The property also features a nice living room with a queen sofa bed for extra sleeping space. Guests can enjoy amenities like central AC, and heating. A modern home designed for modern and comfortable stays, only 20 minutes to NYC. Enjoy your own deck and patio with a serene space to unwind, including outdoor dining, grill, Adirondack chairs and firepit. Comfort is key here. HOUSE RULES:
1. Smoking, drugs, and vape use are NOT allowed inside and outside the property. There is a $1,000 fine if discovered.
2. Quiet hours are observed between 9PM to 8AM. No loud noises or music. Please be respectful of the neighbors. Parties are NOT allowed at this property, including loud music. If it is determined that guests are having a party/large gathering OR surrounding neighbors report a complaint and/or call police for disturbance, guest(s) will be asked to leave immediately without refund. There is a $1,000 fine if discovered.
3. No parties, events, birthdays, bachelor or bachelorette stays. We reserve the right to cancel reservation without refund and a minimum fine of $1000 if evidence is detected.
4. No extra overnight guests allowed other than what is stated in the reservation. Children are considered guests that must be stated in the reservation. We do not allow visitors unless discussed and agreed upon prior to booking. Violation will result in a $200 charge per person, per night and we reserve the right to cancel the reservation without refund.
5. Pets are NOT allowed. Violation of this rule will result in a $500 penalty per pet, per night. Double cleaning fee will be applied.
6. No mail / packages delivered to the property. You may deliver items to a local FedEx/UPS. We cannot help you to retrieve delivered or lost mail.
7. Unplug all unused appliances, hair curlers, and laptops when leaving the home.
8. No unplugging electronics like TVs, Wi-Fi, lamps, security cameras, etc.
9. Vehicle owners must read street parking signs and must not block driveways. The host is not liable for parking tickets or legal violations.
10. Flush toilet paper only; no "flushable wipes", paper towels, feminine items, etc. or you will be charged $600 for a plumber to snake the main line if clogged.
11. Report any damages immediately to your host.
The following activities are prohibited without the written consent of the Host and will incur location fees: filming, professional photography, coordinated events or parties, miscellaneous commercial activities, music recording, or endeavors which typically incur a location expense beyond lodging. Please contact the Host for location fees.
12. Guests shall keep the property and all furnishings in good order. Household inventory and appliances shall be used conventionally and respectfully. Guests shall maintain a respectable level of cleanliness and tidiness in the home.
PROPERTY DISCLOSURES:
There are two, actively recording cameras, one overlooking the front entrance and one overlooking the backyard which records video and audio upon live motion movement in the area. There is also a smart home device in the living room that actively records noise decibel levels, cigarette and smoke. The smart home device does not record audio or video. All camera devices are on the exterior of the property and in no way shape or form point inside the house to protect your privacy. Devices are on 24/7. There are no indoor cameras.
By booking, you agree to comply with the above Rules & Agreements. Guests who violate these rules are liable for any associated damages, fees, costs, or expenses, and may be removed from the property.
