Welcome to 3 By the Sea + You & Me, a classic 6-bedroom, 6-bathroom vacation home nestled in the heart of Seagrove Beach. Just 500 feet from the sand, this spacious retreat offers everything you need for a memorable beach getaway, with room for up to 16 guests across three beautifully appointed levels.

Inside, the open main living area features bright coastal décor, abundant natural light, and comfortable seating for the whole group. The chef’s kitchen is fully equipped with stainless steel appliances, and a large island—perfect for shared meals or evening cocktails.

Each level offers space and privacy, with three king suites, a double-queen room, a bunk room with two twin over twin bunks, and multiple en-suite bathrooms. A second floor game room and additional gathering space make it easy for multiple families to enjoy time together—or apart.

Step outside to your private pool (heating available for an additional fee), or head up to the rooftop deck to enjoy gulf breezes and sunsets. The home also includes a gas grill, washer/dryer, ample parking, and outdoor shower.

Located just off Scenic 30A, you’ll have easy access to nearby dining, shopping, and bike paths, plus the charm of Seaside, WaterColor, and Rosemary Beach just minutes away. Seagrove makes beach days effortless with multiple public and neighborhood access points dotted along 30A. Within just a few minutes, you can reach regional beach entrances with restrooms and parking as well as quiet walkovers tucked between classic Seagrove cottages. Guests can choose the closest path for a quick walk to the sand or cruise by bike/golf cart to larger Gulf-front access points—easy, flexible, and perfect for families.

Such a great stay for big groups, with so many bathrooms making convenience so nice! Such a perfect spot with beach access just right across the street! Rooms were so cute and clean!

Great location!

This was a great place to stay if you want to be close to the beach and within walking distance to the fancy shops and food trucks downtown. The house was true to size; we had 12 adults and teens and everyone felt like they had their own space. The property itself was nice, but the home was a bit “worn”. It was just evident that this place rents out a lot, but that is a good thing too! It was very clean, and most everything you need was there.

Excellent 30a property

We are local to the area but stay on 30a every Thanksgiving with our whole family. This home was perfect for all of us. Plenty of space and comfortable accommodations. The pool and outdoor space were perfect for entertaining. The property management team was responsive and great throughout the stay.

Great adult and kid beach property

The property was very nice. The three primary bedrooms on one side of the house separated from the kids area was perfect. The 2 living spaces was also ideal when traveling with teens. Nice pool in the backyard too makes it exceptional.

Great house for large group

Overall, I recommend this vacation rental. Reviewer Comments: This house worked out great for our large group of 15. Having separate bathrooms in every room was amazing! The house was clean. Location is great with a short walk to the beach and just a mile walk to Seaside which was a really fun place to hang out. Beware there are a lot of stairs. This didn’t affect us too much but for anyone who may have mobility issues, there is a bedroom on the second and third floors and stairs to get down to the beach. Hope to be back some day!

Excellent Beach Access

The House was across the road from the beach (stairs) which was very convenient. Be aware there is construction going on in front of the house and to the side of the house. There was plenty of room for everyone and you can walk to Seaside quite easily. I was disappointed by the paucity of consumables. For a party of 10 adults over five days we were allotted one roll of toilet paper per bathroom, two garbage bags, one washer pod, two dishwasher pods and one roll of paper towels. There were only 8 forks, knives, etc. We had to buy all of the aforementioned at the nearby Publix. But all in all, the house had many positives and the roof deck was awesome.

Great Location, House needs work

Rating Details: The property manager was adequately helpful. The vacation rental was clean. I was very happy with the location. I was very dissatisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: The location is great for going to the beach and being in the popular area, the house needs some work if you’re paying premium prices. The AC needed to be checked during our stay there’s an issue with the thermostat changing 85 on its own. The gutters were filled with debris, the mold is growing on the back patio area making it slippery. There is an area by the back door that is sunken in on the wood floors making a tripping hazard. There’s a golf cart but we were given access to it. Many of the dishes in the cabinets were dirty.

Great location, needs some outdoor upkeep

The location is incredible, just a short walk across the street to the public beach access point, which was so nice with kids and beach equipment. Upon arrival, kids were excited about the pool and outdoor space, but the pool was not very clean or maintained from debris from the roof/gutters. Shower to rinse from the beach was not working, had to use a separate hose to rinse off sand. The inside was nice overall. Amazing game room upstairs for the kids too! The house is very spacious and love the roominess. Each room has a bathroom, which was very nice! There is a large TV in the main living room that did not work at all. We reached out for help multiple times and communication was lacking. No help was offered, which was disappointing. Overall, great roomy space with amazing proximity to the beach, just wish it was a bit more clean outside and that communication was better when we had an issue!

