This elevated guesthouse combines boutique interiors, thoughtful comforts and a peaceful setting to create a memorable escape near Canyon Lake, Gruene and the Guadalupe River.

## Your Guesthouse



Inside, the bright, open-plan guesthouse combines comfortable furnishings with calming décor and thoughtful finishes. Large windows bring the surrounding landscape into the living space, creating a welcoming place to unwind after a day exploring the Hill Country.



The fully equipped kitchen makes holiday living easy. Prepare breakfast before heading out for the day, enjoy a leisurely lunch on the balcony or cook dinner before settling in for a relaxing evening.



The bedroom features a comfortable queen bed, quality linens and boutique touches for a restful night's sleep. The sofa bed provides additional sleeping space, allowing the guesthouse to accommodate up to four guests in total.



## Your Private Outdoor Retreat



Outside is where Summit Sunsets truly shines.



Spend sunny afternoons beside the swimming pool, prepare dinner in the outdoor kitchen with BBQ, enjoy the outdoor seating areas or gather around the fire pit beneath the stars. The pool, backyard, outdoor kitchen and fire pit are reserved exclusively for your use throughout your stay.



Pool heating, fire bowls and the fire pit use propane and are available for an additional fee; these charges are not included in the nightly rate.



## A Note About Privacy



Summit Sunsets is an elevated guesthouse on the same property as the owners' main home. The owners live separately, with their own private entrance and outdoor living area.



You have exclusive use of the swimming pool and designated outdoor guest amenities, which are not shared with the owners or other guests. Both homes enjoy the sweeping views across the surrounding valley and yard, so the setting is open rather than completely screened from view.



**Security cameras:** Exterior security cameras cover the driveway and entrance areas. An additional rear camera provides a wide view of the pool and surrounding outdoor area, as required by our insurance company. The cameras are not actively monitored, and footage is accessed only if a concern or incident arises. There are no cameras inside the guesthouse.

## The Pathfinder Difference



Summit Sunsets is professionally managed by Pathfinder Vacations. Before arrival, you'll receive access to our secure digital Guest Portal with your arrival instructions, door access information, digital house manual, local recommendations, checkout guide and direct contact details should you need assistance.



**Guest verification and agreement:** All guests must complete government-issued ID verification and sign our Short-Term Rental Agreement through the secure Guest Portal before arrival.



**Damage protection:** Before arrival, guests must choose one of two options: a **$1,500 refundable security hold** or a **$45 non-refundable damage waiver**.



**Additional fees:** Pool heating, fire bowls and the fire pit use propane and are available for an additional fee. These charges are not included in the nightly rate. Please ask about the applicable fees before your stay.
