A private wellness retreat set on 1.3 acres along prestigious W Neck Road in Southampton. This 7,000 sq ft luxury villa offers resort-style amenities including pool, spa, sauna, fitness center, tennis/pickleball and basketball courts—just minutes from Peconic Bay, Southampton Village, and renowned Hamptons beaches.



The Space:

Experience luxury in this Southampton villa on a private 1.3-acre estate. This 7,000-square-foot home has seven bedrooms and 6.5 bathrooms. It features wide-plank white oak floors. The gourmet kitchen has Sub-Zero and Wolf appliances. There is a wine closet and a fitness center. The primary suite has a private balcony. Outside are a pool, spa, sauna, fire pit, and a pickleball/tennis court. An outdoor shower is included. Minutes from Peconic Bay, guests also have access to an Escalade with a Southampton beach pass.



Guest Access:

Indulge in the entirety of this exquisite villa, encompassing seven resplendent bedrooms, six and a half lavish bathrooms, a gourmet kitchen appointed with Sub-Zero and Wolf appliances, and an elegant dining area. Experience the pinnacle of wellness within the state-of-the-art fitness center, private sauna, and captivating theater/media room. Outside, discover an inviting outdoor pool, a heated patio area, a sophisticated fire pit lounge, and an invigorating outdoor shower. Further enhancing the experience are a dedicated pickleball and tennis court, alongside a built-in spa. The estate is complemented by a private garage and complimentary parking. Furthermore, guests will enjoy exclusive access to an Escalade, complete with a Town of Southampton Beach Parking Pass.



The Neighborhood:

With miles of white, sandy beaches and a general abundance of natural beauty, Southampton is the epicenter of the Hamptons. The town was founded in 1640, and is now a charming village with modern flair and a favorite resort of the well-to-do



Getting Around:

A car is recommended to fully enjoy Southampton and the surrounding Hamptons area. The property offers private parking, and guests benefit from exclusive use of an Escalade with a Town of Southampton Beach Parking Pass, providing convenient access to local beaches.

Rideshare services and taxis are available in Southampton, and nearby main roads allow for easy travel to beaches, villages, and attractions across the Hamptons.

This property is subject to applicable local short-term rental regulations. Guests must comply with all occupancy limits, use restrictions, and house rules required by local law and the hosting platform.



1) Occupancy - Maximum occupancy must be observed at all times in accordance with local regulations.

Communicate the exact number of people you plan to sleep at the home, it must be the same number you booked on the Airbnb system. The max capacity for the house is 14 guests. Any false statements will terminate the lease or will require the payment of additional fees (Extra guest fee or Extra cleaning costs)

2) No Parties, No Smoking, No Drugs & Keep a clean and tidy home. No Dinner parties, lunch parties & hosted cocktail parties unless previously authorized. Communicate all needs / requests and I will help you.

3) Please respect the home as if it was your and be mindful of the furniture and neighborhood

4) No Loud noise - no large portable speaker or amplifiers permitted

5) Absolutely NO DIVING or rough pool play

6) No smoking anywhere on property.

7) Quiet hours strictly enforced

8) No pets allowed

Violation of house rules may result in immediate termination of the stay without refund.



CONDITION AND USE OF PROPERTY

The Property is provided in “as is” condition.



Rental Agent shall use its best efforts to ensure the operation of all amenities in the Property, such as internet access, cable TV access or pool as applicable. Rental Agent shall not be held responsible for such items failure to work, but will make every effort to correct any issues as reported as quickly as possible. Guest acknowledges that use of amenities such as pools, spas, fireplaces, decks, and the like may be potentially dangerous and involve potential risks if improperly used, particularly with regard to children and such use is at the Guest’s own risk. Guest shall use the Property for residential purposes only and in a careful manner to prevent any damage or loss to the Property and keep the Property in clean and sanitary condition at all times. Guest and any additional permitted guests shall refrain from loud noise and shall not disturb, annoy, endanger, or inconvenience neighbors, nor shall Guest use the Property for any immoral, offensive or unlawful purposes, nor violate any law, association rules or ordinance, nor commit waste or nuisance on or about the Property.



RISK OF LOSS AND INDEMNIFICATION

Guest agrees that all personal property, furnishings, personal affects and other items brought into the Property by Guest or their permitted guests and visitors shall be at the sole risk of Guest with regard to any theft, damage, destruction or other loss and Rental Agent shall not be responsible or liable for any reason whatsoever.



Guest hereby covenants and agrees to indemnify and hold harmless property owner and their agents, owners, successors, employees and contractors from and against any costs, damages, liabilities, claims, legal fees and other actions for any damages, costs, attorneys fees incurred by Guest, permitted guests, visitors or agents, representatives or successors of Guest due to any claims relating to destruction of property or injury to persons or loss of life sustained by Guest or family and visitors of Guest in or about the Property and Guest expressly agrees to save and hold Rental Agent harmless in all such cases.



RELEASE

Guest hereby waives and releases any claims against Rental Agent, the Property owner and their successors, assigns, employees or representatives, officially or otherwise, for any injuries or death that may be sustained by Guest on or near or adjacent to the Property, including any common facilities, activities or amenities. Guest agrees to use any such facilities or amenities entirely at the Guest’s own initiative, risk and responsibility.



-----POOL RULES-------

Absolutely NO DIVING or rough pool play allowed.

Pool Access is limited to the seasonal dates of May 15th to October 11th 2026. Pool heat will be provided between MD and first weekend of October!



Do not use or allow the pool to be used alone. Minors under the age of 18 shall not utilize the pool unsupervised. Unsupervised use by children is strictly prohibited. Never leave children alone in the vicinity of the pool. Do not add anything to the water, including foaming bubbles, chemicals or bath oils, etc. If any of the above items are added, additional cleaning fees will be assessed.



Pets are not allowed in the pool.



NO candles or glass is allowed in the pool area or in the pool. No Shoes are allowed in the pool. Absolutely no pets are allowed in the pool. Absolutely no electrical appliances should be used in or near pool. If any damage occurs to the pool liner, the guest is responsible for full replacement of the pool liner. Guests agrees to fully reimburse and indemnify operator for damage cause to the pool during lease term , including damage caused by any person, including invited or uninvited guest, pets, animals or children. The pool is serviced and chemically treated weekly. Surrounding patio/deck may be slippery when wet.



By electronically accepting this agreement, guest agrees to abide by the above conditions and hereby swear the information provided above is true.

Guest agrees to the terms of this agreement and has read and understands the cancellation policy and give operator permission to charge credit card accordingly.
