3. Occupancy & Unauthorized Guests - Maximum occupancy: 8 guests - Unauthorized guests may result in: - Immediate termination of stay - Removal without refund - Additional charges
4. Parties, Noise, and Disturbances - Parties and large gatherings are strictly prohibited - Violations may result in: - Immediate cancellation - Removal from the property
5. Smoking Policy - No smoking or vaping indoors - Guests are responsible for any cleaning, odor removal, or damage caused
6. Drug-Free Property - The property is a drug-free environment - Illegal drugs and any unlawful activity are strictly prohibited Violations may result in: - Immediate termination of the stay - Removal from the property - Involvement of local authorities if necessary
7. Pets - No pets unless pre-approved - Unauthorized pets will result in additional cleaning charges - Pets are not allowed on any furniture, including beds, sofas, and chairs - Guests are responsible for any additional cleaning or damage caused by pets
8. Plumbing & Sewer Use (Strict) Only human waste and toilet paper may be flushed
Do NOT flush: - Wipes (including “flushable”) - Paper towels - Feminine products - Any other materials

To prevent clogs and plumbing issues: - Do not pour grease, oil, fat, or food scraps down any sink or drain - Do not dispose of coffee grounds, rice, pasta, or fibrous foods in sinks - Only water and standard dish/handwashing liquids should go down drains - Guests are responsible for any plumbing issues or damage caused by improper use of sinks or drains
9. HVAC & Heating Use - Please use HVAC responsibly - Temperature settings must remain within the following limits: - AC: not lower than 60°F - Heat: not higher than 80°F - Supplemental heating devices are provided and may be used as needed - Do not: - Leave windows or doors open while heating or cooling - Use systems excessively or negligently
10. Storm Doors (Important) - Storm doors must be properly latched at all times when not in use - Guests are responsible for any damage resulting from failure to secure doors
11. Parking & Alley Restrictions - Street parking ONLY - All vehicles must be parked in the same direction as the flow of traffic - The alley located alongside the property is not part of the premises
Strictly prohibited: - Parking in the alley - Driving through or using the alley for access - Driving or operating a vehicle on the lawn/grass - Guests are responsible for any damage to landscaping caused by vehicles
Violations may result in: - Cancellation of stay - Liability for any resulting damages or issues
12. Damage, Cleaning, and Condition Guests agree to: - Leave the home in reasonably clean condition - Avoid excessive mess - Any cleaning, sanitation, or damage resulting from improper or unsanitary use of the property will be charged to the guest
Guests are responsible for: - Damage - Missing items - Excessive cleaning beyond normal turnover
13. Kitchen & Dishes - Please wash dishes using provided supplies - Place clean dishes on the drying rack to dry - Once dry, dishes should be put away in the cabinets where they were found - The drying rack is for temporary drying only, not long-term storage
There are two bins at the property: - One for trash - One for recycling
Guests are responsible for: - Placing bins at the curb by 11:59 PM the night before pickup - Returning bins if staying beyond collection
15. Security & Monitoring Disclosure - Exterior cameras may be used for: - Entry monitoring - Occupancy verification - No cameras are located inside the home - Noise monitoring devices may be used (no audio recording) - Guests may not: - Tamper with - Disable - Cover - Obstruct - Interfere with any exterior cameras or noise monitoring devices for any reason
Violations may result in: - Immediate termination of stay - Removal without refund
16. Maintenance & Issues - Report any issues immediately - Do not attempt repairs
Failure to report issues that lead to further damage may result in additional charges
17. Check-Out Instructions Before departure: - Wash dishes and place them on drying rack (and put away if dry) - Start one load of towels (if applicable) - Set thermostat to: - AC: 75°F - Heat: 65°F - Lock all doors and windows
18. Late Check-Out - Late check-outs may result in charges if they: - Delay cleaning - Impact incoming guests
19. Hold Harmless & Liability Waiver Guests agree to: - Use the property at their own risk
The host/owner is not liable for: - Injuries, accidents, or illnesses occurring during the stay - Loss or damage to personal belongings
Guests agree to hold harmless and indemnify the host from: - Claims, damages, or liabilities arising from their stay - Actions of themselves or their guests

Noise Monitoring & Limits - Quiet hours are 10:00 PM – 8:00 AM - During quiet hours, noise must not exceed 55 dB on a sustained basis - During daytime hours, noise should remain below 70 dB on a sustained basis - The property may use noise monitoring devices that measure sound levels (not audio recordings) - Sustained excessive noise may result in: - Warnings - Immediate cancellation of the reservation - Removal from the property if not corrected
