In total, the farmhouse has an internal surface area of over 1000 square metres. It was completely renovated in 2000 with careful and conservative modernisation work. The old manor house is still used as a private residence by the owners. In addition, part of the main house is still used as an office. The family-run tourist agency takes care of the booking and organisation of excursions and tourist services on Lake Garda.
The old country house is located in the hinterland of Lake Garda, surrounded by greenery. Here the noble Lugana grape variety is cultivated and you can enjoy the unique experience of living in the countryside, surrounded by the sounds of nature and the gentle, relaxing breeze of Lake Garda. The tourist centres of Sirmione and Peschiera del Garda are only a few kilometres away. In the vast expanse of lush vineyards and olive groves you can recharge your batteries and return to everyday life with renewed vigour.
From the living room and kitchen you have direct access to the approx. 70 sqm terrace, where you will find a barbecue area, deck chairs and a large garden table. In the garden in front of the kitchen is the swimming pool for the exclusive use of guests, with sunbathing lawn, sun loungers, parasols and outdoor shower. There is also a special area right next to the large kitchen, so that pets can stay in the house, especially at night; pets are not allowed to sleep in the bedroom. The park-like garden of about 2,000 square metres extends around the house, includes pine, cherry, peach and olive trees and is enclosed by tall laurel hedges and a metal fence. Next to the garden one can admire the estate vineyards for the production of Lugana wine. The automatic access gate opens onto a large private car park that can accommodate up to ten cars. From the car park it is only a few steps to the main entrance of the farmhouse, which you will share with the owners. Adjacent to the shared entrance area is a room used as a wine shop, where you can buy wines and typical local products or book tourist services and excursions and receive information. The property boasts a history of almost 110 years. It was built in 1907 as a farmhouse for a tobacco plantation. At that time, the cultivation and processing of pipe tobacco represented an important economic sector on Lake Garda. Cultivation was favoured by the ideal year-round climate and fertile soil. From 1970 onwards, the fields were mainly used for the cultivation of vines. Lugana wine, which meets today's very high quality standards, is cultivated by the owners. The area is very quiet and, despite being surrounded by nature, is only a few kilometres from town centres, supermarkets and petrol stations. There are also numerous restaurants and trattorias serving local cuisine in the area. Take long walks in nature and go cycling along safe paths. And last but not least, Lake Garda, just a stone's throw away, offers unique and unforgettable moments. The strategic location makes it possible to visit the numerous tourist resorts on the shores of Lake Garda, such as Sirmione, Desenzano, Peschiera del Garda or to take a trip to amusement parks and shopping centres such as Gardaland, Zoopark Natura Viva, Caneva World, Movie Studios, Parco SigurtĂ , Terme di Sirmione, ColĂ and Pescantina, all within a few minutes' drive. In addition, the location of the country house is ideal, as the nearby provinces of Brescia, Verona and Mantua, with their famous historical centres and works of art, are also within easy reach. There is a partnership with a facility where it is possible to use the sports centre with swimming pools, bocce courts, tennis courts, beach volleyball and football fields at affordable prices. There is also a restaurant/pizzeria and a bicycle/bike rental. The resort is only two kilometres away. The restaurant offers its guests special menus at discounted prices for both dinner and lunch.
A 500-square-metre annexe, once used for tobacco processing, is available for rent. In 2012, it was converted into holiday accommodation on two floors. In furnishing the rooms, emphasis was placed on elegant surfaces. However, they are functional, comfortable and cosily furnished to make the stay even more pleasant for couples and families. Each room enjoys absolute privacy and is equipped with a private bathroom, a perfect combination of rural style, practicality and comfort. The fact that the rural style and uniqueness of the house has been preserved does not necessarily mean that comfort and hospitality must be sacrificed. The six double rooms are bright and comfortably furnished. The first room is located on the ground floor. It is a double room with a private bathroom and shower, suitable for people who have difficulty climbing stairs and accessible to wheelchairs. After the common entrance, one climbs the stairs to the first floor, where the other five double rooms are located. They are connected by a common corridor. Each room is approximately 45 mÂČ and is equipped with built-in wardrobes, bedside tables, air conditioning, satellite TV, a minibar and a private bathroom with shower and hairdryer. The rooms also enjoy a unique view of the vineyards. Double beds are 160 x 190 cm, single beds are 80 x 190 cm. Bed linen and towels are changed every ten days. On the ground floor is the large living room of about 50 sqm with two sofas, tables, a chest of drawers and a sixth bathroom with shower. On this level there is also the kitchen-living room of about 60 square metres. It is fully furnished and equipped with a cooker, oven and microwave, refrigerator, coffee machine, toaster, crockery, kitchen fireplace and satellite TV. There is a large table where up to 16 people can eat at the same time. A washing machine, dishwasher and iron and ironing board are available in the adjacent laundry room. You can use the Internet via Wi-Fi free of charge in the entire building. Heating is available in all rooms, air conditioning only in the bedrooms. Pets are allowed on request. In any case, they should only be kept outside the house. If they are allowed in the house, the deposit indicated for the pet will be retained for additional final cleaning.
