Property is an older entirely renovated property. If you are okay with minor imperfections and modern amenities at a good price; we would love to have you. We offer Extended stay, just ask if you wish to stay longer.
Our goal is to provide healthy, peaceful and pleasant environment for all our guests.
- cleaning supplies stored under kitchen sinks & in closets
- no pets Policy
-we have zero drug policy, violators will be reported to authorities
- no smoking. $500 smoking fee per violation
- no parking on the grass. $50 per violation
~Must be 23 or older to book.
~This house is not designed for children, but children are welcome with their parents. Please note: there is no child safety equipment used in this house. The safety of the child(ren) will rest on the supervision of the parents.
~Please make sure to close and lock the doors and windows when leaving the house.
- we reserve a right to charge for excessive use of utilities, that won't happen unless there is abnormal usage
-Do not take items or damage any property within the house.
- retaliatory reviews will be removed
- we require signed lease agreement for extended stays over 28 days. The lease agreement has to be signed within 24 hours. If not the reservation will be immediately cancelled within 72 hours of booking confirmation. Guest will be required to sign lease and submit ID/ background checks before reconfirming their stay. Long term bookings have to be manually approved.
***We may require driving license ID submission and background checks for all guests staying at property to ensure safety and security of guests at property. Declining to submit ID or background check shall lead to cancellation of your stay to allow you to book your stay elsewhere with no penalty ***
- Unapproved parties or events prohibited
- Unregistered guests or pets prohibited
-Reservation details must be maintained ACCURATE throughout stay. All guests and pets should be listed in reservation details during booking before stay AND throughout entire stay. Inaccurate reservations with undisclosed guests OR pets are subject to immediate termination of stay with no refund.
- Pets are not allowed on beds and furniture. Bring your own sheets and blankets for your pets, do not use ours as they become irreversibly damaged, engulfed in fur, or holes.
- pets should be restricted to downstairs only.
-NO pets or NO unapproved additional guests,
-Per city code, having extra guests exceeds city occupancy requirements and require immediate cancellation of stay with no refund
-NO Smoking, NO Drugs, NO Vaping inside home or within 15 ft of porches/ patios/ windows/ doors. Violations are subject to immediate termination of stay with no refund. Deep cleaning for these issues are 500$ in our area
-Unapproved late checkout fee 25$ per hour, 150$ per day (police maybe called for unlawful trespassing)
- Exterior camera exists by front and back door
-No weapons or firearms
- Quiet hours 10pm to 7 am
- Do not relocate/ move pictures frames or create new holes in walls or doors
- We have internet service included within this stay but have no control over wifi outages; therefore refunds are not available as we have no control of temporary wifi or utility outages. Please notify us so we can call the company to help expedite resolutions by the company.
- House is stocked with supplies. Once used up, guests are to purchase thier own supplies due to excessive usages
- Guests may be charged for excessive use of utilities. Please abide by house manual and chat tips for how to best utilize utility systems and AC.
- Guests may be charged for excessive cleaning or trash removal needed as a result of their stay. Please follow house manual and chat tips for how to check out and maintain property.
- if guests wants the property deep cleaned prior to their stay, the guest agrees to pay $300 deep cleaning fee OR schedule a $200 cleaning during their stay where the cost will be added to the total stay cost. Retaliatory reviews for wanting deep cleanings but not paying a deep cleaning fee, shall be considered retaliatory and subject to removal.
- if guests reports the property is hot, humid, or cold but fails to or does not take sufficient action to utilize heaters, ACs, Fans, or dehumidifiers to get the atmospheric conditions to be at their preferred condition; guest shall not be provided refunds for their stay. Retaliatory reviews for these issues shall be subject to removal because the guest has full control of the conditions of the home as multiple redundant heaters, ACs, Fans, and Dehumidifiers exist within the home. If guest wants additional equipment added to the property, they will request the equipment and allow 48 hours for installation of the system OR check out by 10 am the following day.
- If guest fails to report problems or issues to host during their stay OR requests a refund for days stayed, these requests for money back shall be considered retaliatory and not refunded. Retaliatory reviews that request refunds for time stayed shall be subject to removal. Retaliatory reviews resulting from house rule breaches by guests shall be subject to removal. Reviews that are Retaliatory, misleading, false, or biased shall be subject to removal.
Failure to submit requested ID shall be considered when deciding if guest violated Policy or House Rules.
Guest agrees that reviews shall be removed when guest violates one OR more policy or house rule. Grounds for Mandatory Review Removal will occur if any of the following apply: discriminatory, threatening, irrelevant, Biased, false, misleading, lacks credibility, extorted, threats to defame hosts business or reputation, threats of any kind, incentivized by want of a refund of any amount (review to get partial or full discount money back for thier stay), or Manipulative Behavior. Discloses private information. Retaliation for host reporting damages or lost future or current bookings due to the guests stay. Retaliation for host enforcing check in or check out times. Punishing a host for enforcing house rules or for known items agreed upon during booking confirmation (for example, writing retaliatory review for property having cleaning supplies under sink or property being older when this was known and agreed upon at booking confirmation).
Guests are expected to be respectful and never threaten hosts at any time. Threats are taken seriously and shall lead to termination of stay with no refund. Once a guest makes a threat of any kind, they shall be considered a retaliatory guest and not a fair review of their stay or experience received; instead a biased retaliatory review of their stay.
Guests understand hosts are allowed to incentivize guests to return to their property by offering them discounts on current or future stays. This practice of giving guests discounts occurs by all hosts on a daily basis. Offering Discounts, services, experiences, or extra amenities shall be considered good customer service and shall be taken into account when considering whether a review below 5 stars is justified OR whether it violates an Policy / House Rule
Any violations will result in immediate cancellation of the stay with no refund
