The Crooked Nook (Direct Lake Access)

Reservation Policy: You must be at least 21 years or older to rent any home. Rental Agent reserves the right to refuse rental to any individual or group. It is a crime to obtain this rental property under false pretenses. The use of premises shall not be as such to disturb or offend neighbors. Rental Agent reserves the right to terminate this agreement and ask disruptive guests to vacate the premises without issuing a refund. Guest(s) must agree to Moosehead Property Rentals LLC policy prior to booking. Please be advised all of Moosehead Property Rentals LLC properties are privately owned. Rental rates and specials may change, but you agree to be bound by the rates and specials in effect at the time of reserving the cottage. Communication about a reservation, even after departure, must only be with the guest named on the reservation.
Loud Noises: Guests must not play loud music or create any other loud noise that may disrupt neighbors.
Hold Harmless Agreement: The guest(s) agree to indemnify and hold Moosehead Property Rentals LLC, and/or the property owner(s) harmless from any and all claims, including those of third parties, arising out of or in any way related to a guest(s) use of the premises or the items of personal property provided therein. All guests assume the risk of injury, death, or other losses related to any recreational activities or use of the premise and will hold owner(s) harmless with respect there of. You agree to hold Moosehead Property Rentals LLC and the property owner(s) clear of any liability or compensation for damage to self, your personal property or loss of enjoyment resulting from weather or inoperable appliances, amenities, and/or equipment (including internet access, grill, electronic games, water, heat, air etc.). All property pertaining to the property you reserved will be returned back to where you found them. If there are any damage, lost or stolen items from the property you reserved, guest(s) will be held responsible and charged to replace the items.
Damages and Excessive Cleaning: Guest agrees to leave the property in an undamaged condition. Guest understands they are solely responsible for and assume all liability for any damages to the property during their stay. In the event of damage, theft, or the need for excessive cleaning guest authorizes Moosehead Property Rentals LLC to charge guest(s) credit card on file to cover the expense to bring the property back to original state before their arrival. If damages are considered excessive, we will contact our local police authorities to report the damages as vandalism. At this point a police report will be recorded as this would now be considered a crime. Any damages or problems not reported by guests upon arrival will be charged to the guest. Any accident or damage to the property must be reported within 24-hours of occurrence.
Observance of Quiet Hours: We want you to enjoy your stay, but not at the expense of ruining your neighbor's vacation. Please observe quiet hours beginning at 9pm and ending at 8am. If a noise complaint is received about your group you will receive only 1 warning. If after that warning another complaint is received you will be evicted from the property without any refund. In cases, we deem extreme disruptive behavior has occurred, no warning will be issued and you will be evicted immediately without any refund. We will not tolerate guests who do not respect others.
Lost or Stolen Items: Moosehead Property Rentals LLC, and Property Owner is not responsible for guest(s) lost, stolen, or damaged items. Guest(s) items which are found will be returned to our office and we will contact you to try and return it. Items that must be mailed/returned are at guest(s) expense. ALL firearms left in any of Moosehead Property Rentals LLC properties will be handed over to our local law enforcement agency. You will have to contact them to retrieve your firearm. Absolutely no firearms will be shipped to any guest(s). Absolutely no firearms are allowed to be discharged at Moosehead Property Rentals LLC properties. If we receive any complaints of this issue or we find that a firearm has been discharged on the property, we will contact our local law enforcement and you will be evicted from the premises with no refund.
Fireworks: The use of Fireworks/Firearms at any and all of our properties is absolutely prohibited. This will result in immediate eviction without refund.
Mountain Roads: We do not guarantee any road surface conditions. Most roads in our area are well maintained, but they may be curvy and steep. While these roads are routinely maintained, they may be bumpy at times. In the late fall, winter, and early spring it is not uncommon to occasionally have hazardous road conditions. We do not refund due to road conditions. You are responsible for your transportation.
All trash must be bagged and removed from the premises before checkout. There is a dumpster (address in welcome binder) on your way out of town where you can deposit everything. Any trash found on the premises after checkout will result in a minimum of $100 in excessive cleaning fees.

Guests must immediately alert host to any issues regarding maintenance, request for repair service, or other issues regarding the rental home. Host will not compensate or refund for any issues not reported within three hours of check in time. Guest must also allow host and/or repairman/technician to access the property to remedy the issue after the host has been notified. if guest stays after the issue is remedied or addressed, there will be no further remuneration or refund. If guest is unresponsive, the host will assume that the issue is remedied, and there will be no further action required.

Under no circumstances is the host, property owner, or Moosehead Property Rentals LLC ever responsible for any costs associated with re-homing a guest(s) due to issues incurred during, before, or after guest(s) stay.
