This is a residential property, not a hotel or party place.



Smoking

● No smoking anywhere on the property – This includes indoors, patios, balconies, garages, and entryways.

● Smoking allowed off-premises only

● Smart smoke detectors are installed

● Smoking or tampering with detectors will result in fines up to $2,500 and immediate removal



Noise

● Low Noise Hours: 10:00 PM – 8:00 AM

● No street nuisance allowed.

● Noise Monitoring Devices Installed (Devices do not record audio)

● Sustained noise over 90 dB for 5+ minutes triggers immediate alerts to guests

● Repeated violations and disturbances may result in fines up to $2,500 and removal



Parties & Guests

● No parties or events

● Only registered guests are permitted

● Unauthorized guests may result in fines and cancellation without refund

PARKING

● Driveway Capacity: Up to 4–6 cars

● Do Not Block Neighbors’ Property – Keep the street clear at all times

● Allowed Vehicles: SUVs, motorcycles, pick-up trucks, Jeeps, vans

● Not Allowed: Party limos, buses, commercial trucks, boats, 18-wheelers (may be towed)

● No Street Parking – Vehicles may be towed

● Park at Your Own Risk – Secure valuables and lock your vehicle

Other Things to Note:

SECURITY DEPOSIT or DAMAGE WAIVER (REQUIRED)

Guests must choose one of the following options after booking via the Guest Hut App:

- $29 per night nonrefundable damage waiver (capped per stay), OR

- $750 refundable security deposit

This is a required step for all reservations to complete before check-in and will be collected via a secure guest portal externally.



PET POLICY AND FEES

- No pets at any time

- Violations may incur a $500+ fine and/or immediate reservation cancellation



AGE REQUIREMENT & ID VERIFICATION

- Primary guest must be 22+

- Guests 18–22 may book with a $49 one-time fee (per reservation, one guest only)

- All guests 18+ must complete ID verification before check-in



Verification includes: government ID, selfie, and signing the rental agreement/house rules in the Guest Hut app. Failure to verify may result in cancellation without refund
