-Comfortably Sleeps 4: Private bedroom with a plush bed plus a pull-out sofa in the living area.
-On-Site Pool: Cool off in our private, unheated pool (shared between the four units on the property).
-Outdoor Hangout: Enjoy the Florida sunshine with a first-come, first-served propane grill.
-Strict Policy: To maintain a clean environment for all guests, this property is strictly NO PETS allowed.

-Palmetto Beach is a vibrant, transitioning urban area with a unique industrial character. You are steps from the waterfront and Desoto Park, which features:
-The Bay Walk: A picturesque walkway across the water and scenic trails.
-Sports & Play: Basketball courts, a skate park, a playground, and picnic areas.
-Community Pool: A large public pool is nearby (seasonal with a small entry fee).
-Unbeatable Access: 5 minutes to the historic charm of Ybor City and the high-end energy of Downtown Tampa and Channelside.

Host Note: We embrace our neighborhood’s industrial roots and urban character. This is an active, diverse area perfectly positioned between the Port and the city center. If you want a quiet, manicured suburb, this isn`t it—but if you want a central, `locals-only` waterfront spot, you’ve found it.
The total number of individuals authorized to stay on the Premises is to be stated in the reservation request. This includes all overnight guests and daytime visitors at any given time.
Check-in: 4:00 pm — Early check-in is not guaranteed and must be approved in advance by Host
Check-out: 11:00 am sharp — Late check-out is not permitted without prior written approval from Host
Late Check-Out Fees (unauthorized):
Up to 1 hour late: $100 fee
More than 1 hour late: Full nightly rate charged per hour or any portion thereof
Late Arrivals (after 10:00 PM): Guest must message an estimated arrival time at least 2 hours in advance and text again upon safe arrival at the Premises.
HOUSE RULES
Violations of any House Rule may result in fines, additional cleaning or damage fees, immediate termination of the reservation without refund, and/or reporting to the applicable booking platform.
1. QUIET HOURS — STRICTLY ENFORCED
Quiet hours are in effect daily from 10:00 PM to 8:00 AM.
During quiet hours:
Zero noise audible outside the unit — no music, loud conversation, television, or slamming doors
All outdoor areas including patios, balconies, driveways, and pool areas must be completely quiet
Gatherings must move indoors and remain at a minimum noise level
Violation of quiet hours is grounds for immediate termination of the reservation without refund. This is a quiet residential neighborhood and we take noise compliance seriously on behalf of our neighbors.
2. PARKING
All vehicles must abide by parking shown in listing photos
Maximum of 2 vehicles permitted per apartment
One vehicle per apartment in off street parking. Additional vehicle to be parked on the street.
Unauthorized vehicles may be towed at Guest`s expense
3. NO PARTIES OR LARGE GATHERINGS
Parties, events, and large gatherings are absolutely prohibited on the Premises at any time. The number of people on the Premises at any time — including daytime visitors — shall not exceed the authorized guest count listed in this Agreement.
Any evidence of a party or unauthorized gathering is grounds for immediate termination of the reservation without refund and assessment of additional cleaning fees.
4. SMOKING & DRUGS
The Premises is a 100% non-smoking property. Smoking of any substance — including cigarettes, cigars, marijuana, or any other device — is strictly prohibited indoors.
Violation fee: $500 plus the full cost of professional deodorization and cleaning.
Use or possession of illegal drugs on the Premises is strictly prohibited and constitutes grounds for immediate termination of this Agreement without refund and may be reported to local law enforcement.
5. PETS
Pets are not permitted on the Premises.
If an unauthorized pet is found on the Premises: A $250 fee will be charged immediately and the reservation may be terminated without refund.
6. QUIET ENJOYMENT & NEIGHBOR RELATIONS
This is a residential neighborhood. Guest and all members of their party are expected to behave in a respectful and courteous manner toward neighbors and surrounding residents at all times.
