This Pocono Retreat (Poco Tree-t) is a recently renovated luxury getaway filled with a variety of amenities, this CLEAN, spacious, and family-friendly home is located in a gated community in the heart of the Pocono mountains. This home was recently remodeled with love, and we would hope that all future guests treat it as such. We kindly ask you to remove your shoes upon entrance.

LIVING AREAS
The main floor living area is one of the most loved parts of this home. With tall vaulted ceilings and floor to ceiling windows, the overall modern and cozy atmosphere is hard to deny. Included in this space is a 70â smart TV and a ton of comfy seating surrounding it. The open layout of this floor allows you to interact with those in the kitchen and the dining area, creating a communal space that you never want to leave.
The upper level's loft looks down on the living, kitchen, and dining area. It is situated directly across from the master bedroom and behind the stairs leading to the top floor. A large leather sofa that can comfortably accommodate up to 5 people with floor poofs for additional seating. This space includes various board games, as well as a variety of books/reading options. It is the ideal location for lounging & unwinding. The area can be reconfigured to meet your needs.
KITCHEN & DINING
The chefâs kitchen has everything you need for your stay and is also equipped with a gas pizza oven. For all of our coffee aficionados, we also have Breville and Lavazza coffee makers. Whether whipping up a snack or cooking a grand meal, everything you will need is provided.
Across from the kitchen is the dining area, surrounded by windows and sliding doors to the back deck. This dining area is equipped with a large table and seating, in addition there are high chairs at the kitchen counter.
BEDROOMS
Bedroom #1:
This main level bedroom has a king size bed, located around the corner from the living room and directly across the hallway from the bathroom. This bedroom features a full-size closet, a large window sliding door that overlooks the back yard, and a remote-controlled AC/Heating unit.
Bedroom #2:
Our double room, which features 2 full beds and accommodates up to 4 people, is located just adjacent to the main level king room, around the corner from the bathroom. This bedroom features a full-size closet, window with a view of the front porch, and a remote-controlled AC/Heating unit.
Bedroom #3:
The upstairs master bedroom has a king size bed and attached private bathroom. This bedroom features a full-size closet, a large window sliding door that overlooks the back yard, and a remote-controlled AC/Heating unit.
BATHROOMS
Bathroom #1:
The main level bathroom is freshly renovated with heated floors, a built-in speaker, a heated towel rack, and a rain shower.
Bathroom #2:
The upstairs bathroom is attached to the master bedroom, recently renovated with a double sink vanity, heated floors, a built-in speaker, and a rain shower.
OUTDOOR SPACE
Connected to the kitchen is the Sunroom, with walls made of window netting extend your enjoyment of the outdoors without snow, rain, insects or UV rays.
As you walk out onto the back deck there is a table with seating and a large propane grill (propane provided by us!) Down the stairs into the backyard there is a fire pit surrounded by chairs with string lights hung from above.
The community requires two forms to be completed and submitted to the community office 5 days prior to arrival.
The forms will be sent to our guests a week before the check-in date and must be returned in a timely manner in the following 24 hours upon receiving.
IMPORTANT:
Failure to return completed forms on time (up to 5 days before the check-in date) will result in late administration fee of $50 payable to PEPOA.
***LAST MINUTE BOOKINGS ONLY*** (booking made up to 5 days before the arrival date)
You will be required to pay additional $50 for community pass registration before your arrival.
That amount will be requested via Vrbo platform.
HOT TUB RULES: No more than 4 people in at a time. No children under 5 in the hot tub, while children above 5 need to be supervised by an adult at all times. Please shower and remove all soap, creams and make up before entering the hot tub. Absolutely NO bubble product of any kind. These can damage the hot tub and disrupt the PH balance. The hot tub is thoroughly cleaned, sanitized, and deemed safe before each guest's arrival. However, there is always a risk with any "pool." Therefore, all hot tub use is considered at your own risk.
PLEASE NOTE: Speed limit in the community is strict and enforced by security (25mph) - this is for the safety of children, pets and everyone. Failure to keep the speed limit may lead to a speeding ticket and a fine of up to $150.
This home is located in a gated community with access to 3 lakes, an outdoor swimming pool, tennis, basketball, and volleyball courts, a children's playground, baseball diamonds, and a ton of other fun amenities. For those who enjoy the outdoors, there are numerous walking routes and picnic areas.
During the summer season, guests are welcome to use community amenities:

**Please note: 6 badges are provided so you can access the amenities listed above. ALL badges must be returned before check-out. If badges are lost or stolen, the fee of $60 will be requested to you through the Vrbo app.**

As noted earlier this home sleeps 2 flex to 10. If guest group is more than 2 there will be an additional fee added per person.
We do offer a pack and play crib with an attached changing station and a high chair for our guests traveling with small kids.
Laundry: Need to throw in a load? New front loading high efficient washer and dryer are located on the main level!
Surveillance & recording devices on property- Your safety matters and is so important. Exterior security cameras are located around the perimeter of the home, facing the driveway. No interior cameras.
Parking is available for up to 7 cars in the driveway. No parking is allowed on the street, lawn, or dirt/gravel areas.
Pet Policy: **NO PETS ALLOWED**
Indoor fireplace is currently not in use of guests.
Please be aware: A violation of the house rules can lead to the immediate removal of all guests without a refund. It is prohibited to have loud noise after 10PM.
No fireworks! Local penalties and fines of up to $2000!
No parties or events!
No smoking in the house, which includes but is not limited to cigarettes, marijuana, e pens.
