1.No smoking, vaping, or drug use on property — inside or outside. ($1,000 fine if discovered)

2.Quiet Hours & No Parties, events or gathering.
• Quiet Hours: 8:00 PM–8:00 AM. Please be respectful of our neighbors and keep noise to a minimum during these hours.

•Parties, events, large gatherings, loud music/TV, running in the property are strictly prohibited at this property.

A noise level monitoring device is installed to monitor noise levels and help ensure compliance with our house rules. It does not record conversations or audio.

If a party, large gathering, excessive noise, or significant disturbance is reported or discovered, guests may be required to leave the property without a refund. Violations may also result in a $1,000 fee.

• No unregistered overnight guests or visitors. Children are considered guests and must be included on your reservation. We do not allow visitors unless discussed and agreed upon prior to booking. (Violation of this rule will result in a $200 fine per person per night)

2. Guests are responsible for damaged or missing items. Property and all furnishings are to remain in good order. Household Inventory and appliances shall be used conventionally and respectfully. Guests shall maintain a respectful level of cleanliness and tidiness in the home.
• Lost/damaged remotes: $200 each
• Stained towels/sheets or missing inventory: 2x replacement cost

3. No daily housekeeping is provided.
Long-term stays (30+ days) may request deep cleaning for $300.

4.There are 2 exterior security cameras: 1 at the main entrance, 1 facing the parking— none face inside. Tampering will result in termination of your stay without a refund.

5. The host is not responsible for parking tickets or any violations. Guests are responsible for all parking tickets or law violations.

6.Unapproved late checkout will incur a fee of $100/hr. Checkout is 10 AM.

• Injuries, accidents, illness or deaths that occur during stay
• Loss of personal belongings or valuables.

-By booking this stay, guests acknowledge and accept full responsibility for their safety and that of any accompanying individuals, including children. The Host and property owner are not liable for injuries, accidents, or damages that may occur on the premises, including but not limited to:

- Slippery Surfaces – The home is not childproofed—parents and guardians must supervise children at all times.
Caution is advised when using entrance stairs, showers, and wet areas. Guests must supervise children at all times and use bath mats to prevent slips.
Guests are responsible for supervising children at all times near stairs or elevated areas.
The host is not responsible for any injuries or accidents related to the use of stairs, shower, slippery surfaces and wet areas.

- Kitchen & Household Hazards – Guests assume responsibility when using appliances, sharp utensils, and hot surfaces. Children must be supervised at all times in the kitchen to avoid burns, cuts, or other injuries.
