While I know the weather wasn't ideal during your stay, I am still glad you were able to experience the lake and the amenities we put in place at the property. Even on a rainy day the hot tub is a fan favorite of ours. Seems to make the rain drops disappear. Bradley, We take reviews very seriously and we try to do everything we can for our guests which is why we have so many 5 star reviews. We try to do this out of courtesy because we would want the same attention to detail if we were renting someone's home as our vacation. We strive to make each renter's stay the best we can make it and we are very transparent with everything we have at the house. I am saddened and shocked that you would be giving us such a low score when everything you stated was either on the description for the house and/or was explained upfront with the emails and the documentation we provided prior to your stay. Even in your case knowing that this was your first time renting through VRBO you had questions and we even tried to help you along the way. I even advised you (knowing this is your first time), that you really should do your research of any homes prior to booking because when you send a reservation request and it's accepted you are blocking anyone else from booking that same week. This is out of courtesy to property owners in that you really should only book when you are absolutely sure you want that particular place for your vacation. In fact we even tried to help you avoid cancellation fees etc by removing your booking so you could do additional research on the area so you wouldn't get penalized. You insisted that you wanted to book our home for your vacation, you had done your research and we took steps to further help you in that regard. When considering everything I said, and then also knowing you left our house a mess, you obviously don't respect the term "guest". While we do have a cleaning fee associated with booking it doesn't give you the right to just do whatever you want. A common understanding is you leave the house as how you found it. Direct quotes from our cleaner "bathrooms a mess", "everything was unplugged", "very messy". Knowing this, I went up to the house myself and did additional cleaning beyond what our cleaner did as well to make sure it was ready for the next set of renters. When you consider all of this, I have no idea why you would rate us like you did. Regarding your comments and for anyone that reads this response, I want to take a moment to address each one of your points so anyone can understand your review doesn't make much sense. 1) You mentioned there was no washing machine. Answer: Correct. We clearly stated in the amenities there is no washing machine. Why would you give us a negative rating on something we stated on the listing that doesn't exist. 2) Not being a secluded house comment: Answer: We never stated anywhere that this is a secluded lake house and if you looked at the photos you could see both neighbors houses on either side. You never asked that question asking if this was a "secluded house" either or we would have told you don't rent the house. For the most part, the lakefront homes, especially on Lake Wallenpaupack, are fairly close to each other to maximize the number of lake front lots. Each house is different but it's pretty obvious if you truly did some research you would have known this so to give us a negative rating because of this doesn't make much sense either. 3) Cobwebs on the patio and expecting they should have been taken down before you arrived: Answer: This is a lake house. There are spiders in the mountains and while we do everything we can to make the house welcoming for the renters upon arrival however we can't guarantee that the night before your arrival spiders will not make more cobwebs. We have a broom onsite to use and we also have a blower onsite. We will certainly be updating our description in that if you don't like cobwebs please do not rent a lake house. 4) Problems with Septic: Answer: We have told each and every renter, any long showers are to be taken outside in the outside shower to avoid septic issues. We explained this to you as well and you agreed you didn't have a problem with this so again I do not understand when knowing something before renting why you would give a negative review. Anyone that has a septic understands that septic systems are a pain and with the lake fronts we have small fields. We turned our septic tank into a holding tank since we get a lot of ground water into our leach field but rather than not renting at all, we are up front with all the renters and if they are uncomfortable with this request we again say don't rent our home. There are plenty of other homes to choose from on the lake. Also leach fields at the lake especially lake fronts are smaller and even with our own guests we have everyone take longer showers outside to prevent issues. Every drop of water that is used in the house goes into the tank which then will eventually needs to be pumped which is an added expense and is why we ask everyone to conserve water. If someone has to take a shower inside we respect all guests to keep it quick "5 mins". I don't think asking to adhere to this request of any guests is out of line and again you knew this going into it. 5) Security Cameras: Answer: This is very clear in our description we have security cameras on the premises. We even state if you are uncomfortable with this, please do not rent our home. In fact, here is exactly what is stated in our description: "Security cameras on premise to protect our investment - We take our home very seriously because it's something we love and do not want to have damaged or abused. If having cameras on the property makes you feel uncomfortable in any way I would then recommend that you do not rent our home. We want all our renters to have a great time and enjoy their stay. We are very transparent with our criteria and requests to help filter out those that would not be a good fit for our home. Cameras are covering outside the home, not inside. The only inside camera is toward the hot tub and we even state to face it towards the ceiling during renter's stays. We need to make sure that the property is secured and from unwanted guests and we hope this level of transparency shows what type of homeowners we are. You knew this fact and again you brought up something that was disclosed and transparent. We have heard horror stories with other renters from other landlords and to help alleviate that issue we installed the cameras as a way to protect our investment. Overall, because you rent someone's house doesn't mean it gives you the right to do whatever you want. Unplugging things, moving the decorations around, and leaving the house a mess is disrespectful and immature in my opinion and overall is not a good house guest. I honestly do not know why you rented our home if you did your research like you said you did and then turned around and gave us a negative review. I would suggest before you rent again respect the rules of the house you are renting or don't rent at all. Also don't give a property owner a negative review on all the points you have provided when you knew those ahead of time. Property owners like myself rely on reviews for future rentals and if there was ever a concern or being uncomfortable with any of the items why did you rent our home? We would have cancelled the reservation and you would have had the option to find another house but you insisted you were good. To give us a negative review to the very things you knew prior to booking seems to be very dishonest in your communication. After this experience we will be making some additional changes to the description and also the rental process thanks to your visit.

Sarah, Glad to hear that you enjoyed the dock and were able to explore the lake with your boat. We find the gas fire pit convenient and easy to keep toasty in the evenings and easy to shut down. Hopefully the wood fire pit gave you that lake feel down by the water and you enjoyed watching the boats come back in from being on the lake all day. Happy to hear someone used the ice maker. I thought we were the only ones to use that thing. LOL. We truly appreciate any guests that understand the quick shower rule because of the small septic field and how the area has a high water table. Again thank you. That's why we installed the outside shower to encourage those that want longer showers to use the one outside so it doesn't affect the field. Also thank you for the comment about the rules. We try to be upfront with everything so expectations are set and everyone has a great time. It's nice to have people appreciate and recognize the love, money and time that went into renovating that house to what it is today which it makes it easier to continue to rent our home. So thank you for your understanding and very glad you and your friends enjoyed the cabin.

Hi Melissa, Thank you for this great review. It's great to see how the lake house really impacted your vacation and enjoyment during your stay. You hit on so many points from the location to the hot tub, that your review really covers everything. Glad you were able to use the row boat during your stay, and I am glad to hear that both fire pits added to your enjoyment. The deck is indeed great for boat watching and all the views from the house. I know our family loves the hot tub and the outside shower so I am happy to hear yours did as well. Regarding the PWC dock we felt that we wanted to make sure we had something for renters to use if they did in fact have a wave runner to bring to the lake. While you can certainly tie the wave runner to the dock, it's nicer to just pull it up and hook it up so you don't have to worry about it. My wife did all the decorating so she was happy to hear you were pleased with the "lake house atmosphere".
