By booking and staying at this property, you (“Guest”) and all members of your party agree to the following terms:







Assumption of Risk & Liability Waiver

Guest acknowledges and agrees that they are staying at the property at their own risk.

The property is located in a natural environment, and while we do our best to limit exposure to bugs, gravel, and other elements, nature cannot be fully controlled.

Owner is not responsible for injuries, accidents, or losses that may occur on the premises or surrounding area, including but not limited to: slips, falls, wildlife encounters, weather-related events, power outages, road conditions, or injuries sustained from using the slide.

Weather, Utilities, and Natural Conditions

Guest understands that weather, power outages, and road conditions are beyond the Owner’s control, and refunds will not be provided due to these factors unless agreed upon with owner/ Big Bear Experience.



Pets

Well-behaved pets are welcome with prior approval.

A cleaning fee will be charged if pets urinate, defecate, or cause damage inside the home.

Theft and Damage

Guest agrees to be responsible for any missing items, theft, or damages caused by themselves, their pets, or their visitors.

Additional fees may apply for repair or replacement of damaged or stolen property.

Parties and Noise

No parties or events are allowed.

Guests must respect quiet hours and local ordinances. Violations may result in removal from the property without refund.

No Smoking

Smoking is strictly prohibited inside the house.

A cleaning and deodorizing fee will be charged if smoking is detected indoors.

Acknowledgment

By proceeding with the reservation, Guest confirms they have read and understood this agreement and accept all terms on behalf of their entire party.
