Relax with the whole family or come in by yourself to work and relax or just get away at this peaceful place to stay. Centrally located, less than 15 -20 mins from everything!
The space
Feel grounded and become ready to take on the next day in the earthly essence of our hidden (in plain sight) gem! Great place for a productive temporary home away from home for temporary assignments or relocation. Comfortable, convenient living for business travelers, and small groups coming into town to explore Royal Oak, the Detroit Zoo or a short downtown trip to a game or show.
KITCHEN: Fully stocked open galley kitchen with Whirlpool appliances, blender, toaster, crockpot, kitchen aid. No Dishwasher.
DINING: Two seating areas with enough seats for 8 indoors. There is additional table seating for 6 available outside on the patio in the warmer seasons.
COFFEE BAR: Fully stocked coffee bar with Keurig and Nespresso espresso maker with frothier.
WORKSPACE: Located on the main floor in the quiet family room area. Equipped with adjustable sit/stand desk, printer and two monitors to plug your laptop into to maximize productivity.
LOWER LEVEL LOUNGE: Custom built in entertainment with electric fireplace. The electric fireplace creates a cozy, relaxing ambiance, realistic visual, offering mental and physical benefits with minimal effort. Wait until night or shut the blinds and curtains to darken the room and watch a movie on the large with sound bar. Sit on a luxurious, fully automatic (backrest, footrest, headrest), leather sectional to enjoy the movie or play some board games out of the game cabinet.
FITNESS AREA: A total gym machine with PILS attachments is located in the garage for a light workout and stretching.
OUTDOOR LIVING AREA: Entertain or splurge on yourself spending time on the large outdoor concrete stamped patio sprawling 600sqft. Two large metal gazebos with solar lights, and fan cover a large outdoor sectional with beautiful cushions.
HOT TUB: Brand New 6-7 Person Breeze Hot tub with 35 adjustable jets. Multilevel seating, and floor jets. Tactile therapy in footwell and a six inch adjustable waterfall placed at the top of a jetted seat, this model delivers soothing relief from your neck to your feet.
WHERE YOU WILL SLEEP
BEDROOM 1 MASTER: One king size, sleeps 2
BEDROOM 2: One king size bed, One twin bunk above, One pull out twin trundle below, sleeps 4. The upper bunk has a 150lb max.
BEDROOM 3: One full size bed, One pull out twin trundle, sleeps 3.
LIVINGROOM: One full size pull out sofa bed, sleeps 2.
Guest access
You will have access to the entire home inside & out, except the lower level closets which will remain locked for your entire stay.
Other things to note
Guest will be required to sign a rental agreement. Below is a copy of the Agreement that will be sent to you to sign electronically before the request to rent is approved.
RENTAL AGREEMENT
This lease, entered this _________ day of ______ 20___, by and between The Property Station LLC, Owner (âOwnerâ) and ______________________, âRenterâ for the property located 31602 Madison Ave. Madison Heights, MI. 48071 (âPropertyâ).
TERM: The term of the lease shall begin on the arrival date of: _______________ and end on the departure date of _______________ for ___ number of nights. The property will be ready for occupancy no earlier than CHECK IN TIME on the arrival date and must be vacated no later than CHECK OUT TIME on the departure date.
RENT: The rent is $________ plus a housekeeping fee and a security deposit payable as follows:
PAYMENTS: The following payments are due at time of reservation.
â 100% of rental fee _____________ to secure reservation.
â Housekeeping fee $250 This is to prepare house for next renter; linens and towels provided; no daily housekeeping service.
LIMITED OCCUPANCY: Occupancy is limited to a maximum of 11 persons. If Owner concludes that this policy has been breeched, the Owner reserves the right to expel the entire party with no refund.
NON-DISTURBANCE CLAUSE: Renter and their guests shall not disturb, annoy, endanger (fireworks) or inconvenience neighbors nor use the premises for any unlawful purposes.
CARE OF PREMISES/DAMAGES: NO PETS ALLOWED. NO SMOKING PERMITTED IN HOUSE. Automatic eviction plus forfeit of deposit and rent if violated. Renter agrees to pay Owner for any damages to furnishings, household items or pool that occur as a result of Renterâs occupancy. This will include payment of any additional cleaning charges over $100.00 incurred due to Renterâs occupancy.
OWNERS RIGHTS: Renter agrees that if the conditions and limitations set forth herein are not met, Owner shall have the right to cancel this agreement and may enter the Property, either by statutory proceedings or by force, to inspect the Property and ensure that Renter has vacated the Property. All monies paid by Renter shall be forfeited as liquidated damages.
INDEMNITY CLAUSE: Renter herby agrees to Indemnify and hold Owner harmless from any and all claims including those of third parties, arising out of or in any way related to Renterâs use of Property or the items of personal property provided therein. Renter assumes all risk of injury or other losses relating to any recreational activities including use of the private swimming pool on the Property and will hold Owner harmless with respect thereto.
NO SUBLETTING: Renter may not sublet or assign this lease for all or any part of the premises without prior written consent of the Owner.
REPAIRS AND MAINTENANCE: The Property is rented with the Ownerâs furniture and household furnishings. Owner shall not be responsible for providing additional furnishings or equipment not presently available in Property. Renter will report any maintenance issues immediately to the Owner. Owner will make every effort to repair and/or replace any equipment that is not working properly, but cannot guarantee that all equipment is in good operating order at all times and no rate adjustments or refund will be made for equipment or appliance failures.
CANCELLATIONS: No Refund. This reservation is non-refundable.
PARKING: Is allowed in the driveway or on the south bound side of the street. NOTE: YOU WILL GET A TICKET IF YOU PARK ON THE NORTH BOUND SIDE OF MADISON AVE. Do not block sidewalks or any neighborâs driveways.
Renter and Owner, by signing this Rental Agreement, acknowledge that they will comply with the terms of this agreement and each assumes the responsibility for the obligations set forth herein.
Renter acknowledges receipt of the House Rules.
