Riverside is easily one of Jacksonville’s most vibrant and charming neighborhoods! Known for its beautiful historic homes, scenic parks, and lively nightlife, there’s always something to explore. Within half a mile, you’ll find three rooftop bars and restaurants with stunning views. The apartment is also just a short stroll from the St. Johns River. Art lovers will enjoy the Riverside Arts Market every Saturday and the nearby Cummer Museum for a dose of culture and creativity.

Your comfort, health, and safety are our top priorities. We perform a detailed cleaning after each stay to ensure a welcoming environment.



Early Check-In & Late Check-Out



1–2 hours: $100



2–3 hours: $200

Please note: Early arrivals and late departures are subject to availability and must be requested in advance. Approval is not guaranteed due to our tight cleaning schedule.



Refund Policy

Refunds are subject to a 3.9% processing fee, which is non-refundable per Stripe’s policy. This applies to both direct bookings and select platforms.



House Guidelines



Pets: $75 pet fee per reservation for up to 2 approved dogs. Unauthorized pets incur a $100 fee and may result in early termination of your stay. No cats allowed. Any damage caused by pets will result in additional charges.



Garage Access: Not available for guest use. Garage doors must remain closed at all times.



Age Requirement: Primary guest must be at least 21 years old, and an adult 21+ must be present throughout the stay.



Food & Drinks: Please refrain from consuming food or drinks in the bedrooms (except sealed water bottles). Extra cleaning charges may apply for spills or stains.



No Smoking: Smoking of any kind is prohibited inside the property. A $200 fee applies for violations, plus additional cleaning or repair costs if needed.



Trash: All trash must be placed in the designated outdoor bins before check-out.



Damages: Any damages must be reported within 24 hours of occurrence or immediately upon arrival. Unreported damage may result in repair or replacement charges.



Dishes: Please wash all dishes and run the dishwasher (if available) prior to departure.



Windows: For safety, all windows should remain closed when not in use.



Storage Closet: Please keep the storage area closed and locked.



Consumables: Use any leftover pantry items at your own discretion. We cannot guarantee their freshness.



Furniture: Please do not move or rearrange furniture.



Parties & Events: No unauthorized gatherings allowed. Violations may result in extra charges and immediate eviction.



Guests: Only registered guests are allowed on the property. Any additional guests must be approved in advance. Exceeding the maximum guest limit will result in a $100 fee per extra person.



Illegal Activity: Any illegal conduct will result in immediate removal from the property.



Quiet Hours: 10:00 PM to 7:00 AM. Please be considerate of neighbors.
