• Maximum occupancy is 12 guests. No unapproved visitors.
• BBQ must be cleaned after use or a cleaning fee will apply.
• Towels and sheets must remain free of stains (fees apply for replacements).

Restricted Areas (No Guest Access)

For your safety and the security of personal items, the following areas are off-limits and marked accordingly:
• Laundry closet (marked with owner’s sign and secured with a lock)
• Owner’s private room (signed and locked)
• Main pantry / Owner’s pantry (signed and locked)
• Outdoor shed

Laundry Room

• After using the washer and dryer, please leave both doors open to allow air circulation. Miami’s high humidity can cause moisture buildup and affect the machines.
• When using the dryer, be sure to press the marked button before starting. Skipping this step can damage the appliance.

Our kitchen is fully stocked for your convenience and includes:
• Rice cooker, crockpot, air fryer, toaster, blender
• Butcher knife set, pots, pans, silverware, and cooking utensils
• Coffee maker, tea kettle, small French press
• Wine and champagne glasses, drinking glasses, plates, and cups of all sizes
• A variety of spices for your culinary needs

Pool & Patio Safety

• The pool safety gate must remain in place if children are present. If there are no children and you wish to remove it, please do so carefully—any damage to the gate will require full replacement at your expense.
• The patio includes a small fridge—great for storing drinks. However, please keep all glassware away from the pool area for safety.
• The patio floor can become slippery when wet, so please walk carefully when entering or exiting the home.

French Doors & Pool Alarms

• Only the right side of the French doors opens. The left side is bolted shut—do not attempt to force it open, as this can cause damage.
• Pool door alarms are legally required and must not be tampered with. They are installed for your safety and are mandated for all Florida homes with pools.

Ceiling Fans & Extra Fans

• Bedrooms 2, 3, and 4 each have a ceiling fan.
• Bedrooms 3 and 4 include remote controls—please return these to their holders after use.
• The family room and patio also have ceiling fans. For guests who prefer extra airflow, we provide 2 large stand-up fans and 3 small table fans as well.

NEST A/C System

Please do not tamper with the Nest thermostat. It is set at 75°F and controls both side units of the house.
Turning it off or adjusting it may cause system issues.
If it’s too cold in your bedroom, you are welcome to close the air vents in that room.

Trash & Recycling

Trash Days:
• Collected every Monday and Thursday morning
• Please roll the bin to the curb on Sunday and Wednesday evenings

Bin Locations:
• Main trash bin – Left side of the house by the driveway
• Indoor bins – Located in the kitchen, patio, and bathrooms

Recycling:
• Blue bin next to the trash bin
• Accepted: Paper, cardboard, rinsed plastic containers, and glass
• Not accepted: Food waste, plastic bags, or dirty containers

Before Checkout:
• Tie all trash bags and place them in the outdoor bin
• If your stay overlaps with trash day, we kindly ask you to roll the bin to the curb the night before

Pet-Friendly Policy

We’re happy to welcome your furry friends at La Hacienda—but all pets must be approved by the host in advance. Please notify us prior to your stay if you plan to bring a pet. Pets are welcome only with prior approval.

Pet Bedding & Towels:
We do not provide standard linens for pets. Please bring your own.
We can offer cleaned and sterilized linens upon request, but note they may have stains from prior use.

Fees & Deposit:
• Non-refundable pet fee: $150 per pet
• Refundable pet deposit: $300 per pet, returned after inspection

Pet Rules:
• Maximum of two pets allowed
• Pets must be leashed when outside
• No pets on beds or furniture due to allergy concerns
• Pets must be crated if left alone – we have a crate available upon request
• Owners are responsible for all cleanup and damages
• Waste must be picked up, bagged, and placed inside the outdoor trash bin

Shared Property & Parking

La Hacienda includes two apartments, each with independent entrances on either side of the property.
Please be mindful of parking and only use your designated space.

Our tenants are wonderful and very respectful of our guests—we ask the same in return to maintain a peaceful, welcoming environment for everyone.
