This modern, third-floor condo offers the perfect combination of convenience and calm. Located on the amenity terrace level of Baytowne Wharf, guests can walk right out their door to the pool, hot tub, and amenity green, and then come home to have a quiet coffee or cocktail on their private, shady lanai. Abundant on-site amenities include golf courses, tennis courts, spas, and bike trails, with the Marina and Village of Baytowne Wharf just steps away. Beach lovers can hop right on the resort tram for easy access to the sandy shore.



Inside, the living space features stylish coastal decor and an open plan, combining the living room, dining area, and kitchen. The chef will love preparing favorite recipes with the help of stainless steel appliances and abundant counter space, and the whole gang can dine together at the table for six, or step back outside and dine alfresco. Entertainment options include three TVs, free cable, and WiFi. More vacation necessities include an in-home washer/dryer and central AC.



SandestinÂź Golf and Beach Resort is a 2,400-acre resort stretching from the bay to the beach. It offers fantastic options for dining, shopping, entertainment, and activities with three public golf courses, 15 tennis courts, a 113-slip marina, two spas, miles of bike trails, and access to beautiful sugar-white sand and the emerald green waters of the Gulf of Mexico. The Village of Baytowne Wharf has dining, shopping, and entertainment for the entire family, including 16 retail shops, 20 restaurants and night clubs, and 11 entertainment experiences, from Blast Arcade to Baytowne Adventure Zone. Guest Access:

AGE RESTRICTED PROPERTY, ALL GUESTS MUST BE 25+ TO BOOK

Please be aware there is a $40 registration fee per vehicle that covers your parking pass and wristbands. This fee is collected upon check in at the onsite registration desk that is run by the HOA.



The Neighborhood:

Explore the vibrant neighborhood surrounding our beachfront condo in Panama City Beach! Step directly onto the pristine white sands and enjoy the sun, surf, and stunning views. You're perfectly positioned to witness breathtaking sunrises and sunsets over the Gulf. For entertainment, Pier Park is a short drive away, offering a variety of shops, restaurants, and attractions like Ripley's Believe It or Not and WonderWorks. If the weather isn't cooperating, enjoy indoor fun at Dave & Buster's or catch a movie at the AMC theater, also located at Pier Park. Embrace the 'Fun in the Florida Sun' and create unforgettable memories!



Other Things to Note:

REFRIGERATOR: There may be a 12-hour delay in the cooling process of the fridge when you first arrive and load groceries, so please plan accordingly.

SECURITY: Security is on-site from 5 pm to 5 am nightly.

FRONT DESK: The front desk is open daily from 9:00 am to 4:00 pm CST.

FITNESS CENTER: The fitness center is open from 7 am to 9 pm. Please wear shirts and shoes at all times and wipe down equipment after use. The fitness center is located in the east tower on the Lobby Floor.

COFFEE SHOP: The shop is open from 7 am to 2 pm daily. The shop is located in the West tower on the Lobby level.

POOL: The pool/spa are open from 8 am to 10 pm. No horseplay is allowed.

QUIET TIME: Quiet time is from 10 pm to 8 am. Thank you!

RULES: No smoking or pets are allowed. No emotional support animals are allowed per HOA regulation.

AC: Do not turn the AC below 70 degrees or above 78 degrees to avoid issues. Please also keep balcony doors closed while the AC/heat is on.

RIPTIDE BAR AND GRILL - The poolside grill is open from March to September. Located by the Ground level pool area.

BEACH SERVICES- We are not associated with beach service. Beach service may be complimentary to some units via Splash HOA/Owner(s), Guest must visit the Beach Hut located on the beach for more information regarding if beach service is complimentary for the booked unit or the pricing and availability.

LUGGAGE CARTS- Luggage carts are located on the lobby level of the parking garage; first come first serve.

