The Space:

This home is fully transformed for the holidays from Nov 15–Jan 5, a luxury you won’t find anywhere else in Calgary. The moment you step inside, the season meets you: a glowing Christmas tree, curated décor throughout the main floor, stockings hung by the fireplace, and a dedicated hot cocoa station stocked with festive mugs, jars of cocoa mix, and locally roasted coffee.



The main floor is designed as one open, connected space so everyone can be together — cooking, lounging, wrapping gifts, playing board games, or watching holiday movies by the fireplace. The large sectional gives the whole group room to pile in together, and the décor is intentionally photo-ready for family pictures and those little moments you want to remember.



The kitchen is fully equipped for holiday meals, baking cookies with the kids, or putting together a big Christmas breakfast. The dining table seats your group comfortably, and the workspace nearby lets you wrap up last-minute tasks while still being part of the fun.

In line with Airbnb’s July 2025 transparency update, we clearly list any optional fees (like adding a pack n play, early check in etc) so there are never surprises. These only apply if additional services are requested or policies are broken.



Late Check-Out (after 11 AM without approval): varies by property



Early Check-In / Late Check-Out (based on cleaner availability): variable



Lost Key/FOB: $175



Forgotten Items Returned: $50 admin fee



We almost never need to apply these, but we’re required to list them for full transparency.



👥 Guest Count & Respect for the Space



Please ensure your reservation reflects the correct number of guests.



Unregistered guests incur a $50 per-person per-night fee.



🚭 Smoking, Vaping & Substances



Absolutely no smoking, vaping, or illegal substances inside.



Smoking violations may incur a $400 air restoration fee.



🔈 Quiet Hours & Neighbour Respect



Quiet hours: 10 PM – 7 AM (Calgary Bylaw).



Parties, loud gatherings, or disturbances may lead to cancellation without refund and a $400 admin fee.

Please report any accidental damage promptly — we’re always understanding when it’s communicated early.



The property owner isn’t liable for personal injury or lost items.



We may need to access the home for maintenance or emergencies with notice provided whenever possible.