Please note that the pool is serviced by a third party company and has a speciifc schedule. In the event that the pool needs to be cleaned/serviced prior to the scheduled date we always reach out and try to have this arranged, however due to them being a third party; we have no control over the work schedule. We also apologize for the inconvenience of the inoperable television. We will have our team make the checks and repairs and replacement if necessary. Great location and space, but need a few things fixed

Overall, I recommend this vacation rental. Reviewer Comments: We had a great time at this property. There are a few things that need updated to make the place better. For a house that sleeps 16 people, there were only 12 forks. The pans are very used and almost impossible to use and clean. Also, the kitchen rug is absolutely filthy and needs replaced. There were old, deflated pool toys out by the pool and beer cans in the bushes. Also, most of the TV's didn't work. It was hard to switch over to live tv, Netflix, etc. The location was perfect and the living space was great for our large family. If the little details could be fixed, this place is perfection.

Perfect for a large family or multi-family!

Overall, I recommend this vacation rental. Reviewer Comments: We loved our stay at 3 By the Sea + you& me! The home has 6 bedrooms and 6 bathrooms plus an upstairs room with huge L-shaped couch, a closet with bedding, a pingpong table and 1 of the full bathrooms. It could be a 7th bedroom. (Our two 11 year olds were thrilled to have their own space complete with a large TV for the Wii) The proximity to the beach access was an easy 1 min walk! They have an ice machine and all the dishes, appliances you could want. We had 15 people and everyone had space to hang out. The only issues we had were with the says connected but wouldn't. We texted with the management about it but other than being told to unplug for 60 sec (that didn't work) it never worked. When we arrived, it was super clean inside the property but the backyard had trash, beer cans, broken toys etc in the plants and bushes (this was a minor clean up we did ourselves) Overall we give this 5 out of 5! We would definitely stay again!

Overall, I recommend this vacation rental. Reviewer Comments: Fun and perfect home for my group of 8 high school senior gals and two moms. Pool was heated per request and it was a blessing since a little chilly. Location was perfect across street literally from beach access. Any “homel issues were addressed “immediately” within the day. We had a couple random “wear and tear” but otherwise great. Had three palmetto bug sittings to deal with but company came and sprayed but hard to avoid House was clean and fresh upon entry. Rugs throughout could be replaced with new / fresh version but that’s picky. Overall, very pleased with response time of benchmark. Only request is better communication on front end. My pre-trip email arrived on the Friday we were wrapping up (4/4) and I had to call and request info on March 29 (I should have received info via email that day). But Again service was good and always addressed. Can’t say enough about response and assistance from maintenance. Very good! Highly recommend this property for large group.

Review of 3 by the sea

Rating Details: The property manager was somewhat unhelpful. The vacation rental was very dirty. I was very unhappy with the location. I was very dissatisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: This house was a HUGE disappointment! Upon arrival there was excrement by the driveway. Front porch had broken loveseat . Front lights didn’t work . Dirty rag on faucet of outside shower, that also didn’t work . Grill was not usable due to so much rust . House smelled musty and moldy . Dirtiest moldy kitchen mat , might be worse I have ever seen . Floors were not clean at all ! Fridge Water filter needed to be replaced , asked to be moved to a different house , after 2 hours of multiple phone calls that request was denied but was told maintenance would come next day to fix issues . Next day, cleaning lady came and cleaned floor but maintenance came and fixed nothing . He said the outdoor shower had been broken since the ice storm in Jan and they were waiting on a part , took water filter and never replaced . 24 hours after 1st complaint, manager called and apologized and offered 680$ discount , from an over $8000 original cost ! She also told me the water filter was on order but we never had filtered water for $ days . The pool alarm was broken and no one came to fix it ! Terrible customer service, and dirtiest house I have ever stayed , would NEVER use this company again !! We have been coming to 30 a for over 40 years and never experienced anything like this before .

While we understand your preference for relocation, we typically reserve that option for situations where the property is uninhabitable. We acknowledge that the issues you encountered should not have been present. Please know however that once we are made aware of any problem, we strive to resolve it as quickly as possible. In some cases, we must involve third-party companies, and while we coordinate with them, we have limited control over their schedules. We understand your frustration regarding the outdoor shower and water filter, and we are glad our maintenance team was able to address the other issues you mentioned. Management also reached out directly to offer compensation, and while we recognize you were not satisfied with that decision, please know we carefully considered all factors before making it. We genuinely work hard to maintain our properties and provide an exceptional experience for our guests, and we regret that we fell short in your case. Perfect for a large family or multi-family!

Rating Details: The property manager was very helpful. The vacation rental was very clean. I was very happy with the location. I was very satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: We loved our stay at 3 By the Sea + you& me! The home has 6 bedrooms and 6 bathrooms plus an upstairs room with huge L-shaped couch, a closet with bedding, a pingpong table and 1 of the full bathrooms. It could be a 7th bedroom. (Our two 11 year olds were thrilled to have their own space complete with a large TV for the Wii) The proximity to the beach access was an easy 1 min walk! They have an ice machine and all the dishes, appliances you could want. We had 15 people and everyone had space to hang out. The only issues we had were with the says connected but wouldn't. We texted with the management about it but other than being told to unplug for 60 sec (that didn't work) it never worked. When we arrived, it was super clean inside the property but the backyard had trash, beer cans, broken toys etc in the plants and bushes (this was a minor clean up we did ourselves) Overall we give this 5 out of 5! We would definitely stay again!
