These are the rules: As a Host, my aim is to ensure that you have as
comfortable a stay as you possibly can. I want you and your guests to create lasting memories during your stay with IRIE Living.
But to do so, I would really appreciate if you could follow the below house rules. I know, I know, rules are boring⊠But these rules ensure we can provide future guests with a great
experience.
FOR DISCLOSURE PRIOR TO BOOKING: Guests must complete their reservation details and choose a security deposit option through our third-party verification platform. Select either a $35 non-refundable damage waiver or a $800 refundable security deposit. Check-in instructions will be shared once the form is complete.
REQUIRED TO LIST ALL GUESTS SO THAT WE CAN PLAN CLEANING APPROPRIATELY
To help ensure your safety and make the booking process as smooth as possible, could you please make sure that the reservation is under the name of the person who will be staying
Kitchen:
Help yourself to anything in the kitchen. We supply coffee, as well as cooking utensils should you wish to cook. My only request is that you load the dishwasher prior to leaving.
Noise:
As neighbors surround our property, we would appreciate if you could keep noise down after 10pm if possible. No loud music.
Laundry:
There is a laundry and dryer available for you to use.
Additional Guidelines:
-Please do not unplug lights and other technology.
-Do not climb over patio to enter or exit property.
-Do not send any mail to our place. We are not responsible for it, nor will we send anyone to come and get it for you if they lock it up in the mail room.
-Please be upfront if anything is broken or issues during your stay. We will simply ask that you replace the item plus tax. If damaged , broken or, missing items are discovered after your checkout, you will be charged for replacing the item and an additional fee. $100 Charge + Replacement item
- $500+ charge for taking ANYTHING of ours out of our unit for any reason.($500 is the charge plus cost of the item)
- $250+ charge per damaged items found after your stay if not reported by you during your stay. ($250 Charge plus cost of item)
- $1,000 Charge for unauthorized parties or gatherings. + charge per guest.
- $150 per unauthorized guest during your stay. We ask every guest is accounted for in your reservation. There is no up front charge by adding them to your reservation prior to your booking date.
- $1,000 Charge if our doorbell camera is covered or tampered with in any way.
- $1,000 Charge if our smart lock is tampered with or disconnected in any way.
-$ 500 charge per Noise complaint during your stay or disturbance.
-$250 Charge for smoking in our Non- smoking apartment/community.
-$500 charge for illegal substance smell/smoke in our apartment.
-Owners/Staff travel out to property service- $75+
-Left Items fee service- $25+ shipment
-Thermostat is left on ON instead of Auto- $30+
-Thermostat Cooling left at 68 or lower- $50+
-Thermostat Heat left at 72 or higher- $50+
-Extra Items Service- $30+

As this is a new property, management requires all guests to complete a background check for verification.
