No Parties or Events
Parties, events, and gatherings are strictly prohibited. We maintain a zero-tolerance policy. Violations may result in immediate removal without refund and additional charges.

Check-In / Check-Out
Check-in is at 4:00 PM and check-out is at 10:00 AM. Early check-ins and late check-outs cannot be accommodated. Guests who overstay or delay housekeeping will be charged for associated costs. If you expect to arrive late at night, please let us know in advance, especially in case of travel delays or emergencies.

Local Reservations
Reservations from guests residing within the local area are not accepted without prior approval. Please contact us before booking if you live locally.

No Smoking, Drugs, or Marijuana
Smoking, marijuana use, illegal drugs, excessive noise, and parties are strictly prohibited anywhere on the property, including entryways, driveway, and shared spaces. Violations incur a $1,000 fine plus cleaning and repair costs. Smoking is also prohibited by the HOA.

Firearms
Firearms are not permitted anywhere on the property or within the resort community.

No Commercial Use
Commercial photography, filming, or videography is prohibited without prior written consent.

Illegal Activities
Illegal activities, including prostitution, are strictly prohibited and will be reported to the booking platform and authorities as required.
Guest Limits & Visitors
Only registered guests listed on the reservation are permitted. Visitors and unregistered guests are not allowed. Occupancy must not exceed the number stated in the booking. Exterior security cameras are in use to enforce this policy.

Guest Responsibility & Damages
Guests are responsible for any damage, injury, or loss occurring during their stay. All damage must be reported promptly. Unreported damage will be reported to the booking platform.

Pet Policy
Pets are not allowed. Unauthorized pets will result in a $1,000 fine plus cleaning and repair costs.

Consumable Amenities
An initial supply of consumables (toilet paper, paper towels, etc.) is provided. Guests are responsible for replenishing items as needed during their stay.

Quiet Hours
Quiet hours are from 10:00 PM to 8:00 AM, per HOA rules.

Amenities
We make every effort to ensure all amenities are operational. If an amenity becomes unavailable due to mechanical failure and cannot be restored during your stay, a $15 per 24-hour refund per affected amenity will be issued once properly reported. No refunds are issued for guest misuse.

Internet Service
Wi-Fi is provided as a courtesy and may occasionally be unreliable. We do not provide technical support, and no refunds are issued for internet interruptions.

Mail & Deliveries
No regular mail may be sent to the property.

Security Cameras
One exterior security camera monitors the driveway only. There are no cameras inside the home or within the pool area, ensuring guest privacy.

Agreement
By booking, guests agree to comply with all House Rules. Violations may result in additional fees, damages, removal from the property, or reporting to the booking platform.