PARKING: Palm Coast Code Chapter 44-Parking on the street or lawn is prohibited. -Parking in the swales is prohibited between 1:00 AM and 6:00 AM. -Only licensed passenger vehicles, which include an automobile, motorcycle, moped, passenger van, SUV, or pickup truck may be parked in residential zones.-Recreational vehicles may not be used for overnight lodging in any driveway.-No vehicles of any kind may be parked overnight on undeveloped private property.-It is prohibited and unlawful to park or store a utility trailer at any time.-Trailers and recreational vehicles must be stored in an off-site storage area (RV’s, Boats, travel trailers, utility trailers, etc.) No commercial vehicles allowed. Should you have any questions about what is allowed to be parked at this residence please contact us immediately.

THE BEACH: The 'wet sand beach' is not private property, so enjoy sitting, relaxing or building sandcastles on the white sandy beaches. If you dig holes in the sand, please fill in the holes so baby turtles just hatched, don't get trapped in the holes. The 'dry sand dunes' are off limits. It’s considered private property. The sea oats and sand dunes act as a wall to help protect property from storm surges. The dunes are also part of the coastal ecosystem that hosts a wide range of animals. From shoreline birds, beach-nesting birds, sea turtles and dune mice. The survival of these animals is by protecting the sea oats and sand dunes which are very fragile and cannot survive being trampled on.

If we are flying in, do you offer an airport shuttle? No, we recommend 30A ON DEMAND

Is there any food in the vacation home? No. All open food products including salt, pepper, sugar, seasoning and coffee are thrown out after every check-out.

Is there an ice maker on the property? No, every unit has a refrigerator with an ice maker

Is there daily housekeeping service? No.

Is the pool heated? No.

Is there a crib? No. Crib Rental Companies: Crib Connection, Beach Baby. Reservations must be made at least 3 days prior to guest arrival

Is children day care or nanny service available? No, if you need someone to watch an elder or children, you can contact “Nurse or Nanny home health”

Is there a church or chapel at the resort? No, the closest church is PCB First Assembly of God. The church is 0.6 miles away and has a Wednesday worship at 7:00 PM with a complimentary dinner from 6:00 PM - 6:40 PM Sunday worship 10:30 AM

What time is check in? Your check-in will be promptly at 4 PM.

Is there entertainment close by? Yes, Pier Park (Panama City Beach), an outdoor mall with plenty of places to choose to Eat, Drink, Shop & with Entertainment that includes a fishing pier, Dave & Busters and the SkyWheel ferris wheel.

CELL PHONE RECEPTION: Your vacation is in paradise. Long stretches of pristine beaches made up of the brightest of white sands. Refreshing and relaxing. Unfortunately, this beauty limits the amount of cell phone towers in the area. The coverage is marginal with one or two bars and even worse when the network is over capacity with thousands of visitors in town.



Interaction with Guests:

ARRIVAL: Check-in starts at 4 PM CST and is guaranteed by 6 PM. You may check into your condo using the code in the check-in email. You will need to register with the Splash Gift Shop. The hours of operation are from 8 am to 4 pm daily. Parking passes must be displayed on your vehicle and wristbands must be worn in order to use on-site amenities. If you are checking in after the desk is closed, you will need to stop by the following day to retrieve the materials. You may still use the amenities if you arrive after hours.

Very comfortable condo with all the necessary amenities. Great location!! Our only suggestions for improvement are new or better mattresses on the beds and the bedroom carpet was pretty badly stained. We had a great time and would definitely stay in this condo again!

Mixed Emotions

Our condo was very nice, clean and perfect location. We had trouble getting our door code straightened out, it was 7 pm before that was resolved. My husband left a pair of expensive shoes when we checked out and Vascar wanted me to pay them $25 just to see if the cleaning staff had them! This is unacceptable, had VRBO been running this place that would not have happened !

Great location but bad timing.

All outdoor furniture was moved into living room for patio maintenance when we arrived (making it unusable). Patio was covered with construction debris & trash. Took several phone calls to get a response. Shower door would not close and was moldy. Great location but needs better maintenance & management.
