My wife and I along with our two dogs stayed here for a training at Penn State. The property and host were excellent and our stay was quite, peaceful, and recharging!
This was quaint and comfortable for a weekend stay on a Penn State Football weekend. It is quiet and wooded with surrounding farms. I really enjoyed walking the neighborhood in the morning and evenings.
We thoroughly enjoyed our stay at this cottage. It was clean and had everything we needed for our stay! Our hostess Leslie was very friendly and easy to contact. We will look forward to staying there sometime in the future!
Leslie was super responsive and treated us to some goodies from the farm. The place is bigger than anticipated and wonderfully quiet. The setting is lovely -- we had our dog with us and we all enjoyed our walks on the property. The fire pit on a crisp autumn evening was perfect. The only negative was trying to make a left turn onto 322 on a football weekend!
The property is a bit difficult to get into at night with a large pickup truck. The arrival time was our fault. We own that part. Driveway is very narrow.
Everything is as it appears in the pictures. All that you need is provided. Our family included 4 adults and our grandson, who is in a wheelchair. The large, open and sunny kitchen, LR, dining area was perfect for us. Large dining room table enabled family dining and game (provided) playing and the open floor plan made for easy wheelchair movement.
Leslie answered promptly with the one question we had.. smart TV ⊠you just need to bring your firestick.
We had a very relaxing w/e⊠much better arrangement for us than hotel rooms.

This availability made our trip possible so I can't thank Leslie the owner enough. It's close to Colyer lake which was a regular hangout for us. Little far from campus/downtown but for move-in weekend, that's a good thing!!
I don't know if it is CNG, composting or maybe sewer leakage, because there was a deadly rotten smell somewhere. The place is kept VERY CLEAN, so I am sure it's because of a small issue somewhere, that can be easily taken care of.
There were also LOTS of flies. Given the weather and location, it's hard to avoid them, but maybe a trap or something you could place to get rid of them?
Overall a very nice trip. The owner is very nice! And the place is very homely. Oh and we love Happy Valley!
PS: Considering staying here? Please note this is a farm cottage. So I think it is important to set your expectations accordingly-- this is no InterContinental or Four Seasons (and that is not what we wanted either) it is someone's personal property in the country and they host you with care.
My review compares it to other farms and B&Bs I have stayed at; and I have stayed in several from Oregon to Florida and everywhere in between. I would recommend it to friends and family.
Leslie was very nice and informative and was very accessible.
This made my daughter's PSU graduation so much better because it felt like a home away from home!
Definitely would like to stay again
My daughter goes to Penn State and I chose this cottage so my three children their boyfriends and I could have time together after tailgating and the football game. There was plenty of room for the 7 of us to socialize, play games at the table and sleep comfortably.
We stayed for a night for a Penn State football game. Cottage was absolutely beautiful. There was a ton of room. Leslie was very good in communicating where the property was, check in instructions, and check out instructions. Highly recommend!
Host left property ready for us to come relax in the home with comfortable beds all made up and with special touches throughout. Well stocked kitchen and enough books/movies to enjoy for as long as we would ever want to stay!
Leslie is a very nice and generous host. Would highly recommend! We go for our sonâs PSU football games. Only complaint is itâs a little tough getting out onto 322 from the road. Very busy, would help if there was a light there!
Iâm writing this for family members from Canada⊠I didnât actually stay but they did and this is their review. They stayed for 2 weeks, so got very familiar with the cottage and property. They loved the location and how quiet it was and the location was perfect for their planned outings. They also loved the cottage and how much room they had. Their overall rating was a 5, but did have a few issues⊠drain issues in the bathroom, a flaking, falling ceiling in the kitchen and plenty of spiders and bugs visiting them on the inside of the cabin. They said none of these issues would stop them from staying again but hope that Leslie does the upgrades for a much more comfortable stay. The cottage was well stocked and the appliances worked well. A quaint cottage close to Happy Valley an ideal spot.
We were very pleased with Leslie's cottage. It is comfortable, well stocked, and in a good location, very close to State College. Leslie responded immediately whenever I had a question and she even gave us a dozen fresh eggs, which were greatly appreciated. I especially enjoyed being able to sit and read in a comfortable chair with a good lamp nearby; so few rental properties privde this. We highly recommend this cozy cottage to fellow travelers and hope to return to it soon.
It was the coziest place to catch up with old friends over a bottle of wine! Everything was very clean and Leslie was very responsive to any questions we had.
Leslie was a wonderful host. She met us with fresh tomatoes and potatoes. She contacted us several times during our stay to ask us if we needed anything. This property although close to everything seemed very secluded. We ended every night sitting next to the fire pit. A wonderful vacation for everyone!!

Common Ground Organic Farm features farm animals, vegetable gardens, a small greenhouse, pond, hayfields, and hiking trails through the wooded mountainside.
It's not everyday you get the chance to experience life on a real farm. Visitors enjoy peacefulness of the forest. Birds and other wildlife are abundant.
