Welcome to Epic Family Getaway, a West Bradenton retreat designed specifically for families who want to relax without the stress. Located less than 15 minutes from the world-famous white sands of Anna Maria Island, our home is more than just a place to stay—it’s where your family memories begin.



The Space:

🏠 Space for Memories & Connection Our bright, open-concept home is designed for together time. From a game-filled garage to baby-ready gear, we’ve thought of every detail so you can focus on what matters. Whether you’re prepping a family feast in the fully stocked kitchen, hosting movie night in the airy living room, or watching the kids splash in the heated pool while you relax by the pond, there is plenty of space for everyone to unwind and connect.



What Your Family Will Enjoy:



• The Fun Zone: We’ve converted the garage into a dedicated games room!

• Waterfront Relaxation: Peaceful backyard overlooking a quiet pond.

• Dining: 2 Dining tables to ensure everyone has a seat at the table.

• Comfort Essentials: High-speed Wi-Fi + Smart TVs in every bedroom, black out shades

• Convenience: Washer and dryer for guest use and parking for 6 vehicles. Beach essentials like a trolly, cooler, sand toys and chairs.



The SLEEPING SPACES:



• Bedroom 1: King Bed with a single pull out sofa chair/Floor mattress with ensuite shower bathroom. Ceiling fan, smart TV, walk in closet, dresser, black out curtains.

• Bedroom 2: Queen bed, smart TV

• Bedroom 3: King Bed with ensuite, smart TV

• Bedroom 4: Bunk bed: lower double mattress, upper is a single bunk, and a single mattress bed pulls out from under (trundle bed), smart TV, black out curtains.

NOTE: 3 of the mattresses are floor mattresses. One is in the master bedroom, and 2 are movable (located in the bunk bed room). Please book accordingly.



Parents, we got you!!! There is a pack and play, stroller, baby monitor, baby bath, high chair, loads of toys and books for the babies & kids too! If there is anything else you need to ensure you stay is stress free, please reach out to us prior to your say and we will do our best to accommodate you.

💬 Guest Access

Guests have full access to the entire home, pool area, and outdoor spaces. The property is fully private with a fenced in backyard.



🐾 Fees

• Additional Guests: $18 per night per guest after 10 guests

• Pet Fee: $249 per stay



🐶 Pet Policy

A maximum of one pet is permitted, with a weight limit of 20 lbs.

Pets must be approved in advance.



🏡 HOUSE RULES

These are here to make sure your stay is awesome 🤩 while also keeping things respectful for the neighbors and the property. Quick read = no surprises = smooth stay 🙌



🚭 NO SMOKING

We're a 100% smoke-free space. If the unit smells like smoke, a $1000 fee will apply to cover ozone treatment.



🎉 NO PARTIES / GATHERINGS

Unauthorized parties = $1000 penalty + cancellation of your reservation without refund. Let's keep it chill 💆‍♀️



🔇 QUIET HOURS: 10PM – 8AM

One warning for excessive noise. After that: $250 fine and possible cancellation without refund. Respect the peace ✌️



👥 UNDISCLOSED GUESTS

Only guests listed in your reservation are allowed.

Extra person = $50/night.



🐶 NO UNDISCLOSED PETS

Undisclosed pets = $500 fine.



📹 DO NOT TAMPER WITH SECURITY DEVICES

This includes exterior cameras, smoke detectors, CO monitors, and noise sensors.

If tampering is detected:

$500 fine

Immediate removal without refund

Liability for damages

We receive alerts in real time



🕒 EARLY CHECK-IN / LATE CHECK-OUT

Available if requested in advance (based on availability): $50/hour

Unauthorized early check-ins or late check-outs: $100/hour



🤝 Booking = Agreement

You agree to treat this space with care and book in good faith. If any issues arise, we ask that you communicate respectfully and work toward resolution — no retaliation reviews or bad-faith actions. 💬

Other Things to Note:

We have a very strict NO PARTY policy.



Pool heating is included up to 80°F, with an optional upgrade to 90°F.

Please understand that outdoor pools are subject to heat loss, particularly when ambient temperatures fall below 70°F, during windy conditions, or overnight.



While we ensure the heater is operating properly, actual water temperature cannot be guaranteed under cooler weather conditions, and no refunds will be issued for temperature fluctuations caused by environmental factors.



Our home features one front camera which monitors the front door area of the home. We also have a rear camera which covers the backyard and pool area.
