Entry:

The home has a keypad on the front door. A unique entry code will be created just for your stay, and it will not be shared with anyone else. Please do not share your code, and let us know if you would like to register additional codes. We also kindly ask that you remove your shoes when entering and avoid allowing water to sit or soak on the floors.

Garage:

There is a 2-car garage attached to the home and additional 2 cars can be parked on the driveway. It is clean and available for use during your stay. There is an additional 1-car garage bay that is occupied by our car. Please keep this area clear and available for their use. Please also note that if you do store items in the garage, it is not temperature regulated and cannot be guaranteed to be water tight. We cannot be held responsible for any damages to items stored inside of the garage.

It is important to note that in the winter months the driveway can get slick and we recommend that you do any loading/unloading in the garage space to prevent slipping. We want everybody to have a safe and enjoyable time while staying in our home!

Guest access
You'll have access to the upstairs unit of this home! The only thing we wish to mention is that we do have a locked closet that is for our owner supplies. This makes it easier for us to restock in between guests!

UPSTAIRS UNIT ONLY:
We want your stay to be comfortable and safe. The rental is an upstairs unit within a larger home, and while there is an interior staircase leading to the basement, that staircase remains securely locked at all times and is not accessible to guests. The upstairs space is fully separate and private, giving you a quiet, exclusive area for your stay, and the locked staircase is one of the measures we use to protect your privacy and security.

⏺ PET POLICY:
We are happy to welcome one pet as part of your stay. If you wish to bring more than one, please contact us in advance so we can review and possibly approve exceptions on a case‑by‑case basis. A one‑time, non‑refundable pet fee of $100 applies regardless of stay length, and for extended stays, a pet rent of $35 per pet per month will also apply; these fees help us maintain a clean, comfortable environment for all guests.

Please promptly clean up all pet waste anywhere on the property, as failure to do so can damage outdoor spaces and will result in a $150 fee to cover cleaning and restoration. For everyone’s safety, all pets must be kept on a leash and under your control whenever they are outside the home.

⏺ SMOKING/VAPING:
This is a strictly smoke‑free and vape‑free property. Smoking or vaping inside the home is prohibited, and any violation will result in a $500 fine per incident, plus full billing of all remediation costs. Noncompliance with this policy may also lead to immediate termination of your stay without a refund.

Smoking or vaping indoors creates health concerns and compromises the cleanliness and comfort of the space for future guests. If you choose to smoke, please do so outside the property (on the street), to prevent smoke from drifting into the home. Smoking inside the garage is also strictly forbidden. We appreciate your cooperation in respecting this policy and our neighbors.

⏺ DRUG USE:
The use or possession of illegal drugs or substances is strictly forbidden anywhere on the property, inside or outside. Any report or evidence of illegal drug use will result in immediate termination of your stay or lease and may involve law enforcement. Because illegal substances pose serious health hazards to you, others, and future guests, any remediation required will be billed in full, plus an additional $500 fine.

⏺ BUGS AND PESTS:
Our properties receive regular, professional pest control treatments. However, because Utah features an arid, desert climate, local insects are a natural part of the environment. You may occasionally see pests, particularly if doors or windows are left open. If you encounter any issues, please notify us immediately so we can dispatch our pest control service to address it. Because bugs are an unavoidable aspect of the local landscape, we do not issue refunds or credits for their presence.

We have professionally zeroscaped our property to support Utah's drought conservation efforts.