Keep all walkways and common areas clear
Do not slam doors
Respect neighbors` privacy and personal space at all times
Creating a disturbance in the surrounding area is grounds for immediate termination of this Agreement without refund
7. SECURITY & MONITORING
For the safety of guests and the security of the Premises, the following monitoring is in place:
Outdoor cameras (Ring/doorbell cameras) are active 24/7 and monitor exterior entry points, driveways, and outdoor common areas
There are no cameras inside the Premises in any living spaces
Guest consents to the presence of outdoor cameras as a condition of this Agreement
8. CLEANLINESS & COMPLAINT REPORTING
Guest agrees to inspect the Premises upon arrival and report any cleanliness or condition concerns to Host immediately and no later than 1 hour after check-in. Host shall be given a reasonable opportunity to remedy any reported issue before any refund or compensation will be considered.
Reporting a cleanliness issue at check-out, after departure, or after submitting a platform review does not constitute timely reporting and shall not be grounds for a refund or compensation.
Guest agrees to maintain the Premises in a good, clean condition throughout the Lease Term. Additional cleaning fees will be assessed if the Premises are left in a condition beyond normal use.
Check-Out Requirements:
Start dishwasher if there are dirty dishes
Dispose of all trash in outdoor bins
Leave all used towels on bathroom and bedroom floors — do not strip beds
Lock all doors and windows
Turn off all lights, fans
Return all keys, fobs, or access devices to their designated location
9. MAINTENANCE & REPAIRS
Guest shall use the Premises only in a careful and lawful manner. Guest shall pay for any maintenance or repairs required as a result of Guest`s actions, misuse, or negligence. Host reserves the right to deduct the cost of repairs from the security deposit prior to refund.
Guest agrees to report any maintenance issues or malfunctions immediately upon discovery. Minor maintenance issues reported outside of normal business hours (9:00 AM – 6:00 PM) may be addressed the following day. Emergency issues affecting health or safety — including floods, fire, or complete lockout — will be addressed as promptly as possible.
10. DAMAGE, MISSING ITEMS & PERSONAL BELONGINGS
Guest is 100% responsible for any damage to or missing items from the Premises, its furnishings, appliances, or amenities during the Lease Term. Guest agrees to report any accidental damage immediately.
Host is not responsible for any personal items or belongings left on the Premises. Host will make reasonable efforts to return any items found after departure. Items not claimed within 3 days of check-out may be donated or disposed of at Host`s discretion.
11. OWNER`S PROPERTY
All furniture, décor, grills, outdoor equipment, and other items belonging to the Premises must remain on the property at all times and may not be removed. Bicycles, if provided, may be used off the property. All other items must remain on the Premises.
12. SUBLETTING & COMMERCIAL USE
Guest does not have the right to sublet the Premises or any portion thereof. The Premises shall be used for residential purposes only. Guest is not authorized to sell products, services, or conduct any commercial activity on the Premises.
13. ILLEGAL ACTIVITY
Use of the Premises for any illegal purpose — including but not limited to illicit drug use, verbal or physical abuse of any person, illegal sexual behavior, or any activity that violates local, state, or federal law — shall result in immediate termination of this Agreement without refund and may be reported to local law enforcement.
14. LOCAL LAWS & FINES
Guest agrees to comply with all applicable city and county ordinances including but not limited to noise ordinances, parking regulations, trash disposal requirements, and occupancy limits.
Any fines, citations, or penalties issued to Host or the property Owner as a result of Guest`s violation of local laws or ordinances will be charged directly to Guest plus a $100 administrative fee per occurrence.
15. FRAUDULENT COMPLAINTS & REFUND ABUSE
Guest acknowledges that all complaints, claims, or requests for refunds must be reported to Host immediately and prior to check-out. Host must be given a reasonable opportunity to inspect and remedy any reported issue.
The following shall not constitute grounds for a refund or compensation:
Complaints reported after check-out
Complaints not reported during the stay for which Host was not given the opportunity to remedy
Minor issues that do not materially affect the habitability or enjoyment of the Premises
Issues caused by Guest`s own actions or misuse of the Premises
Dissatisfaction with the property`s size, layout, décor, or furnishings that are accurately represented in the listing
Any Guest who files a fraudulent, exaggerated, or bad faith complaint with Host, a booking platform, or any third party for the purpose of obtaining a refund, compensation, or free stay shall be subject to:
Immediate termination of the reservation without refund
A claim for additional damages, costs, or losses including platform penalties, lost bookings, and legal fees
Reporting of the Guest`s conduct to the applicable booking platform
