soap per bathroom
1 hotel-size shampoo/conditioner per full bathroom
2 rolls of paper towels
2 dishwasher detergent pod/packet
small packets of laundry detergent (enough for two loads)
Garbage can liners for each bedroom and bathroom wastebasket

These complimentary items are intended to get your stay started. Once they have been used, any additional supplies are the responsibility of the guest. We do not replenish these starter items during your stay.

This is a standard practice for most vacation rental properties.

Guests staying 30 nights or longer will receive double the quantity of each starter supply listed above.

Lanai & Pool Area: Private screened lanai with heated pool, hot tub, lounge chairs, outdoor dining table, and BBQ grill—ideal for families and Florida outdoor living. Exterior security cameras are installed on the property for guest safety and property protection. Cameras monitor the driveway/front entrance, side gate, and pool area. No cameras are located inside the home or in any private areas. There is a cover provided for the pool area for you to use. We do not mind you covering the pool camera while you are there.

Pool & Spa Information
For your comfort, the spa is automatically scheduled to operate daily from 8:00 PM to 12am, with a target water temperature of 87°F.

During the winter season (November through March), the pool is maintained at approximately 87°F, weather permitting.

Important Pool Equipment Policy

For the safety of our equipment and to ensure the system operates properly for all guests, please do not adjust, reset, or modify any pool or spa settings under any circumstances. This includes changing temperatures, schedules, operating modes, or control panel settings.

If the pool equipment is tampered with, reset, or reprogrammed, the guest will be responsible for a $500 equipment reset fee, plus any additional costs for repairs, service calls, or damages resulting from unauthorized changes.

Guests have full access to the entire family vacation home and property, including the screened lanai, heated pool and hot tub, garage, and outdoor areas. Spacious 3BR/2BA Florida ranch-style pool home offering 1,800 sq ft of comfortable living space, located just minutes from Gulf Coast beaches. The open kitchen overlooks the living room, with a separate dining room for shared meals and gatherings. The primary bedroom features a walk-in closet, while the bright Florida room provides the perfect space to relax, sip coffee, or unwind after exploring nearby beaches, waterfront dining, and Port Charlotte attractions.

A peaceful canal borders the back and side of the property, creating a relaxing waterfront setting. The fully screened lanai offers a secure enclosed space where children can play and guests can enjoy outdoor time comfortably and safely. Guests will enjoy a private stay with minimal in-person interaction. The host and co-host are always available via text in the VRBO app or call host directly if assistance is needed. Extra parking is available for a boat or jetski.

Located in the peaceful Gulf Cove area of Port Charlotte, the home offers convenient access to some of Southwest Florida’s best waterfront dining, boating, fishing, beaches, and family-friendly attractions.

Port Charlotte Beach Park is approximately 10–15 minutes away and features a sandy waterfront area along Charlotte Harbor, fishing pier, kayak launch, playgrounds, picnic areas, tennis courts, basketball courts, and beautiful sunset views.

Guests can enjoy nearby Punta Gorda and Fishermen’s Village, located about 20–25 minutes from the home. This popular waterfront destination offers marina views, waterfront dining, boutique shopping, live music, boat rentals, sunset cruises, nightlife, and Harborwalk walking paths along Charlotte Harbor.

The newly opened Sunseeker Resort Charlotte Harbor is also nearby, approximately 20–25 minutes away, featuring upscale rooftop dining, waterfront restaurants, spa experiences, bars, entertainment, and day experiences overlooking the harbor.

Travel Tip:
The closest airport is Punta Gorda Airport (PGD), just 15–20 minutes from the home.
Southwest Florida International Airport (RSW) in Fort Myers is about 50–60 minutes away and offers more flight options. Rental cars, Uber, and Lyft are readily available at both airports.
Trash Collection:
Trash day is on Tuesday.

Family-Friendly Amenities:
For families traveling with young children, a Pack ’n Play (crib) and high chair are available for your convenience.
Both items are stored in the garage and may be used during your stay. Please return them to the garage before checkout.

Late Checkout Policy:
Checkout time is 11:00 AM.
Guests who check out after 11:00 AM without prior approval will be charged a late fee of $10 for every 10 minutes past the scheduled checkout time.
This policy helps ensure our housekeeping team can properly prepare the home for incoming guests. We appreciate your cooperation and understanding.

Early Check- in:
We’re happy to accommodate early arrivals when possible for an additional fee of $50.

Florida Wildlife Disclaimer:
Depending on the season, you may encounter mosquitoes, no-see-ums, ants, spiders, palmetto bugs, flies, geckos, frogs, lizards, turtles, or other native wildlife around the property. While uncommon, an occasional insect or small critter may also find its way indoors, especially if doors or windows are left open.

Please know that this is not an indication of the cleanliness or condition of the home. Our property is professionally cleaned between every stay and is serviced regularly by a licensed pest control company as part of our preventative maintenance program.

To help minimize insects indoors, we kindly ask that guests keep exterior doors and windows closed whenever possible.

Because wildlife and insects are a natural part of Florida’s environment and are beyond our control, the presence of an occasional bug or native critter does not qualify for a refund, discount, or compensation.

Reporting Concerns
To allow us the opportunity to address any concerns promptly, any issues with the property must be reported within the first two (2) hours of check-in. We will make every reasonable effort to resolve reported issues as quickly as possible.
