THE SPACE

This contemporary 6-bedroom estate sits at the edge of Cap Cana, overlooking the 15th hole of Punta Espada and the Caribbean Sea. From the living room to the pool deck and dining palapa, you’re always facing an open horizon – no buildings in front of you, just water, sky, and the golf course below.

Thanks to its elevated position and open-plan design, the house stays naturally breezy and pleasantly cool. Large sliding doors let the ocean air flow through the main living areas, while all six bedrooms are fully air-conditioned and have ceiling fans, so you can keep nights as cool and quiet as you like.

Spread over two levels, the property offers six spacious suites, each with an en-suite bathroom and a terrace or balcony with ocean and/or golf views. Designed as a very private retreat for families and groups, it lets everyone enjoy generous shared spaces and still retreat to their own quiet corner.


INDOOR LIVING

The main living room has sky-high ceilings and large picture windows framing the sea and fairways. Two fully equipped kitchens – a show kitchen and a separate staff kitchen – make entertaining easy, whether you’re hosting a formal dinner or casual family meals. Interiors are modern, minimal, and clutter-free, with generous room sizes and plenty of natural light.


OUTDOOR LIVING

Outside, a large infinity pool and jacuzzi sit right at the edge of the cliff, visually merging with the Caribbean Sea. A covered terrace with soft seating, sun loungers around the pool, and a poolside palapa with a dining table for the whole group create multiple spots to relax, dine, and enjoy the views. There is also a dedicated platform by the cliff that works beautifully for morning yoga, workouts, or sunset cocktails.


BEDROOMS & LAYOUT

Three bedrooms are located upstairs, and three are on the main level. Three suites feature king-size beds, while the other three offer two queen beds - ideal for families or friends sharing. All have en-suite bathrooms, A/C, ceiling fans, TVs, wardrobes, and access to a terrace or balcony. A “family section” on the ground floor includes two queen-bedrooms with their own small living/dining area, which works well for guests with children, grandparents, or a nanny.


STAFF

Your stay includes a dedicated on-site team providing personalized service throughout your visit:
• Private Chef – 2 meals per day included (breakfast plus either lunch or dinner). Food and beverages are not included and are paid separately.
• Butler / House Manager
• Housekeeping maids
• Property Manager Support – assistance with airport transfers, golf reservations, yacht charters, spa appointments, activities, and additional services upon request.

NEIGHBORHOOD DESCRIPTION

This home is set inside Cap Cana, an exclusive master-planned resort community in Punta Cana known for its privacy, security, and luxury atmosphere. The villa overlooks the Punta Espada golf course and the Caribbean Sea, so your “neighborhood” is palm trees, fairways and ocean instead of crowds and traffic. Within a short drive or golf-cart ride you’ll find Juanillo Beach (one of the area’s most beautiful beaches), beach clubs, the Cap Cana marina, restaurants, bars, tennis and padel courts, eco trails, equestrian center, water park and more. It’s a very quiet, upscale area popular with families, golfers and high-end travelers looking for a safe, resort-style environment.


GETTING AROUND

Punta Cana International Airport (PUJ) is only about 8 km / 5 miles from the entrance to Cap Cana, and we can help arrange private airport transfers if you’d like to arrive stress-free. Once inside the resort, getting around is easy: your stay includes the use of a golf cart for moving between the villa, beaches, marina and restaurants, and there is free parking on the property if you choose to rent a car or use a private driver. Most guests combine the golf cart inside Cap Cana with car service or taxis for any trips to nearby shopping areas like Blue Mall Punta Cana or Puntacana Village.

•⁠ Maximum capacity is 12 guests. Additional or unregistered guests are not allowed without prior approval.
•⁠ ⁠Once your booking is confirmed, a copy of all guests’ passports must be sent by email so we can issue access passes to Cap Cana.
•⁠ ⁠Parties, events, and gatherings that exceed the number of registered guests are not allowed unless expressly authorized in advance.
•⁠ ⁠No smoking indoors. Smoking is only permitted in designated outdoor areas.
•⁠ ⁠Pets are welcome with prior approval only.
•⁠ ⁠Please keep music at a moderate volume, especially after 10:00 pm, out of respect for neighbors and community rules.
•⁠ ⁠If the A/C is on, please keep doors and windows closed to avoid damage to the system.
•⁠ ⁠Occasional maintenance visits may be required to preserve the quality of your experience; guests will always be notified in advance whenever possible.
•⁠ ⁠The community has regular pest control, but as this is a tropical environment, occasional insects may still appear.
•⁠ ⁠For safety reasons, candles are not allowed inside the villa, and fireworks are strictly prohibited anywhere in Cap Cana.
•⁠ ⁠No glass (bottles, glasses, etc.) is allowed in the pool or jacuzzi area. Please use plastic or other safe materials.
•⁠ ⁠To maintain cleanliness and safety, eating is not allowed in the pool area and bedrooms. Please enjoy meals in the designated dining spaces.
⁠• A refundable security deposit of $2,000 is required for the stay.


Safety & responsibility

•⁠ ⁠Guests are responsible for supervising children and pets at all times, especially near the pool, jacuzzi, wet areas, and the viewpoint.
•⁠ ⁠Some surfaces may become slippery when wet, particularly around the pool/jacuzzi and on marble floors inside the villa. Please walk carefully and consider wearing appropriate footwear.
•⁠ ⁠Guests are responsible for any damage to the property or its furnishings during their stay.
•⁠ ⁠The property is not responsible for lost, stolen, or left-behind items. We encourage you to use the safes provided in the villa.
