GOLF CART - LOW SPEED VEHICLE (LSV)
â As a special bonus, our generous homeowners have included their 6-seater golf cart/LSV with your stay (subject to availability), allowing you to explore the area and head to the beach effortlessly! To ensure a smooth experience, kindly note that prior to releasing the key information, we require the signed golf cart agreement to be returned. Drivers must be 25 years or older, presenting proof of ID and insurance. The golf cart/LSV accommodates a maximum of 6 guests at all times. This is the homeowners' personal property, so we ask that you treat it with the utmost care and respect. Any damages incurred will be charged to your Credit Card. While we strive to ensure this extra amenity is always available, please understand that no refunds will be issued due to circumstances beyond our control, such as maintenance, breakdowns, or damage caused by previous guests. Please note that traveling along Highway 98 is prohibited. Child restraints and car seats are REQUIRED for all children traveling in low-speed vehicles. Renters will be responsible for any parking tickets, boot fees, or towing fees required to return the golf cart/LSV to the property.

GUEST ACCESS
â You will have access to the entire property (excluding the Owners closet). You will check in using an electronic keypad lock located on the entry door. The access code and additional restrictions will be sent before arrival. It is very important that we get a good email address from you after booking.
STARTER KIT
â Our property has a Starter Kit to get you through your first 24-48 hours. This includes two kitchen trash can liners, two dishwashing packets, mini shampoo, conditioner, lotion, one roll of toilet paper per bathroom, and one roll of paper towels. We supply bath towels, washcloths, and hand towels. We do not provide beach towels, laundry detergent, seasonings/spices, zip locks, or liquid dishwashing detergent. You can pick up your favorite items at the nearby Walmart, Target, Publix, or Winn-Dixie.
Wi-Fi
â Our property provides Resort Wi-Fi and is considered an open/public network. The Wi-Fi info will be found in the property binder on the kitchen counter. While we strive to provide a reliable connection, please note that Wi-Fi signal strength may vary, especially during peak season due to high demand in the area. If you require high-speed internet, we recommend bringing a personal hotspot device. Please remember to bring your streaming service passwords and log out when you leave.
PARKING
â Two (2) parking passes are provided with your stay! These will be on the kitchen counter for you. You will receive a temporary parking pass at the guard gate upon arrival, but please, replace this pass with the parking pass in the unit once you get settled. All motorized vehicles (including golf carts and motorcycles) must display a valid Seascape vehicle pass. Passes must include the unit number, arrival/departure dates, and vehicle license plate number. Please make sure your pass is filled out in its entirety to avoid receiving a ticket. The resort is very strict on this policy. If you need additional parking passes for your stay, please contact our office at least 48 hours before your arrival. There is a $15 fee for additional parking passes.
NO ELEVATOR ACCESS
â Please note: This property does not have an elevator. Stairs are required to access the unit.
WRISTBANDS
â Wristbands are required for you to access the pool. To avoid an additional fee charged to you, please make sure that all wristbands are accounted for on your departure. If a wristband is broken, please leave it in the unit so we can exchange it. There will be an additional fee per missing wristband. These must be left in the villa so the next guest can enjoy the same amenities!
BEACH SERVICE
â Typically, you can find beach chairs, toys, and umbrellas at our villa for your enjoyment. This is a leave one, take one setup, so we do not guarantee what will be available upon arrival. If you would rather rent beach chairs, that is also an option! More details will be provided in the House Manual that you will get after booking.
POOL
â There are multiple pools that as a guest you can use. The closest pool to the unit is located by the tennis courts at the Triangle. There will be a map in the property binder when you arrive. There is a heated pool near the tennis courts (HOA Boardwalk) that you can use. It is heated seasonally (typically between Oct-May). There are no lifeguards at the pool, and your use of the pool is at your own risk. We ask that you please follow all the rules posted in the pool area. Pool hours are 8:00 am -10:00 pm daily year-round.
SECURITY
â Seascape HOA contracts with a security service to provide security for the Resort grounds and amenities.
PETS
â Absolutely NO PETS. Due to the health and severe allergies of the host we cannot accept animals of any kind in this unit. If you bring a pet of any kind, you will be charged an additional $500 per pet and be asked to leave.
BOOKING
â You must be 25+ to book. The person booking and paying for the reservation must be a group member staying at the property. Read, review, and sign OUR rental agreement within 48 hours of booking and before check-in. No events or parties are allowed.
CHECK-IN/CHECK OUT
â Check-in any time after 4 pm CST. Check-out is any time before 10 am CST.
EARLY ARRIVALS
â We would love to accommodate early arrivals. However, it is nearly impossible during the busy season due to increased traffic delays and a limited workforce. Therefore, if you have an early flight, please plan to book an extra day so that you may check in before 4 pm. If that isnt an option, one of our favorite public beaches is Pompano Joe s in Miramar Beach. It offers large bathrooms, plenty of parking, and a beachside restaurant. Our PCB properties have many options for public beach access, but our favorite would be Public Beach Access 54-57, right in front of Pier Park! Since we are always on a tight schedule, we ask that all guests depart promptly at 10 am CST.
KITCHEN
â The kitchen has a fully equipped refrigerator, stove, oven, microwave, dishwasher, cookware, bakeware, glasses, mugs, plates, flatware, cooking utensils, coffee maker, and fire extinguisher under the sink.
SMOKING
â NO SMOKING on the premises. You will be charged a minimum of a $1000 fee for smoking inside the property.
REFUNDS
â Absolutely NO refunds or discounts due to weather, natural disasters, or any other situations beyond our control.
Lastly, HAVE FUN at the beach, but please beware of rip currents, and understand the beach flags!

Shannon and I moved from St. Louis, MO to Destin, FL in the Summer of 2011. I have over 20 years in the Property Management field, including Vacation Rentals, Multi-Family, and Senior Living. I am also a Realtor with Worth Clark Realty. Shannon is our âgo to guyâ and always goes above and beyond. He handles the majority of operations, which includes Inspecting and Scheduling Turns, Owners Statements, Accounting, and helping to oversee our Housekeeping Department. You will find that we are passionate and very hands-on. Not only are we available to our Homeowner's at all times, we are also available to our guests.
God has blessed us with our two children, Riley and Jax. Our hearts and home are also filled with our fur babies! We look forward to our Friday night movies at home with our children, fishing (although we aren't any good at it â haha), church, and Sunday football. We are very family oriented and find that most homeowners become like family to us.
In the Spring of 2016, we expanded our business by hiring Debbie. She is my amazing mom! When it came time to hire someone, it only made sense to bring her on board! You honestly can't find a more caring, loyal, and trustworthy person! Debbie handles all of our reservations and during the summer months, she helps with our inspections. If you ever want to hear a friendly voice and be uplifted, call her!
We can't forget about the rest of our team! EVERY. SINGLE. PERSON. on our team is important to our success. Our goal is to hire folks with passion, enthusiasm, and motivation to win! In the Spring of 2016, we expanded our business by hiring Debbie. She is my amazing mom! When it came time to hire someone, it only made sense to bring her on board! You honestly can't find a more caring, loyal, and trustworthy person! Debbie handles all of our reservations and during the summer months, she helps with our inspections. If you ever want to hear a friendly voice and be uplifted, call her!
