Entry:
The home is equipped with a keypad on the front door. The code generated for you will be unique for your stay and no one else will be given this code. Please do not share your code with others and if you would like to register more than one code, please let us know! We’d love to get your help and ask if you’d please remove your shoes when entering the home and not allow water to soak on the floor.

Guest access
You'll have access to the entire home! The only thing we wish to mention is that we do have 1 locked closet that is for our owner supplies. This makes it easier for us to restock in between guests!

To help us protect the home and create a smooth, secure arrival experience, we partner with Happy Guest, a simple, app-free platform that works right in your web browser (no downloads or accounts required).

After booking, you’ll receive a link to complete a quick verification process, which includes:

Signing our rental agreement

ID verification

A temporary $2,500 security hold
(This is a pending authorization only — not a traditional deposit — and it releases automatically after checkout.)


If you prefer not to place a security hold, you can choose a non-refundable damage waiver instead:

$50 for up to 10 nights

+$3 per additional night

⏱ Timing & Same-Day Bookings (Important)

We kindly ask that the verification process be completed promptly after booking so everything is finalized well before arrival.

For same-day or last-minute reservations, access to the home is provided at check-in. Verification is still required as part of the stay and must be completed promptly after arrival to remain in compliance with our house rules.

Failure to complete the verification process within a reasonable timeframe after booking or arrival may result in cancellation of the reservation in accordance with platform policy.

⏺PARKING:
We are pleased to offer a private driveway located behind the home exclusively for your use. This driveway leads to the private back entrance of the duplex. There should be ample parking space available for you and your group in the driveway during your stay.

⏺DUPLEX:
The duplex unit next door is leased by full time tenants. Each duplex unit has it's own private entrance and our driveway near the back entrance is specifically for your parking needs. If needed, after a booking is confirmed we are happy to share contact information and answer any questions you may have about the living situation. We do ask that you respect their home as they will respect yours.

⏺ SHARED LAUNDRY: Please note that you will have access to a washer and dryer in the basement of this duplex. The laundry access and accommodation is SHARED between you and the tenants next door. Please be mindful and respectful of doing laundry in a shared space. We ask that everyone respect each others items and promptly remove items from the washer or dryer when cycles are completed. In the event that any disputes arise, we reserve the right to limit access to the laundry facilities to certain days and times as we see fit. If you have any concerns about this situation, please reach out to us prior to booking to ensure the best experience possible!

⏺ MINI SPLIT AIR CONDITIONING:
Utah summers are HOT! With this in mind, the bedroom/living has a ceiling fan and we highly recommend you have it running during peak heat to ensure maximum airflow. It will help the AC run more efficiently!

The cooling for the space is LIMITED to the 1 mini split AC unit we have installed in the bedroom/living area. Please note that we do not allow for additional window units or AC type systems to be installed without prior written consent.

⏺SNOW:
Utah is known for its occasional heavy snowfall! We want to provide you with important information regarding snow removal during your stay:

Please be aware that we cannot guarantee that the driveway will be cleared before your arrival. However, we will do our best to send someone to shovel and clear the driveway, as well as lay some initial snow melt, prior to your check-in. Please note that this service is subject to availability and is not guaranteed.

While the property owner may provide some initial snow melt and a shovel for your convenience, it will be the responsibility of the guests to do any additional shoveling or laying of snow melt during their stay. We recommend using the provided tools to keep the driveway and walkways clear for safe and convenient access.

We understand the importance of maintaining a safe environment during snowy conditions. We encourage guests to exercise caution and wear appropriate footwear when navigating outdoor areas. If you have any concerns or need assistance with snow removal, please don't hesitate to contact us, and we will be happy to provide guidance and support.
