Combining a 2BR/2BA ground floor residence with a 4BR/3BA second floor residence, this unique offering is just steps from iconic 40th Street Beach and is designed to make your stay both comfortable and memorable.
GROUND FLOOR RESIDENCE
LIVING & DINING AREAS:
The ground floor residence features a comfortable living area with a leather sofa, loveseat, streaming TV, and sliding glass door opening to the front patio. Please note that the fireplace is currently not operational.

The second floor residence offers a spacious living and dining area with a leather sofa, loveseat, streaming TV, a dining table with seating for 6 to 8, and a sliding glass door opening to the front balcony area. Please note that the fireplace is currently not operational.

The second floor residence features a front balcony with ocean views, a granite countertop with bar seating for four, side seating for two, and a propane BBQ. There is also a side balcony at the top of the entry stairs that serves as a convenient beach gear landing.
KITCHEN & AMENITIES:
Both kitchens are fully stocked with gear for meal preparation and dining, including dishes, glassware, flatware, cookware, bakeware, and large and small appliances. The ground floor residence kitchen features a center island with barstool seating for six, while the second floor residence kitchen includes a breakfast counter with barstool seating for two. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

GUEST ACCESS:
Guests will have exclusive and private access to both homes on this property. This includes all interior rooms, as well as the private outdoor spaces associated with each residence: the ground floor front patio, the second floor front balcony, and the side balcony at the top of the entry stairs.

We are committed to ensuring you have a wonderful and seamless stay. While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested.
ADDITIONAL DETAILS:
Beachview Bundle: By booking this combined listing, you're eligible to receive our exclusive complimentary package upon request, which includes upgraded beach accessories (umbrella, chairs, cooler, and cart) and the potential for early check-in and late check-out, based on availability.
Air Conditioning: Central air conditioning is provided throughout the home.
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.
Extra Sleeping: To accommodate the maximum occupancy, four twin trifold floor mats, best suited for children, are provided. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office.
Laundry: Private laundry facilities are available for free use in the hallway and garage. Guests must provide their own laundry supplies.
Parking: Four tandem parking spaces are provided in a shared four-car garage with access from the rear alley. The garage accommodates most vehicle sizes. Additional street parking may also be available throughout the neighborhood.
Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.
Rental Agreement: A signed rental agreement is required to complete your booking.
Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.
City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.
