Orleans Holiday House is a modern coastal Cape Cod beach retreat in Orleans, Massachusetts, a 5-minute drive to Skaket Beach, an immaculate gem for serene swimming and breathtaking sunsets, and a 7-minute drive to Nauset Beach for Atlantic surf, dunes, and access to longer expanses of the Cape Cod National Seashore.

The beautifully updated 5-bedroom, 2.5-bath home features a private hot tub and hot/cold outdoor shower, along with central A/C, high-speed Wi-Fi, and a fully stocked chef's kitchen. After the beach, unwind on the deck or pergola patio, then head to the game room for ping pong, foosball, karaoke, and XBOX 360, with seasonal beach gear and yard toys ready in the garage.

Designed with a high-end finish, the home offers 5 bedrooms, with 4 queen beds and 2 twin beds, plus blackout shades, plush mattresses, desks, dressers, quiet sitting areas, and 2 living rooms. The main level is bright and open, with two leather sofas, a Smart TV with Sonos, a dining area that opens onto an oversized deck, and a chef's kitchen with new KitchenAid appliances, quartz countertops, filtered hot- and cold-water, and family-friendly essentials. A second movie room and game area, 2 fireplaces, central A/C, and high-speed Wi-Fi complete the experience.

Outdoor living is a centerpiece. Relax in the private hot tub, gather under the pergola patio with twinkle lights, grill on the Weber, rinse off in the hot-and-cold outdoor shower, and end the evening around the fire pit in Adirondack chairs. For rainy days and after beach hours, the lower-level game room features ping-pong, foosball, karaoke, an XBOX 360, a Smart TV with Sonos, a wine fridge, and a bar sink.

Holiday House sits on a one-acre wooded lot in a quiet residential cul-de-sac surrounded by year-round Cape Cod neighbors, with quiet hours from 10:00 PM to 8:00 AM, in keeping with the neighborhood's peaceful character. Just steps away from Eldredge Park, along with a playground, skate park, courts, fields, and the Orleans Firebirds baseball field. Charles Moore Ice Rink, Orleans Artists' Village, coffee, dining, and the Cape Cod Rail Trail are walkable, with quick car or bike access to Skaket, Nauset, and Rock Harbor, Nickerson State Park, complementing short rambles to Eastham, Brewster, Chatham, Wellfleet, and Provincetown, depending on where your sunny days take you.

Is it good for rainy days or staying in? Yes. The game room includes ping-pong, foosball, karaoke, and an XBOX 360, plus streaming TVs and comfortable lounge seating.

Parking? The home has driveway parking for about 2 to 4 cars.

Is EV charging available? Yes. Holiday House offers EV charging as an optional paid add-on. The charger uses a standard J1772 connector. Tesla owners should bring their own J1772 adapter.

Are linens and towels provided? Towels are complimentary, including bath, hand, and washcloths, as well as kitchen linens. Pillows, coverlets, and blankets are also provided on every bed. Guests have two options for sheets and bedding: bring your own (queen and twin sizes), or add our optional Hotel-Quality Linen Package, which includes premium sheets, comforters, duvet covers, and pillowcases, all freshly laundered before arrival. Guests who choose the linen package leave the bedding as is at checkout; no laundering required.

Am I expected to wash towels and blankets during or after my stay? Guests are asked to wash, dry, and neatly return used towels and complimentary throw blankets before checkout. Comforters and bedding from the optional Hotel-Quality Linen Package do not need to be laundered. The home includes a full-size washer, dryer, detergent, and dryer sheets. This helps us maintain quick turnover times and keep cleaning fees low for all guests.

Check in and check out? Check-in is after 4:00 PM, and check-out is by 10:00 AM.

Pets and smoking? Pets are not allowed, and smoking is not permitted.

Is the property accessible? The property has interior stairs to second-floor bedrooms and a partial set of stairs to the lower-level game room. The first-floor primary bedroom and full bath are accessible without stairs. The property does not have wheelchair-accessible entries or ramps. Guests with mobility considerations should plan accordingly.

Is the property quiet? Yes, primarily. Holiday House sits on a one-acre wooded lot in a quiet residential cul-de-sac. The property is close to The Alley, a beloved spot that occasionally hosts acoustic outdoor music on summer evenings, which ends by 10:00 PM. The wooded buffer between properties reduces sound carry, and the timing aligns with the property's quiet hours.
