The Space:

Soft morning light filters across the open living spaces as you stretch and breathe in the gentle scent of the nearby gardens. After a day of thrills at the parks, you can drift from the poolside patio to the cinema room, letting the night settle over the quiet, gated community. The villa’s spacious layout invites you to gather, unwind, and create lasting memories together.



Sleeping arrangements

Six spacious bedrooms are thoughtfully arranged across two levels. Downstairs, the primary King bedroom sleeps two. Upstairs, Bedroom 2 offers a King bed with an ensuite bathroom, as does Bedroom 3. Bedroom 4 is designed with two twin beds and an ensuite bathroom, while Bedrooms 5 and 6 each include a King bed and ensuite bathroom. With 5.5 bathrooms throughout the home, everyone has space to refresh between adventures at Magic Kingdom, Universal, or SeaWorld.



Outdoor living

A private pool and hot tub anchor the outdoor area, providing an easy transition from exploring to relaxing. Pool loungers and a patio give you room to soak up the sun or unwind under the stars. Outdoor furniture and a BBQ grill add extra ways to enjoy meals and conversation without leaving the property.



Indoor spaces

Two large living areas give your group flexibility to spread out, watch TV, or gather comfortably. A dedicated cinema room adds another layer of entertainment for movie nights. Air conditioning, heating, a ceiling fan, and safety features such as smoke and carbon monoxide alarms keep the environment comfortable and secure.



Kitchen & dining

The large full kitchen features stainless‑steel appliances, including a refrigerator, microwave, stove, oven, dishwasher, and freezer. A spacious dining table and both indoor and outdoor dining areas make it easy to share meals after a day of sightseeing.



Conveniences

A free washer and dryer, dedicated workspace, wifi, smart lock, and free on‑premises parking (with additional street parking) support longer stays as well as short visits. Essentials such as towels, bed linens, clothing storage, bathroom essentials, hot water, and a hair dryer are provided for your convenience.



Neighborhood

Located in the Reunion gated community of Kissimmee, the villa sits among peaceful streets, golf courses, and walkable surroundings. A 25 MPH speed limit and shared golf carts keep the pace relaxed. Beyond the gate you’ll find dining options, an alligator farm, water parks, and airboat rides, all within easy reach of Disney and other major attractions.

Guest Access:

During your stay, you will have complete and exclusive access to the entire home and complimentary access to resort amenities such as:



-Seven Eagles: Pool, Spas, Fitness Centers and Linear Park;

-Homestead: Pool, Wading Pool, and Spa;

-Carriage Pointe: Pool and Spa;

-Heritage Crossing: 2 Pools (A and B), Wading Pool, and Spa;

-The Terraces: Pool, Spa, Gazebo, and Pavilion;

-Liberty Bluff Playground and Dog Park;

-Grand Traverse Parkway: Playground and Outdoor Fitness Center.



IMPORTANT: Guests must present an RFID card to access these amenities. RFID cards have a cost of $15 each and must be purchased during your stay. Please note that each card has an expiration date of 3 days. This RFID will ONLY grant access to the community amenities listed above, and we do NOT have access to Reunion's water park.



Guests have the option to arrange tee times at their convenience (Palmer, Nicklaus or Watson Golf Courses). Please note that booking and any associated fees are the responsibility of the guest.



The Neighborhood:

Reunion Resort is a fun-filled luxury gated community that will make you feel like enjoying a stroll around one of the many golf courses. Many people are full time residents, so please drive at the 25 MPH speed limit at all times and watch for golf carts! :) While Reunion has many wonderful restaurants to enjoy, out the back gate, you will find every type of food you can imagine, alligator farms, airboat rides and a flurry of water parks and places of enjoyment!



Getting Around:

Feel safe and right at home when you enter the resort, which is located within a gated community and secured by a 24-hour security guard. Parking can accommodate up to (2) vehicles in the driveway parked side by side.



Other Things to Note:

The home is professionally cleaned and sanitized between each guest. We ensure that our cleaners are committed to the highest standards of cleanliness.



A damage protection option is required for all reservations and is processed through our third-party system prior to arrival. The available options depend on the length of your stay:

-For 1-Night Reservations: Guests are required to provide a $500 refundable security deposit. This is a pre-authorized hold (not a charge) that is released following a damage-free inspection after checkout.

-For Reservations of 2 Nights or More: Guests may choose between the $500 refundable security deposit or a non-refundable damage waiver of $20 per night (capped at a maximum of $100). This waiver covers accidental damages beyond normal wear and tear.



The cost for this amenity is $35 per day of stay, which will be invoiced separately. We kindly ask for at least a week's notice. During inclement (cold and/or rainy) weather we do not advise using the pool. The pool gets serviced weekly. Please note that, after it rains, there may be some debris that wash into the pool, which may cause the water to appear slightly discolored.



Please be reminded that check-out time is 10AM. In order to prepare our property for the next guests, housekeeping is scheduled to arrive promptly upon check-out. Late check-outs affect housekeeping schedules and future guest reservations. In the event you stay beyond the original scheduled check-out time, you may incur a fee of up to $300.



It is a self-catering home, therefore, we do not refill any supplies during your stay. Each bathroom will have shampoo/conditioner, body wash, a single roll of toilet paper, and hand soap. In the laundry room we provide enough detergent pods for UP TO two (2) loads. In the kitchen, a paper towel roll, a couple of trash bags, dishwashing detergent, and sponge. There is a coffee maker, however coffee is not provided. Salt/pepper and cooking oil are available for use. If anything is missing, please let us know immediately upon check in so we can arrange restocking.
