The Space:
Broad Book Cabin’s rustic charm is only surpassed by its modern sustainable build. The house is energy efficient with environmentally friendly materials such as cedar clapboards and bamboo flooring. Radiant heat flooring throughout, HRV fresh air exchange and superior insulated walls and ceiling, keep the house naturally cool in the summer and comfortably warm in the winter.
Perfect for couples, families, or small groups, the cabin has been thoughtfully designed and equipped with everything you need to live and work comfortably, including:
• Open floor plan with a newly renovated fully-equipped kitchen
• A dining area and a cozy living room featuring a Poly & Bark sectional sofa and a Vermont Castings gas fireplace
• Three bedrooms featuring Saatva Glacier mattresses: two queen bedrooms and one bedroom with two twins
• A pack-n-play with no bedding, a booster chair, and children's dishes and utensils
• A large bathroom with both a shower and a luxurious soaking tub
• Roku smart TV and High Speed 150 Mbps WIFI for zoom calls and easy streaming
• A vintage record player including some of our favorite artist on vinyl!
• A dedicated parking spot in the driveway and one additional tandem guest parking
• Linens, bath towels, spa towels, extra blankets, as well as shampoo and body wash are provided
• A large outdoor area with a private Nordic Cedar Hot Tub, a Solo Stove smokeless wood-burning firepit, a Fuego gas grill, and dining area
• A river-stoned sandy beachfront that provides private access to the brook, for wading, skipping stones, and fishing
*NOTE: Please bring your favorite ground coffee. A drip coffee machine, a Chemex pour-over and a Keurig coffee maker are provided. For your convenience, we provide tea and sugar and a starter pack of Keurig pods (for coffee emergencies!). Propane for the gas grill and firewood for the fire pit are also provided.
Broad Brook Cabin features a contact-free check-in and stay. We are available by phone and text for any issues, questions, or service needs. Key code will be provided 48 hours prior to check-in.
Guest Access:
Our thoughtfully crafted welcome book includes suggestions for plenty of things to do and see in the area! Local eats, outdoor excursions and day trips; plus house rules and helpful tips. We encourage you to read through it upon arrival!
PET POLICY
Bringing your pup along? We welcome well-behaved trained dogs under 50 lbs. with an additional $100 pet fee. Just add your pet to the reservation when booking. Please be aware that the cabin trim is all pine and the floor is bamboo. We do not recommend bringing dogs that are young or not well trained, as they may scratch or damage the floor or trim. For this reason, and due to severe owner allergy, we do not allow cats. By booking a reservation, you agree to be responsible for any damages caused by your pet.
HOT TUB
We love the hot tub, and work diligently to keep it maintained year-round for your enjoyment. Please be courteous and mindful of the hot tub rules. By booking a reservation you are effectively agreeing to the hot tub rules and guidelines outlined in our welcome book.
QUIET HOURS
The house is ideal for mature adults, families, and their children. We have neighbors who are full-time residents and it’s important to us that the area remains quiet and peaceful for them. Please plan accordingly.
The Neighborhood:
The cabin is conveniently located 7.5 miles to Killington Skyeship Base Lodge, 9 miles to historic downtown Woodstock, and 13 miles to Killington Resort and Village.
Killington and the Woodstock Vermont region boasts some of the most unique and beautiful landscape in all of New England. The surrounding area includes state parks, golfing, biking, hiking trails, waterfalls, world-renowned skiing, snowshoeing, and snowmobiling. Plenty of dinning and shopping options in Killington Village as well as year-round appeal in beautiful Woodstock. Delightful boutique shops, casual to fine dining, the famous Billings Farm & Museum, and the Marsh-Billings-Rockefeller National Historical Park. A short car ride brings you to the town of Quechee, home to great attractions like the infamous Quechee Gorge and VINS Nature Center.

HOUSE RULES
It's our goal that all of our guests enjoy their time at the cabin. Please be kind enough to take note of the following rules while at our home:
• Please remove all shoes while inside the house.
• If you are bringing a pet, please ensure all pet waste is bagged and tossed in our garbage shed.
• We are proud to offer quality furniture and decor throughout the house. Please keep wet towels, wet swimwear and wet ski gear off the leather sofa and wood tables. You are responsible for any damage to the furniture.
• Please do not move any of the furniture unless you have received prior authorization from the owner to do so.
• Broad Brook Cabin is a non-smoking residence (both inside and out). Any violation of this rule will result in a $500 fine.
• Per our listing, we have a 6-person maximum in the cabin. Unauthorized overnight guests will be charged $500 per person per night.
• We do not allow parties, events, or loud noise. Any violation of this rules will incur a $500 fine.
WAIVER & RELEASE of LIABILITY: The owners urge all guests to use Broad Brook Cabin’s features, facilities, and its grounds in the safest manner. Use of all features, including but not limited to the use of grounds, outdoor and indoor amenities, and appliances are done at the guest’s sole risk. Guests understands that they are fully responsible for use of all features and owners shall not be liable to guests for any claims related to illnesses, demands, injuries, damages, or actions arising out of or in connection with the misuse of facilities, natural events, disasters, or general accidents on property grounds. Guests will keep the hot tub closed and covered when not in use, and will supervise any children when using the hot tub. By using the hot tub, guests agree to assume all liability from said use and hereby indemnifies owner. Guests choosing to use any fire-burning amenity (such as the fire pit and fireplace) agree to do so safely and in accordance with house rules. Guests understand owners are not to be held responsible for damaged or lost personal property. Guest hereby holds owners harmless from any and all claims brought against them. Guests understands that by booking a reservation they are effectively agreeing to the terms of this Waiver and Release of Liability.
