Spacious 4-BR House with Reading Room,WiFi, AC, Movie Room

First, let's talk location! Whether you're coming into town to visit family, or attend an event/convention, this location can't be beat. The neighborhood is very established... you will see many beautiful/classic homes. It is a family neighborhood and is quiet. Yet... you will have access to loads of shops/restaurants within about a 10 minute drive! Drive a few more miles and you'll be in the middle of the thriving downtown area of Indianapolis. Here are some sample drive times:

Lucas Oil Stadium: 15 minutes
Convention Center: 16 minutes
Childrens Museum: 21 minutes
Zoo: 19 minutes
Indy Speedway: 25 minutes
Bottleworks: 17 mins
Airport: 18 minutes

While Indy is definitely a "car city" (mass transit is not fantastic), the driveway can easily fit 3-4 cars.

Kitchen

We've got everything you need to whip up some awesome meals – think full spice rack, oil & vinegar, and even the basics like salt and pepper. But for your caffeine addicts - whether you're a Keurig fan or love drip coffee, we've got you covered, complete with coffee grounds/pods and add-ins. (oh, and Tea as well!). Last, we've got you covered for the kiddos... kid friendly plates and utensils as well as a high chair are available for our guests to use.

Living Areas

We've got three! First, there's the family room with the world's comfiest sofa (so big, we split it with the basement theater room). Catch your fave shows/movies on the large Roku TV here by logging into any of your streaming accounts. Open up the cabinet to find board games to enjoy with your group. The basement's got a cool projector screen and an Xbox with two controllers – perfect for movie nights or gaming. And if you're looking for a cozy but classy spot, the living room’s your place, with a big desk and lots of natural light. Oh, and two bookshelves full of books.

Bedrooms

All with memory foam mattresses, cozy bedding, and extra pillows. The main bedroom's massive, with a King bed, two closets, and a Roku TV, plus space for a pack-n-play (which is... you guessed it, provided). The other two bedrooms on the main level have queen beds and of course closets with hangers and luggage racks. The fourth bedroom is upstairs with extra-long twin beds, ideal for kids or adults, and even has a cool podcast table set-up!

Bathrooms

Both have shower/tub combos. The loft bathroom is a bit quirky with low headroom over the toilet and vanity so watch your head!

Outdoors

It's awesome! The fully fenced backyard is perfect for your pup and kids to play. This spring (2024), we’re adding a dining area to the sunroom (once it warms up enough to want to be outdoors, lol), so you can enjoy meals cooked on our two grills (a Big Green Egg and a gas grill). Plus, don't forget the huge covered front porch and side deck with gas fire pit – great spots to relax.

Guest access
Guests have full access to the entire home. The garage is not accessible as it is used for storage.
Other things to note
**Please note that there will be a rental agreement sent after a confirmed booking. Guest is required to sign it in order to get property access.

**For guests with no reviews / negative reviews / unverified profiles. please note we do require a $500 USD Refundable damage deposit to be paid. The refundable security deposit will be refunded after check-out (granted that there are no missing items, damages, etc. to our home after your stay).

**🐾 Pet-Friendly – Please Read Before Booking
We love hosting dogs and there will be a pet fee of $130 per pet, but kindly note the following pet rules to keep the space clean and enjoyable for all:

* Dogs only – no cats allowed
* Limit 2 well-behaved dogs under 50 lbs (more may be approved on request)
* Keep pets off beds and furniture
* Use a crate if leaving your dog unattended — no free roaming indoors
* No indoor accidents – potty-trained pets only. Potty pads are not provided
* Clean up after your pet (inside and outside)

A $500 fine may apply for:
* Indoor accidents or strong pet odors
* Pets on beds/furniture
* Unapproved pets

**Additional fee for more than 6 guests is $20 per person/night.

**BBQ grill propane gas provided

**This is an upscale kid-friendly location, you would find neighbors/kids/dogs strolling, walking, and riding a bike on a sidewalk so please be mindful and courteous.

**Please note there are exterior security video cameras capable of recording when motion facing front, and side yard, and at the doorbell for the safety of the owner's belongings.

**There are noise level monitoring devices to comply with residential quiet hours. These do not record any sound.

** Max cars 4 at any time and must not be on the street. Only Garage or driveway allowed

**Quiet hours are strictly enforced with patrolling in place. Any complaints from neighbors may lead to instant eviction with no refund.

**Please consider bringing your own bug spray if you are sensitive to bugs, They come despite the pest control depending upon the season.

**There is a keyless entry to the home and a code will be provided to you after you book with us.
