The suite is about 950 sf including a queen bed in the bedroom that connects to the bathroom, a living room, a workspace in the hallway, a full kitchen with all essential appliances, a dining table in the kitchen area, kitchen island, and cookware, utensils, wine glasses, mugs, cups, hair dryer, hand soap, shampoo/conditioner/body wash (or bar soap), tea, sugar, salt/pepper, cleaning products, toiletries etc. private ensuite laundry room with washer & dryer. The bathroom has a stand up shower and 2 separate doors, one connects to the bedroom and one to the hallway. The unit is equipped with central heating and A/C system that is controlled from the main upstairs unit. If you ever need the A/C or heating set temperature to be adjusted, please send us a quick message and we will do that for you remotely. In addition to central heating/A/C, the unit is equipped with fireplace and the very efficient portable heater and portable AC if needed. Please note that the decoration might be slightly different than the listing photos due to occasional modification/replacement of the furniture.

Bedroom
The bedroom includes comfortable mattress and quality bedding, a French sliding door, a drawer chest, Roku TV, a closet, night stand, charging station, black out drapes, extra blanket, pillows and an additional warm comforter.

Living room
Relax on the leather couch and enjoy the TV, books, or a nice drink. The room has 2 large windows for fresh-air circulation and offers lots of natural light.

Bathroom
The private bathroom includes a stand-up shower with glass sliding door and is supplied with professionally cleaned/sanitized towels, shampoo, conditioner, body wash or bar soap, and a hairdryer.

Kitchen
The full kitchen is equipped for preparing everyday meals, making it convenient for both short visits and extended stays. It includes quality LG brand appliances: refrigerator, dishwasher, range + microwave, quality toaster, kettle, drip coffee maker, small rice cooker and food processer.

Laundry
Laundry includes quality ensuite washer and dryer, along with an iron and ironing board. Laundry detergent will be provided.

Outdoor Area
The backyard is entirely yours to enjoy-it is only accessed briefly by property maintenance for occasional grass cutting.
Guest Access
The suite's entrance door is equipped with a door-lock keypad and the code will be shared with you prior to your check-in at around 2:30 p.m. our local time, so you can self-check-in.

Guests have exclusive access to the entire lower-level suite, including the bedroom, living room, kitchen, bathroom, workspace, and private ensuite laundry room. No indoor areas are shared with the hosts.

The backyard is private to you. The host's only use of backyard would be occasional maintenance including cutting the grass but they will do their best not to do it during your stay.

Check-in and check-out

Standard check-in is from 3:00-11:00 p.m. EST, and check-out time is 11:00 a.m. EST.

Early check-in or late check-out may only be accommodated with prior host's approval and depends on the cleaning schedule/arrangements. Same-day requests may not be accommodated. Unauthorized late check-out may result in a fee of CAD $50 for each additional 30 minutes.

Occupancy

The space is best suited for two guests. The bedroom has one queen-size bed, and the living room includes a couch.

A third guest may be accepted only with prior host's approval. Please contact us before booking or before making any changes to the number of guests. If approved, the reservation must be updated through Airbnb, and an additional guest’s fee per night will apply.

We take great care to provide every guest with a clean, comfortable and well-prepared space.

Fresh linens and towels

After each stay, all used bed linens and bathroom towels are removed and replaced with professionally laundered items for the next guest.

Thorough turnover cleaning

Before every check-in, the suite is professionally cleaned and reset. Frequently touched surfaces, the kitchen, bathroom, floors and guest-use areas are deeply cleaned with appropriate household cleaning products.

Bed sheets, duvet covers, pillowcases and towels are professionally washed and dried thoroughly before being returned to the suite.

We aim to maintain a consistently high standard of cleanliness so that every guest can settle in with confidence and comfort.
House Rules
1. There are 24/7 surveillance cameras at the front of driveway and backyard on the patio for safety reasons.
2. Please note the following;
 Absolutely NO smoking indoors
 Absolutely NO pets are allowed
 Absolutely NO parties or events are allowed
 Absolutely NO shoes to be taken beyond the foyer
 Absolutely NO unwashed dish left behind after your check-out
 Absolutely NO staining of the towels/bedsheets as it will result in additional charge used up from damage deposit.
 Please keep the triple layer bedsheets the way it’s laid out on the bed for the purpose of ultimate cleanliness and hygiene.
3. Check-in and check-out Standard check-in is from 3:00 p.m., and check-out is by 11:00 a.m. Early check-in or late check-out requires prior host approval and is subject to availability. Same-day late check-out requests cannot be accommodated. An unauthorized late check-out may result in a fee of CAD 50 for each additional 30 minutes.

5. Registered guests: Only guests included in the actual reservation may enter or stay at the property. Visitors and unregistered overnight guests are not permitted without prior approval.
6. Smoking and vaping are not permitted anywhere inside the suite. Tobacco or cannabis may only be used in an outdoor open area away from doors and windows. Please dispose of cigarette butts and related waste safely.
7. Kitchen use: Guests are welcome to use the kitchen. Please clean cookware, dishes, counters, and appliances after use, and avoid leaving food or grease behind.
8. Wast Management: Please separate garbage and recycling and remove leftover food and drinks prior to disposal of its container. Empty any leftover drink to the sink and any leftover food to trash before placing their disposable containers into the appropriate trashcan/bin. Please refer to the House Manual section, Waste Management quick guide or the shared pdf file for detailed information.
9. Care of the property: Please treat the suite, furniture, and amenities with care. Report any damage or maintenance issues promptly. Guests may be responsible for damage caused during their stay.
10. Property items All furnishings, linens, towels, supplies, and amenities are provided for use during the stay and must remain in the suite.
11. Door lock keypad: Please do not change, reset, or share the door lock access code.
12. Neighbours and quiet hours: Please respect our neighbours and avoid parties, loud music, or disruptive behaviour. Quiet hours are observed from 10:00 p.m. to 7:00 a.m.
13. Agreement By booking: Guests agree to follow these house rules. Serious or repeated violations may result in additional charges, cancellation of the reservation, or termination of the stay in accordance with set policies. Thank you for helping us maintain a clean, peaceful, and welcoming space.
14. When exiting the unit, the entrance door must be locked, by pressing and holding the Lock button on the lower right side of the keypad until you hear the beep. There is no need to enter the code.
