Tucked away on a serene 1‑acre lot in Wainscott, this renovated contemporary retreat offers resort‑style indoor‑outdoor living just minutes from East Hampton, Sag Harbor, and world‑famous Atlantic Ocean beaches. Spanning 1,800 sq ft, the home features a sun‑filled great room with vaulted ceilings, fireplace, oversized windows, and doors that open directly to the deck and heated gunite pool for seamless summer living.

The open kitchen is ideal for cooking at home, with stainless steel appliances, marble countertops, and a large island for casual dining or entertaining. Three comfortable bedrooms and two full bathrooms, thoughtfully updated, provide a clean, modern backdrop for families, couples, and small groups. Central air conditioning, hardwood floors, Wi‑Fi, and in‑home laundry make longer stays easy and comfortable in every season.

Outside, your stay centers on the private, heated gunite pool framed by mature trees for a secluded Hamptons vibe. Lounge on the sun deck, grill dinner, or unwind with a glass of wine under the stars while kids play on the lawn away from the crowds. A detached 2‑car garage and generous driveway parking make arrivals simple, whether you’re driving in from NYC or exploring the nearby villages and wineries.

This Wainscott location places you between East Hampton Village and Sag Harbor, close to ocean beaches, farm stands, vineyards, boutiques, and top restaurants while still feeling peaceful and private. It’s an ideal base for beach days, pool days, and relaxed Hamptons getaways in one well‑appointed home.

OTHER THINGS TO NOTE:

POOL HEATING FEE: 

As is typical in the Hamptons, if the pool is open during your stay and you plan to use the pool heater, you will be subject to a daily heating fee between $300-$325/per day depending on the cost of propane. This is because propane costs are extremely high when heating the pool.

EXTRA GUESTS:
Please disclose all guests prior to arrival. If it is discovered that there are additional guests on the property who were not disclosed prior, you will incur a $250/night fee per person.

PETS:
If booking with a pet, please provide the breed, size, and age in your message. Pets are approved on a case-by-case basis and require a non-refundable pet deposit of $300-$500 as it requires extra cleaning. Pets are limited to dogs at this time. 



Rules for pets:
-No pets on the furniture at any time. We provide a crate you can use for sleeping.
-Pets must be under tenant supervision at all times, especially around the pool area and deck.
-No pets are permitted in the pool under any circumstances.
-Please promptly pick up and properly dispose of all pet waste in and around the property. Please use a bag to pick it up and dispose of it in the trash bin to the right of the garage. We work very hard to keep grounds clean and beautiful, and hope you will help us in making sure things stay tidy.
-If there is an accident inside the home, please clean it up immediately and notify us right away.

All pets must be fully housebroken. Any evidence of indoor accidents, damage, excessive cleaning requirements, or failure to clean up pet waste will result in additional fees.

Please ensure that your pet does not create excessive noise, odor, or other disturbances that may affect neighbors or surrounding properties.

Guests are responsible for any damage caused by their pets during their stay.

For the safety of your pet and the surrounding wildlife, pets should not be permitted to roam unsupervised on the property or in the adjacent preserve areas.

Please also keep pets away from all plant beds and landscaping to ensure safety for your pet and preserve landscaping.

Please comply with all applicable local ordinances regarding pet licensing, vaccinations, and leash requirements.

DRIVEWAY: 

You may have 3x cars in the driveway at anytime. Please be mindful to stay on the driveway and not have your car parked on soil/landscaping of any kind. If you are need of additional car parking, please message us separately. 


STAYS OF 7 NIGHTS OR MORE:
Stays of one week or longer require an additional cleaning during your stay. You can arrange directly with us to schedule. We pay our cleaning team a living wage and spend more time cleaning in the summer months due to the pool maintenance and groundskeeping.

GROUNDS: 

Use of grounds is limited to the deck and pool area. If you wish to go on a walk in the woods you may do so at the end of the road/driveway and beyond. 

Although we spray the grounds for ticks and other pests, we suggest doing a daily tick-check to make sure you (and your pets) are protected and don’t bring ticks inside the house. We also suggest using bug spray with deet before going outside.

NO SMOKING POLICY [PLEASE READ FULLY]:
For the safety of our guests, neighbors, and the surrounding natural environment, smoking is strictly prohibited inside the house and anywhere on the property grounds, including the deck, pool deck, patios, and wooded areas.

The property is located adjacent to a protected land preserve, and even small embers or improperly discarded smoking materials can create a significant fire risk and harm the local ecosystem.

Guests who wish to smoke may do so only in the designated gravel area, away from both the house and the garage.

Please be considerate and:

-Never smoke in the house, on the deck, pool deck, or in the forested areas.
Fully extinguish all cigarettes, cigars, and smoking materials before disposal.
-Dispose of smoking materials fully and responsibly and never leave them on the ground.

Failure to comply with this policy will result in a fine of $500 or additional cleaning fees and/or termination of your stay.
