• PETS: Pets (dogs/cats) are allowed for an extra pet fee of $100 per pet with a combined pet weight limit of 30lbs and up to 2 pets only. The unauthorized bringing of pets will have a penalty of $300 which will go towards the deep cleaning of the property.
• CHECK-IN: Check-in time is after 4PM. Early check-in requests are subject to availability and cannot be guaranteed. If we`re able to accommodate an early check-in, there`s an early check-in fee of $50 starting at 1 PM. Please check the availability of early check-in prior to booking.
• CHECK-OUT: Check-out time is before 11 AM. We do not allow late check-out as we schedule cleaning ahead of time. Any unauthorized late check-out will result in a charge of $50 for every 30 minutes.
• SMOKING: We do not allow smoking inside the property or in outdoor spaces including the balcony, backyard, and terrace (if applicable). There is a smoking fine of $300.
• NOISE: Please observe quiet hours after 9PM. Please be mindful of the neighbors in the building. If the police are summoned due to noise complaints, this warrants a possible eviction with no refund.
•DAMAGE WAIVER AND GUEST LIABILITY: All direct bookings include participation in our Accidental Damage Waiver Program. This program is not insurance, but a limited waiver of liability provided in exchange for a non-refundable fee paid with your reservation. This waiver is offered on the condition that all accidental damage is reported to Elevate Vacation Rentals prior to check-out. Failure to report damage may result in full financial responsibility for the cost of repairs or replacements.
•NON-REFUNDABLE CARD PROCESSING FEE: In the event of a cancellation, a 4% card processing fee (charged by the payment processor) will be deducted from the refunded amount and is non-refundable.
• UNAUTHORIZED GUESTS: Please make sure to book the property for the correct number of guests. Parties, events, or any kind of gathering are prohibited. Given the COVID-19 situation, no other guests outside the reservation are allowed on the property.
• PHOTOSHOOT/MUSIC VIDEOS: This property is for residential use only and not for commercial purposes without the written permission of the owner. Please contact us directly for booking of events.
• LOST AND FOUND: Please note that all shipping is at the traveler`s expense. There is a minimum $25 shipping cost plus a $50 service fee. We are not liable for any lost items. Our team will do our best to locate your lost items after check-out.
• MAILS & PACKAGES: We do not allow any mail deliveries or packages during your stay.
• PRE-CHECK IN FORM: Guests will be required to fill out a pre check-in form which will require additional documents to validate age and card used for the reservation prior to arrival. Guests booked through Airbnb are not required to fill out the pre-check-in form.
• RENTAL AGREEMENT: Guests will be required to sign a rental agreement prior to arrival.
• ADDITIONAL NOTES ABOUT THE HOME: - Location: The apartment is located on the 2nd floor with no elevator access. Access to the apartment is solely via the staircase.

- Noise: Despite the serene location on a quiet street near Times Square, it`s essential to note the potential for noise from the vibrant lounge/bar downstairs, along with occasional radiator sounds during the winter season.

The property is as listed. There were ants in the bathroom however and the bigger issue is that the door became non-functional and the owner/team were confused about what door I was coming in. It seemed like they didn't understand English. So I'm at the outside door at about 1030 and couldn't get in until after midnight and the final fix was that there was another entry that I could have been in within 2minutes. It was literally walking down stairs going thru a gated door and opening the bottom door. Also it's RAINING outside. The owner did not seem to care or understand how important it was to get into the rental. The property is as listed, but if you have a problem, conveying it to the owner's and obtaining a prompt fix may be a big problem. Also to be fair, I did receive a full 100.00 refund for being stuck out of the rental for a few hours while it's raining and the fix is 2min away. Stay at your own risk.

Thank you for your feedback. We’re glad to hear the property was as listed, but we’d like to clarify a few points.
As soon as we were informed about the door not responding, we immediately explained the alternative entrance that could be used to access the property. Unfortunately, it seems there was some difficulty understanding those instructions at the time. While this situation was not caused by us, we still provided a refund as a courtesy and also offered a late check-out to make up for the inconvenience.
Rest assured, this will not happen to future guests as we’ve taken steps to ensure clearer instructions and smoother access moving forward. We strive to respond quickly and fairly whenever an issue arises, and while we’re sorry this experience did not meet your expectations, we do believe we handled the matter promptly and reasonably.
