Perfect for us

Our U14 boys team attended a soccer tournament in Plano so we needed a lot of beds. This property lived up to its online listing. Hosts were great, rooms were comfortable, everything in working order and the grounds were well landscaped and designed with many different areas. The game room was a bonus and the kids loved it.

We had a fabulous time at River Valley Ranch! The hosts were the best! The communication was superb and effortless! The property and the houses and amenities were perfect. Such a much needed relaxing trip for 9 adults and 8 kids under 8! The kids barely turned on a tv, except early in the mornings waiting for their cousins to wake up! We had so much room to spread out and relax. The pool was by far the nicest private pool setup we've encountered and we are particular! The waterfall/slide was incredible and 2 years old up to adults enjoyed it! The hot tub was gigantic and right by the pool/connected actually! We used it constantly too! There is a pavilion right by the pool for those not swimming but still wanting to be with the group! It's very large. We used it daily! The red barn had enough activities to keep everyone engaged. We used everything they had to offer...pickleball, basketball, bocci, a great driveway for bikes or scooters! One day we went into "town" and regretted it because we were missing the River Valley Ranch setup.The hosts are so dear and responsive! They had snacks at each house for us! Lovely hosts and also very attentive! We as a family did not want to leave and everyone raved about it!

Family wedding

We rented the place for our family to stay together for my nephew’s wedding. The place was perfect for a large family and in a beautiful location. It was nice to sit on the porch and drink coffee in the morning as well as in the evening to watch the fireflies. The hosts left a welcome basket and the place was very clean. My parents even commented that it was the nicest place we have ever booked. Thanks to our hosts!

Our family of 23, including 12 grandchildren ranging in age from 4 to 19, had an absolutely wonderful five night stay. Finding a property that keeps everyone from preschoolers to teenagers to grandparents happy isn’t easy, but this one did exactly that.We celebrated three birthdays and an anniversary during our stay, and the property gave us plenty of space to make those memories together. The pool was definitely the centerpiece of our vacation during the day. The kids loved the large slide, the shallow tanning shelves where they could relax and play, and the beautiful water features. The hot tub was also a favorite with adults after a long days of swimming. The game barn was another huge success. It gave the teenagers and adults a place to gather, compete, and laughed together, while also providing a great option when we wanted a break from the sun.At night time the fire pit was the gathering spot. The adults gathered around and talked nightly to well in the morning. The bonding was perfect. Also, the kids could play pickle ball nearby, and bocce ball and a few games of basketball.With so many people, we were impressed by how well the property accommodated our group. There was truly something for everyone and we never felt crowded. Our family made memories that will be talking about for years.If you are looking for a place to host, a large family gathering or multigenerational vacation, we highly recommend this property. We left with full hearts & wonderful memories.

I book a big place every summer for a group of 15-20 people. This was the BEST place we have every stayed. Our group was mostly high school students along with a few adults. There was never a moment they weren't having fun and enjoying the property. The favorite was the game barn!! I though it would be the pool (because it's amazing!!!) and although they went swimming once and loved it, they would hardly leave the game barn! lol. The also loved pickleball and the other sports their. There were so many beds and they were all comfortable! Plenty of towels, a well stocked kitchen, amazing communication from our hosts, and the couple of things we needed help with they were super fast to help! I should also mention the long tables in the game barn. We had so much room to eat all together! We loved it! It would have been nice to have a kitchen in the barn, BUT we cooked in the house and then the barn was just right out the kitchen door. It worked great! Plenty of parking! Beautiful lighting outside! We have been some places that have fantastic pictures and are then very disappointing when we arrive. River Valley Place was the opposite. Pictures don't do it justice. Most bedrooms had ceiling fans. One upstairs room in the farm house didn't and we wished we had brought a fan. This is the only very minor complaint I have AND I have zero doubt that if I had asked Warren and Mary (our hosts) for a fan, they would have brought us one immediately. They were that great! 5 stars!!

Perfect for a family

We stayed at this lovely property for a wedding in the area. the owners were gracious and allowed us to hold the rehearsal on their lovely property. I highly recommend this wonderful gem that feels like you are in the country but still close to the amenities of the city.

Lovely family get together

We had family together across memorial day weekend to celebrate two birthdays. It was absolutely lovely. The location was peaceful but also close to the grocery store. Kitchens were well stocked with the things you need, and the common areas were comfortable and intimate. The firepit area was a really nice touch.

Loved the farmhouse and cottage! Clean, comfy beds, nice welcome basket! We all enjoyed our stay! Something to note, the first time getting there, Waze took us down a gravel road. There is more than one way to get there, so just research routes if your car is not gravel road friendly.

We rented this place for my daughter (the bride), her bridesmaids, and some family. She and her girls were able to all stay in the main house together and it was perfect. Everything was clean, cozy, and exactly what we wanted. I highly recommend this place.

This is an amazing property! Clean, comfortable beds, lots of space, and an amazing outdoor area. Tucked away in the country, but minutes away from the city and all the amenities you need. Fabulous, stocked coffee bar in both kitchens. We loved our stay!

Wonderful weekend for large family get together!

We rented both the main house and cottage. They were beautifully decorated and very clean. Beds were super comfy! The outdoor space was adorable. Big fire pit with plenty of outdoor seating with great lighting. We were brought lumber each night for the fire. Would definitely suggest this property for a large family get together.

Our excerpience was nothing but great. The farmhouse and cottage were ready to go and everything we needed was available. We added the event barn for our wedding venue and that went wonderfully. We have no complaints and enjoyed our time.

We were in town for a Wedding and chose this location for our 18 family members. This was a great location for all. It was very clean and well-stocked and Warren and Mary were both very helpful. The attached barn venue was very nice as well . Would definitely recommend this property!

This property exceeded all of my expectations. The farmhouse and cottage was perfect for my husband and I's families to all stay for the weekend comfortably. The barn was exactly what we were looking for to have our wedding and reception. Warren and Mary added so many beautiful details to make our day special. I highly recommend this property for large families and events like weddings or family reunions!

Amazing Family Celebration Accommodation

We were 2 families getting together in a central location to celebrate our grand daughter’s 1st birthday. The Farmhouse and cottage worked out perfectly! The beds were very comfortable. Both places were decorated very nicely and the host were very accommodating with everything from coffee pods to chocolates in the bedrooms. There were even baskets with bags of chips, hot sauce and chocolates. There were extra toothbrushes, soap and shampoo. The owners thought of it all. The kids loved playing on the playground out front, plenty of land for football and frisbee also. We went on walks down the country road and the kids rode their bikes. We just had a fabulous time all the way around. We would like to make this property an annual destination for her birthday 😊. Thank you Warren and Mary for sharing your homes with our families. Beautiful property

My family (me, my 2 brothers and all our kids) came down for a wedding in McKinney! The farmhouse and the cottage together were perfect! Even though we weren’t there a lot, it was cozy and WAY better than 6 hotel rooms. Checkin process was easy and even though the owners live on the property we had complete privacy. Sitting around the fire pit developed memories that our kids will carry forever. Thanks Warren and Mary for opening up your beautiful home!
