• Sunset Lake is motorless — please respect other lake users.
• Guest capacity: up to 12 included in booking.
• Parking: free driveway parking for up to 8 vehicles. No RVs, campers, or vehicles with sleeping capacity. Tents are allowed.
• Fire safety: fires must remain inside the fire pit, small in size, and avoided on windy days.
• Noise monitors: Minut devices (decibel-only, privacy safe) to help maintain a respectful environment.
• Linens and essentials provided: bedding, towels, shampoo, conditioner, and body soap.
• Guest verification: all guests must complete ID verification via Truvi (photo ID + selfie) prior to check-in.
• Damage waiver: included at no cost to cover accidental damage.
• Complete verification at least 72 hours before check-in to avoid delays.
• Construction: property is in a developing neighborhood; nearby lots may have ongoing work.

• Sunset Lake is motorless: swimming, fishing, kayaking, and paddleboarding are allowed. Respect all rules in the Covenants & Restrictions.
• Fire pit: fires must stay contained, small, and avoided on windy days. Clean up after use.
• Early check-in only with prior approval.
• Please clean the gas grill after each use.
• Noise monitors are in place, set at high thresholds so normal activity won’t trigger them.
• Guests must sign our Short-Term Rental Agreement before arrival. All rules in this agreement and listing apply.
