A separate private tiny home on the property sleeps 6, for a total of 15 guests when booked together. Inquire if you’re interested in reserving both homes while maintaining privacy.

Guest access
You can access your space 24/7 via our custom-coded keypad deadbolt locks. Please note that for your security our home has a Vivint video doorbell camera and a security camera that monitors the back yard.

There is a separate guest house on the property that can be separately reserved.

The guest house is completely independent, with its own private entrance and a full privacy fence that fully separates it from the main home. Guests in each space do not share any outdoor areas, and can confidently assure you that the level of privacy is comparable to that of neighboring properties.

Guests that book the main house do not have access to the guest house, and vice versa. Guests of the guest house will not be allowed to park in the driveway, but will use the driveway to access their reserved guest house space.

Traveling with Pets
We’re pleased to host well-behaved, approved pets with advance notice. A pet fee applies per pet per stay. Please ensure your reservation reflects the correct number of pets so we can prepare the home accordingly.

Pets are not allowed on furniture and evidence of heavy shedding on furniture that requires deep cleaning will incur additional cleaning fees assessed upon checkout. Pets must remain crated at all times when left unattended.
 
Undisclosed pets will incur an additional fee of 2x the standard pet charge per pet. We appreciate your transparency in helping us maintain the elevated standard of the home for all guests.

Other things to note
Policies in place to comply with City of Decatur Short Term Rental Permit:
*Maximum overnight occupancy is 9 people.
*Maximum number of vehicles is 2.
*The City of Decatur noise ordinance (see City website) must be strictly adhered to; violators will face any fines assessed on the property by the City
*No outdoor amplified sound other than household speakers is allowed
*Designated Property Manager details can be provided upon request.

Other Policies:
*Booker must be at least 21 years old
* No Parties: Parties strictly prohibited; violators face eviction, a $1000 fine, and additional fees.
* Pet Policy: Dogs allowed subject to a $175 per pet, per stay fee (max of 2 pets). Pet damages are the guest’s responsibility.
* Linen Damage: Stained linens incur fees; use provided black washcloth for makeup removal.
* Unauthorized Guests: No unlisted guests on property, but can be updated as long as the house can sleep the amount of people invited and updated guest fee. If we see guests being sneaked in, we immediately reserve the right to charge a fine or cancel the reservation via AirBnB.
* No Smoking: Indoor smoking fined $1,500 + ozone remediation cost; lost revenue may apply.
* Liability & Insurance: Guests liable for damages; personal belongings insurance advised.
* Cleaning & Furniture: Excessive cleaning billed at $125/hr; furniture fees may apply.
* Service Animals: ADA service animals must adhere to guidelines to waive fee; misrepresentation results in eviction.
* Payment Clause: Card used indicates agreement with terms and conditions, may be charged for expenses.
