Set inside the exclusive, gated Xpu-Ha Beach Residential Resort, you will enjoy world-class shared amenities including a fitness center, communal pools, a beach club, and private access to world-famous Xpu-Ha Beach. Relax by your private pool, explore the Riviera Maya, and create unforgettable memories.



Please note: the resort is still under development, so construction may be visible nearby during the day. A car is recommended.



The Space:

A bright, single-level (lower-level) villa inside the exclusive Xpu-Ha Beach Residential Resort, about 20 minutes from Playa del Carmen and 30 minutes from Tulum. Surrounded by lush rainforest with private resort access to Xpu-Ha Beach.



Sleeping (3 bedrooms, sleeps 8):

- Bedroom 1: 1 king bed

- Bedroom 2: 2 queen beds

- Bedroom 3: 1 double bed and 2 single beds



Bathrooms: 3 full bathrooms with hot water, showers, towels, body soap, shampoo and a hair dryer.



Living & kitchen:

- Open-plan living room with sofas and Smart TV

- Fully equipped kitchen (stove, oven, microwave, refrigerator, coffee maker, cookware)

- Air conditioning throughout

- Private outdoor pool with sun deck, fire pit, BBQ and covered lounge/dining areas

Please note: the development is still under construction, so workers may be present during the day. A car is needed to reach the villa and explore the area.



Guest Access:

Self check-in with a personal access code, so you can arrive on your own schedule (within established hours) without waiting. We do not keep permanent staff on site, but we are always available by message for anything you need during your stay.



The Neighborhood:

Adventure is at your doorstep. A short drive brings you to the region's top attractions - Xcaret, Xenses, Xplor, and Xel-Ha parks - plus stunning cenotes such as Cenote Azul, Dos Ojos, Cristalino, Ponderosa, and Chac Mool, all with crystal-clear waters. Supermarkets, restaurants, and the towns of Playa del Carmen and Tulum are within easy reach by car.

A rental car is recommended to reach the villa and explore the Riviera Maya. Private transportation can be arranged on request.



Other Things to Note:

Before arrival, we will request a photo of the official government-issued ID of each guest staying at the property, along with a signed copy of the condominium rules. This helps us keep a harmonious environment with neighbors and comply with the community's regulations.



The condominium is fumigated periodically as a preventive measure, but due to the humid tropical climate and surrounding vegetation, small insects such as ants may occasionally appear. Please do not leave food uncovered and keep doors closed to help prevent this.



The resort is still under development, so construction activity may be visible or audible nearby during daytime hours.
